Cheaper modern methods that I'm hacking off everyday because they get wet through. So many times I've ripped off gypsum on old houses but the old bricks and mortar are dry. All the time Sam. It's not progress. Old houses need old methods. Put new material on a house built in 1616 and you will get damp issues. Every time. I'm filling skips up daily mate.

Hi I've just done this hacked of gypson plaster on 9 inch solid wall . I do have failing outside cement render I've taken both off and walls are now dry . One company said inject dpc and plaster inside with cement and addative and skim . A building survey / structural engineer said to lime plaster inside , no damp course injection needed . I'm hoping to clad outside walls to let the wall breathe and stop penetrative damp I'm at wits end , it's making me ill any information or thoughts . If I go the cement snd dkim etc guarrentee is supposedly 20 yrs if the don't go out of business . I need to speak to someone who knows what they are talking about. Anyway thanks for reading

@@andrekidd6871 this is the trouble now. Chemical damp proof companies and the PCA have got away with giving terrible advice and selling chemicals for far too long. You've removed all the rubbish and your bricks and mortar are dry. Properly pointing outside and maybe adding aline wash or one coat of lime render will be idea. If not just properly pointing in non hydraulic lime will do. Inside you can lime plaster and clay paint your walls. If your walls are good and straight then a coat of lime backing and too coat would be brilliant. I've done it before with just one coat worked to a finish and line washed. Works just as well.

@dampsam morning Sam, which modern methods are suitable for a 9 inch solid wall , I've mentioned that outside cement render has failed causing penative damp . Removed render and internal plaster now almost ddyed out What's my options no one seems to know . A structural engineer said look into lime plaster and won't need a dpc injection . A survey was done said a dpc would be done the a cement render with addative and top coat only guarantee for 20 yrs . If there in business that long . Also this is making me ill I have M.E and this not helping . What modern methods work and are proven . Please help ! Thanks Andre

FYI ‘Breathability is the water vapour transmission rate, or the speed at which vapour passes through a particular material or construction.’ I’m surprised them didn’t cover this on your CSRT course.

So to clarify - if I’ve removed a load of blown lime plaster from the interior of an external wall, I can slap a load of multi finish on in its place with no ill effects? Is it just “big lime” lobbying Historic England & all our conservation officers to sell the “if you have solid walls, plaster must be breathable, and therefore must be lime” party line?

If you put bonding under coat/hard wall /dot and dab/multifinish (these are all gypsum based) onto a solid stone wall you will likely end up with cold bridging which will likely become condensation damp. And the same with cement Yes you should use non hydraulic lime(not NHL) as it's literally time proven. If you decide you really hate lime for whatever reason the only other okay option would be to build a stud wall and board it maybe with insulation and a gap.

I’m a North American builder who studied vapour barriers and air tight building methods and also have experience on historical buildings . Now living in Ireland and restoring century old house with extra 1970 addition on it .(very similar to U.K building practices and environment) In N.A We have been using poly vapour barriers since late 1970s and insulation on interior and is probably one of the best improvements for heat and condensation. We started using mechanical ventilation since 2000’s and is now good building practice in N.A , modern well built houses had air quality tested to be the best . Moisture and toxic vapours from carpet/glues are exhausted and replaced with exterior fresh air . These building details have been designed by building engineers , Architects and extensive case studies since early 1970’s. Old section I’m exposing interior stone/brick surface . I ripped out all the interior cladding consisting of layers of crumbling lime plaster , oil paint , insulative wall paper , 1/8” wood paneling, painted and then wall papered again . All these layers were damp and disgusting . Then I reversed the exterior grade/slope to shed water , replace black soil with perforated drainage pipe to sunlight away from house and graded in crusher run . Fixed rain drainage to storm/sewer . Replaced interior old concrete slab with damp proof/radon, 100 mm insulation and concrete. I noticed the dampness 3’ up the stone walls disappear in a month . The stone house is nice and dry now and I’ve done nothing to the walls “yet “ The outside has cement render in excellent condition apart from a few subsidence crack which I’ll leave as a “ settled condition” . If I put gypsum on interior old stone walls it’ll probably fall off where as lime plaster would allow the water moisture to pass to inside and hopefully get pushed back out windows with heat and or ventilation. Mould occurred from lack of air movement and probably feeds of the interior dust and excessive humidity which can grow to alarming levels if not checked . In 1970 section of house I will use gypsum board on 3” insulation on interior but insulation will stop any external moisture damaging the slab (hopefully)

You can plaster hemp lime plaster on at 40mm if you want because it won't slump and it will carbonate

If you want to put modern stuff on old walls then your going to have to change the bedding mortar, especially if it's common earth mortar because that will hold on to water until it sinks and the stones start fall because there's no bedding left. If you don't understand lime or earth mortar then your methods are actually the dearest around because they will keep failing.

