I REALLY hope chris hires an independent inspector prior to singing final paperwork, if you found these things imagine what more an experienced inspector will find, plus an inspection report will help you with recourse against the builders and help get some things fixed

Inspectors these days are pretty much shit! Chris is probably more attentive to issues than an inspector, doing the job as if it's a side job for them.

@@digilogic1812it all depends on the inspectors you hire. Got to find the right one that will speak up and defend the homeowner not the builder. On top of that, there is also an asset valuation of the property to make a final decision whether the price is fair or not.

The quality of the work looks like how an old house would have been renovated by a DIY or a mediocre contracting team, not how a brand new house should look.

It’s a tract home what do you expect? He’s probably not paying top dollar for this house. Look at the bathroom mirrors, and the counters and quality of the fixtures. It’s bottom of the barrel. For a rental home it’s perfect though. Ryan is very valid on his expectations for quality but at the same time we need to come to reality and realize this isn’t a custom build high budget home. Construction isn’t perfect unless you have lots of time and money.

@@daaneel Not looking for perfection here, but the level of lazy building on relatively easy parts of the outside finish would make me worry about what they skimped on the inside, behind the walls. I've seen plenty of track homes that had some basic level of quality control, this is easily the lowest I've seen and I'm sure there are plenty of details missed on camera. Not looking for custom build, just competent build to the budget, this is clearly below that. Not wiping the grout before it sets, I mean come on?

@@gpaje I mean most of the issues they pointed out were mostly cosmetic…..like not wiping the grout, imperfections in the concrete surface, the rough and warped lumber. Like the sales lady said, structurally there wasn’t anything wrong. Especially when they were throwing a fit over the front patio. That was embarrassing to watch. Champagne taste but with a beer budget. I didn’t see anything fundamentally built incorrectly, except maybe the block walls. But who knows, maybe that’s how it’s specced to be. They probably used cheap stuff behind the walls too. But again, you get what you pay for. Buying a cheap house in Arizona thinking you’re getting a deal. No, you’re gonna get a cheap house that was built as quickly as possible. And that’s why it’s cheap. You want someone to take their time and care about all the details then don’t buy a literal bottom budget starter tract home

I am an Electrical Contractor in Hawaii. I'm Flash the Electrician- I see NO Ground Fault Receptacles in the whole house as are required to be used in Kitchens, bathrooms, garage, or anything outside. How did it pass final inspection??? ALOHA!

Hvac is a package unit vs a split system. Missing roofing tiles is for service access. These systems are cheaper and easier to install (once you pay for a crane) but they are also more efficient and cheaper to maintain. As an HVAC tech in the south I would opt for this but the desert would require rinsing off the condenser coil once a month to preserve longevity in the heat and dust.

If I got a house in Arizona, I'd go for the Trane Precedent RTU since it's a more aesthetically pleasing RTU and has easy access panels so I can easily clean the evaporator coils.

My parents bought a home in Yuma almost 2 yrs ago, they sold it a month ago. They got the same quality work and the builder always gave the runaround to warranty any work. Didn’t even frame out a side garage door exit even tho it was on the plans. They pretty much said oh well🤷‍♂️

The guy that bailed on the meeting at the new house new they did 💩y work. That was a sneaky trick to send the nice lady to the meeting knowing full well that you wouldn't be yelling at her since she isn't the one that did the work or has any control over it. That's actually pretty chicken 💩 !

I'm an Electrician(20 years) and I've seen SO much shady shit on brand new construction, depending on the area some buildings barely even get inspected and corners are cut. The problem has been getting worse.

We’ve bought a handful of new builds as personal homes and investment properties in AZ and it’s horrible how the quality of contracting has deteriorated over the years. All of the good, old school contractors retired over the years and builders have scrambled to find anyone who wants to do that kind of work. I don’t recall having any issues with our first new build 23 yrs ago but it’s definitely gotten bad in recent years. Our current home that was an expensive semi-custom built in 2019 was a nightmare. It took a year after we closed on it to get most of the things fixed. There are things that we still find after almost 5 yrs that were done poorly. We closed on a new build investment property in May and it’s really sad what $500k will buy you in the Phx area nowadays. It’s junk!

It's Arizona. Labor has been taken over for the cheaper and we all know why. All the real contractors have been taken over by cheap labor. People are now getting cheaply built homes for expensive amounts of money.

@@ravemaster7405 yep, all of the labor has been replaced by illegal day laborers or even legal people who have never had proper training in contracting. Meanwhile, prices continue to increase for new homes. It’s so sad. My sons (and other Gen Z) have pretty much resigned themselves to the fact that they may never be homeowners.

@@DMAXRYNO My first house was new construction duplex in 2010 and some of the stuff they tried to get away with was mind blowing. It wasn't helped by the fact that my city doesn't actually do inspections in that area, the contractors hire their own code compliance inspectors. So you can imagine how that goes.

The little things like omitting the floor guides for the sliding closet doors are easily fixed. But, screwing up the site plan is unforgivable. I would have tried to break the contract.

I would immediately sue. They ignored your building designs and literally said they refuse to change anything, even before it was finalized. If they're cutting corners on all those things, they're cutting corners on a LOT more. Take that company for absolutely everything they have. My mom ended up having to sue her contractor back in the 80's. The siding and floorboards were already rotting before they even moved in and this was an issue neighborhood wide as they were all the same contractor. That dude got cleaned OUT, and was no longer allowed to operate in the US. Last my mother heard, he was down in Brazil, scamming them. Also...her statement about ventilation fans is entirely false. They make things to prevent exactly that, they go on the outside and only let air out. Wow, if he hasn't paid anything yet....run!!!! If he has? Sue!!!!

