Everything you're saying about dealing with these property management companies gives me flashbacks to automotive work, despite what people think, mechanics get completely screwed over quite often by warranty companies, and the vehicle manufacturers.

which is why, hardly anyone worth a beans will work for them. "we" did once long ago, they didn't want to pay, I said fine, next time call crack/meth-head Larry and see how that works out for you. they called back in 3 months with everything in shambles begging and I told them where to go and how far to shove it. 🤣 then there was the realtors/slumlords and house flippers, "can you patch the completely worn out bad roof that's leaking and 50+ years old?" NO, put a new roof on, then we'll fix the interior.... very old homes, still had natural gas lines to where the old gas light fixture were, then they had crumbling cloth wiring feeding lights mounted overtop that, with multiple that were shorting out to the gas lines!. yeah, Cleveland, Ohio. worked late there a few nights, nothing but gun fire and sirens (that was 15-20+ years ago). yep

Im a 1 man crew. Just me and my chevy express. I do plumbing for a major property management company in my area. They have about 250 properties they manage. Ive built a good relationship with a co- owner and they are great to work with. They mostly have college kid renters so I stay pretty busy. But ivevworked with other property management companies that are just a pain in the ass. Some are not even worth wasting time with.

yeah, we're backed up, we may get there in two weeks or two months. that sometimes makes them up the ante, it's an careful game though and if you've worked for them many times in the past and always done quality work, they'll think thrice about others. I turn down lots of work, because it's just too much for me or the small group I usually work with. pulling in other now days is most always bending yourself over and having to re-do the work.

F property managers homie. I went from hardly any jobs last year to being so busy I've been having to wake up early!. Booked a month out, bigger jobs right and left and even getting into the commercial sector. MASSIVE need of handymen in the commercial sector. I'll make a vid next week detailing what I did. For now, try the good karma system and google ads.

Hey, utube handyman!!! Yea I know they get a bad rap lol for sure but some how they have the jobs I want. I usually only do super small jobs. I have been doing some turns for them but no painting or flooring. I'm more of a maintenance guy. I've been in construction my whole life working 2 jobs and doing the handyman thing on the side. I guess I'm pretty picky on the jobs I take which is my fault 🙃 🙂 🤪. But yea I'll definitely have to watch it bro, The utube handyman homie!!!

@@thehandymanexperience226 homie don't limit yourself, you need to get out of your comfort zone. You need a crm like markate to automate all that bs invoicing/reviews :) . People are broke right now, this is why middle class jobs are lacking. You need to go for the big fish. You're right, tons of new handyman coming out of the wood work. But they're just starting and doing the smallest jobs. You should've told that guy you did flooring and just hire it out and work with the sub to learn how to do it next time. Or just simply do it like I do. If you f it up, then pay someone to fix it lol. Best way to learn is by trying.

I could definitely do flooring, I tried for my first time in my house and it turned out gorgeous. But it takes a big toll on ya, I don't want to be cripled when I get older. But you are 120% correct about getting out of my comfort zone cus that's when you prosper. I used to take more types of jobs in the beginning, but we all heard of the money is in the niche. I usually do awesome when. I deal with customers since I charge my regular rate. But still I do pretty awesome with all the jobs I do in a day it might sound small but it definitely adds up and I'm not always getting my minimum especially since everything is so far gone and not taken care of. Not gonna say I don't have losers but I definitely do. What my main plan to do is get more rentals. And that's what I'm preparing for this down turn, it's going to get ugly. Right now everyone's building/ remodeling thinking things are awesome. But when things hit the fan stuff is going to grind to a halt. But there is another argument that this might be a silent recession and there not going to be broadcasting it over the news. So who knows, but yea I definitely like what you said and I'll definitely think about it! You and I think the same but I guess I'm not expressing it enough/ right

👍Cool dude 👍 I quit watching TV a decade ago and almost all of my entertainment comes from RU-vid watching real stuff, not made up bs on TV. RU-vid is a gold mine 👍even RU-vid is getting on my nerves at time but still better than 📺 I'm retired now but still enjoy fixing all the stuff you're fixing 😊

I literally don’t even have the option of watching tv. I don’t have cable, Netflix or whatever else is out there. Honestly one of my TVs is in a closet and the other is hidden behind the couch. After rearranging the living room we didn’t set it back up. For “screen entertainment” I watch RU-vid or am reading Wikipedia or something similar. RU-vid is strictly all I need for watching stuff. I only like watching “real” shit also. Regular ole TV is absolutely terrible.