@@dampsam you don't believe that porous material fails if kept permanently wet? If you believe that then you must believe that only the plaster is wet when your damp proofing. Stick to modern building and leave the historic stuff to us professionals

Exactly right!! In layman terms, the natural materials will erode because it will become soggy/rotten and the cement for example will, and it does trap moisture (because its not vapour permeable or in other words it can't fucking breathe) Can't stress enough how frustrating it is that so many cottages and houses are literally ruined because some Muppet damp proofer just carelessly slaps on tanking systems/cement render/ gypsum or even seals everything with plastic membranes. Cheers to those who really know and cheers to those open to keep learning

Also id bet any money lime and sand is cheaper than whatever your using . The client if often happy to pay a little more for the correct job. If you took your tyres to be changed you pay more for decent ones because they last, not save a few quid and get crap ones that wear out.

I bet if there were two brick walls side by side One for new plaster methods and one for traditional methods You would need about 10 different products to achieve a decorated finish with modern techniques And with the traditional method you could achieve a decorated finish with 3 materials possibly 4 if you wanted to dramatically speed the process up, one of those being just water Now tell me lime is more expensive I do modern and heritage plastering and I know this to be true By the way you can the left over lime and store it (it actually improves with age) The main down fall of lime is that it takes longer for a high quality finish

When they say "breathe", they mean that the plaster & mortar is very permeable to water. This is a good thing in old houses. Of course gypsum is permeable too, just not as much.

Semantics. Breathing = vapour movement. It's not active, it's down a diffusion gradient facilitated by Brownian motion (heat). A house breathes because the conditions inside differ from conditions outside. You want an open diffusion gradient in old buildings otherwise they fail.

@@jessegoldswain5973 It happens in the liquid phase. This is another reason why I don't like the phrase "breathable". Water condenses on a cold surface and is immediately absorbed if the surface is water permeable.

Diathonite is a really good solution to damp and condensation issues, really good insulation lime based. But like anything lime it’s a bit more money than gypsum. Modern plasters are fine if installed correctly.

"letting a building breath" I guess is a modern term, maybe miss understood by some not doing the correct research. However as a home owner of a 1800's terrace house, with damp, all this term means to me (and I hope a lot of others) is better ventilation...or indeed help the building move any moisture

Sam says buildings don't breathe but he reckons vapour can pass through materials. So he must think materials breathe. Conservationists don't say breathe, we say moisture transferable, as in water in liquid matter.

The trouble with Gypsum when the house becomes airtight and well insulated Gypsum supports mould growth, Lime is too Alkaline to support mould, but I do agree Gypsum does pass vapour/moisture and so does cement render unless it has waterproof additive put in in.

Hi, thanks for the video. It's really important point as I have an Edwardian property that needs replastering and getting quite worried about what to use. Out of interest, is your opinion that the insulation is causing the condensation problem, and that the plastering doesn't have an effect? I read that it's the internal insulation that makes old building vulnerable to condensation and water build up. Also, in my Edwardian property, the lime plaster that's been there since the previous owners is crumbling off. There's something black it's sitting on though - do you know what that might be?

Get a specialist in heritage buildings in for your own good. Not a damp proofer What sort of answer is that "the balance has got to be right" Your cottage has probably survived hundreds of years with cob stone wood and lime Providing the structural work is good and there are no leaks why would you consider anything else other than what was originally used. For you Plastering and pointing consider using non-hydraulic lime aka fatty lime not NHL (there is a difference) Lime WILL allow any moisture present inside to escape this is literally proven Lime also has good thermal properties and is naturally anti microbial I could go on forever but please whatever you do don't listen to a damp proofer using modern materials that aren't suitable for older buildings Get a conservation specialist in and have a chat, do some proper research (not just RU-vid videos) There's plenty companies about that sell lime putty find one local to you and ask for their advice Damp proofing is not for period properties I've been lime plastering for 10 years and much of that time has been spent removing damp proofing systems and letting the walls dry out before re applying lime Customers are always amazed at how wet the masonry is when the damp proofing comes off and then how much it drys when it can finally BREATHE again Wet sponge in a plastic bag(cement/gypsum) Wet sponge in a cotton bag(lime) Whichever bag allows air/vapour/moisture to escape properly is the which the sponge will dry out, not get mouldy etc etc Best of luck Don't blindly believe everything you see/read on the internet ("The balance has got to be right" might sound like a reasonable answer but it couldn't be any less informative)

When people talk about houses breathing, they are really talking about the vapour permeability of the walls and finishes. I initially got hoodwinked into thinking gypsum plaster was not permeable listening to all 'breathable' plaster and paint manufactuters, but as you say, they are telling a lie to sell their products. I do believe that modern paints (dulux emulsion) are not vapour permeable and you need to find paints that are - if painting over a solid brick or stone walls. External cement render and cement pointing over lime mortar are a big killer for walls and should be removed.

Stop saying vapour passes through materials. Open pored line mortar acts as a poultice. Water as a gas can not pass through open pores. Your thinking of water as a liquid after condensation takes place.

@@jamesedge7209 vapour is a gas, gases can't pass through. The gas has to condense to pass through open pores. Why do you think they tell you to shut doors and windows in a gas explosion. Why do you think smells can't pass through walls or roofs.

@@strikemehandsome , the movement of moisture within hygroscopic capillary building materials such as bricks etc can be ethier gas or liquid, infact the lower humidity the more likely it will pass thru as a gas, also temperature and the material have a massive effect to , but to say it won’t pass as a gas is just wrong I think

Another thing for DIY people Gypsum products reduce scope for creativity ie: rounded corners, they set far too fast and do not give the DIYer much time.

Lime plaster with distemper paint allows moisture to pass out of the wall more easily than gypsum with a modern eggshell. Are you trying to say the difference is negligible? Its not

@@dampsam not sure what you mean? We are doing sympathetic restoration on an early Georgian property at the moment using traditional methods, there's an appropriate use for both and there is a difference is all I meant

Is SBR latex Permeable Sam, what about bitumen, and the PVA you use to bond the skim to the substructure of historic buildings... and the chemicals that are being injected into thousands of historic buildings right now due to bad advice. I think you should do a course with SPAB and get an upgrade mate, stop selling your snake oil to unwary punters.

@dampsam mate, i'd love to show you... One that doesn't work, and what work had been carried out and one which i have done correctly, which works... i own both properties. Tried to save money on the first, and it's going to cost too much now to undo the work.

If you put tanking systems and membranes on solid stone walls you will literally trap moisture in the wall Now on a period property you could have perfectly good wooden lintels that have lasted 100s of years But as soon as you throw on non permeable products on walls (that are naturally beathable/permeable) you will begin the cause dry rot and potentially damage softer masonary. You literally contradict yourself in your videos and in your trade Maybe you hide damp problems on certain buildings but give it a few years and it will be back Cement on solid walls causes cold spots=condensation Tanking is made from cementeous material Plastic Membranes (put it this way if you put a wet sponge in a plastic bag the sponge is still wet maybe you cant see it but whats all that moisture doing within your walls its softening the foundations) I spend half my time removing shite damp proofing systems because it has caused a different type of damp. I worked for a well known damp proofing company and it disnt take long to realise damp proofers just thoughtlessly and temporarily hide symptoms of damp. With all due respect ive seen a few of your videos and some are alright but mostly your just making up explainations to suit your knowledge In a very close minded way

Well we all have something to learn And fyi breathable is a commonly used term in construction in the understanding of something being vapour permeable. Simply type in "define vapour permeable in construction/restoration" or "define breathable in construction" and you will see that both are used together. I kindly ask that you stop being so pedantic about a certain term (when you could simply enlighten people without trying to shame them) in attempt to deflect discussions None of us know everything and there's no shame in that. Someone once told me "if you don't know the answer to a question or a problem just admit it and then go about finding it out" Fool for a minute but not for life

@dampsam do a follow up video on the jobs you have done and shared on RU-vid a year or two later…that would proof your points. Commenting on someone else’s video doesn’t proof your points. BTW, certain paints are not permeable. Gypsum is but the issue with it is that mould grows on gypsum but not on lime due to its high ph level.

Cut youre plasterboard stick it on with the megastick foam take youre lime mix it in a large glass of gin sit back and breathe and think of the money and hard graft you have saved

The hemp, lime and perlite mix is properly insulative. A bag of calbux 90 quick lime and 8 bags of sharp sand will do 8 meters on brick work. It works out 1 pound cheaper than hard wall. I know I've just shown the difference in a price I've given. I'm now doing the whole farm house in quick lime and sand. If you used quick lime you'd change your mind on the first day.

@@dampsam have to read any of the research by Toby Chambray. He's got funding for a 4 year PhD research on breathable surface finishes. The main funding has been awarding by safe guard Europe and SPAB. He focuses on storm dry.