@@chatrkat cool..... 🙃..... If I didn't have my better half in the house I wouldn't have cable at all, perhaps just internet......and you have to navigating that very carefully also because they'll suck you into watching crap very quickly. We learn and live bro 🤜💥🤛....

My minimum is also $150 and once in a blue moon I will do a minimum for 100 but it has to be somebody that I do regular work for. But it’s not very often the last one I can remember is my neighbor needed a door knob so I did it swapped out and busted door knob/locksetfor $100 they provided the doorknob lockSet. Im in western Wisconsin. There are marketing companies that supposedly sell reviews those reviews you mentioned were probably fake..

Those companies are a bad way to get work…..you seem determined and set up somewhat decently…….you can get work other ways and you’ll make even more.

Yea it's hard working for them since they want to pay less. The funny thing is I'm pushing the envelope. Some of the managers I work for they say my prices are double than what their used to pay. Yep this is true, having them. I try to have a mix of work. Customer work is drying up or at least the services I'm offering.

Good video Brian, lots of great information! I myself also like the quick smaller jobs. I will do a "turn" for management, but I also like doing them for smaller companies. I mostly work for homeowners who often give me repeat business and referrals. Google ranking is a game... I have a Wix website which has great SEO capabilities. It is a template website, so you have to set everything up, including automations. It could be better... and they'll get there. As for asking for a Google Review... I have a text (prewritten) that I'll copy, paste & send to my customer after payment, with a link asking if they'll leave me a review. Works great. Look forward to your next video.

Thanks! yea we have the same website edited. I love it. I used to text them a link also but I find out it works better I think when I don't give them a link . I think it makes it feel more like a force review. But that's just me

by 27:10. too many hands in the cookie jars, aka all the invested college folks want a piece of the pie. but the pie is now cut to far too many thin slices..... so the lower on totem pole gets the short end of the stick. yep, and that's why it's all collapsing yet again and to no avail.

Theres an app that allows you to have a dedicated tablet to hand the customer at the end. They punch in their email, write a small review on the spot, then it automates the upload to google. I dont use it but ive seen it before. Solid idea on the packets though.

As I know it only takes getting in with one good property management company to be set for years to decades. I would keep an eye out for a place that requires a certification to work for them and Sudenly your too busy. And what I mean with certification is a process where they have to review things and approve you. If you find a management company with terrible reviews sometimes that's the company I'm talking about. Many people get disgruntled when your required to have insurances and llc and not be Joe smoe off the street. Good luck keep on looking 👍.

Same thing happened to me bro I was #1. And then guys were making multiple accounts and making their own reviews or having family make them…. Ps. When I first started I’d called the big roofing and Reno companies and they’d give me the overflow jobs or ones they didn’t wanted worked well for me, gave me worked and I could charge a bit more. And nothing wrong with offering the customer a small discount say $10 so they take the time to write long detailed reviews…. A lot of people don’t have google accounts and don’t know what to say.

Try $25 discount, maybe incentivize them try to leave a review. If your looking to increase your reviews and if you really want the reviews look for tech savy people.

It always amazes me that you people are so stuck on social media and google reviews. I opened my first business construction business 19 years ago, my second landscaping company 14 years ago. I have never had a website, I still have zero google reviews, I haven’t advertised since 2015. I made it unharmed through the housing crash of 08, and Covid. The new age contractor doesn’t understand word of mouth will outperform any google searches. First rule of running any successfully business, don’t work for property management companies.

BINGO !!!!!! Property maintenance and home warranty companies are not worth the time it takes to spell their names. Go old school, have business cards ready, be kind, efficient, and affordable. I built my company off of 1 account, now can not keep up 4 years into it. Do not advertise, do not care about google or social media, just answer my phone when it rings, be kind and professional when arriving. A handshake is worth 10,000 reviews.

Facilities maintenance management There are accredited courses. You already know most of it. Also commercial repairs are a good business. accreditation helps. Get some guys from India to make a website for you. SEO is important if you're in a saturated market

As a plumber i dont give free quotes EVER especially on service calls. Larger jobs i charge for coming down and giving estimate if they use me for the job i deduct off from the job. Hate wen ppl waste my time

Yea for bigger jobs, yea I don't see anything wrong with deducting the service call on a bigger job. But if it's a $300 job I don't waste my time the job isn't big enough. Which all my jobs r usually small jobs. Gotta be there and do the job right then and there