I would be scared for the foundation in that sand with how cheap and bad the rest of the house is. Reminds me of a few projects in Havasu that houses became inhabitable a few years after due to the improper foundations. Same building style.

They’re not gonna fix anything and may possibly break contract with Chris. I wish truly Chris gets his house fixed but the best thing that could happen is the contractor breaks the contract and Chris gets all his money back and gets something else. That lady was basically saying in nice words SOL.

I do 1 year warranty work for 6 builders here in the nw, and all I can say about the builds are.... opens mouths get fed. Unless you personally know how to build a house and your on site every day to catch stuff, it's still a 90% at getting done right. Most houses have very DIY finish cause so many people are learning the trades, while building the house..

Unfortunately this is super common with todays tracts homes and most people don’t know what they’re looking at. A friend of mine has bought two different brand new tract homes over the last few years. He had to fix tens of thousands of dollars in unfinished/bad work on both homes.

Seeing what Chris went through dealing with the builder really does scare me to purchase a rental property. As what was said in the video, it is a starter home so you have to temper your expectations. With that being said, you don't temper craftsmanship. They obviously don't care about their work or the pride they lacked in building that place. Hope he is able to get some of the stuff fixed.

Congratulations!! Hope you do very well and keep it going!! Are you selling it or Airbnb? Other than the things that don’t look good it’s a beautiful home. My wife and I own a commercial cleaning and janitorial company plus we do a lot of Airbnb, residential properties, apartment complexes and we see a lot of the fixtures and cabinetry in that home in most of the rentals.

I'd be worried about the foundation. They probably built on sand...you need to dig under the house and see what they built on. That house probably only needs to last 5 years for the builder to get away with.

I think this builder is the most infamous in Yuma, I fell for the price on my first house in 2007. Garbage work and I had the exact same problems too. Feel bad for Chris.

That giant El centro sign always brings back memories, used to make a trip from central Texas to San Diego around for Christmas every year, sadly all the family I had there are almost all gone. We used to all pile in my Grandparents house for the holidays now all I have is an uncle left even my parents are gone... Didn't realize I was going to go on a spiel 😪

I’m by no means a pro builder but I’m not building a starter home either. I’m building my forever home. But it’s taking me longer too. Since I only build a little at a time. But reasons like Chris is dealing with is why I went this route. I bought the land before building though.

standard spec home. the finishing needs work for sure. the main thing that caught my eye was the sheer on the ceiling. I under stand its faster to paint it all the same but at least use a Matte finish on the damn interior paint. and as for the grouting on the Block wall outside. they grouted all the way around on the back wall, They must have been running low or it was a last job on Friday or first job on Monday

I do HVAC in socal and don’t see package unit on the roof super often. But when I do see them, they are usually where it gets super hot in the summer 110-118. From what I’ve been told it’s cause of how hot it gets, no one wants to work on a unit in the attic when it’s 115 outside. That attic must be 135.

Hey Ryno, i do HVAC up in Canada and most people residential up here will have the Furnace/AC unit in the basements or crawl space with the condensing unit outside on the ground or just up mounted on brackets. It doesn't make any sense to have that unit on the roof, you are correct it would be smarter to have it on the ground. For one its gonna be more work to service for no reason and if you ever need to replace it also becomes more costly.

Bury your coffee grinds, egg shells, and organic veg waste around the yard. I live in SE Looziana ... we use riversand dredge pumped from the Mississippi river as fill. I do this around my garden perimeter to enhance the sandy soil.

I've owned at least half a dozen homes in my life, most were older homes that needed lot's of work. At one point I bought a piece of land , slowly started developing it and paying it off, then after I retired designed and built my own home with the help of a carpenter friend. I know exactly the quality of everything that went into it. It's been 5 yrs. and I love it. Not everyone can do this but If you want to build your own home and have the time, money and energy, go for it. You won't regret it.

I bought a high-end manufactured home that was built in 2005. The quality is absolutely amazing. That builder was acquired by another company and they gutted the original company and turned it into building low end crap. I think there are still high-end manufactured house companies out there. Drop the foundation in an excavated depression and the floor of the house is level to the ground and it doesn't look manufactured.

the ac is up there because they spec them with swamp coolers. and the upgrade is a swapped out refrigerated system that goes in the same spot.

New Mexico mounts hvac on roof as well. Due to all the sand on ground. I’m a service guy down south we never see them on roof on residential homes. The only thing that makes sense is to prevent most of the sand and dust caking on coils as much possible.

Using cheap materials doesn't mean you get to be shitty on craftsmanship even when its just a "starter" home. If all that stuff was finished like that then I'd be questioning the framing, the window install and roofing.

They do package units on the roof because it’s as cheap as it gets for hvac. Having a split system is more expensive and theoretically more things that can go wrong with having to run line sets etc.

I agree but if you have a split system in a house like that it means the air handler is in the attic. They are often shoved up there with no space to work on it and as you mentioned package units are nice because the inexperienced HVAC guys don’t have to install line sets and pull a vacuum.

HVAC Service Manager here. In Super Hot Climate Areas, they still install the units on the roof. It gets too hot in the attic to put the Furnace/Air Handler up there. They also don’t want to give up interior space for a mechanical closet.

I got a kick out of the "wiggy" electrical tester, it's actually a knopp tester . still made today very useful and quick used them and actual wiggys back in the 70's. Plus you can still test gfci receptacles. Some of the comments are interesting. I had numerous rentals in vegas in the 90's .on one property the title company left out 40 pages of the CCR's from the master planned community. They didn't allow short term rentals. Having a trustworthy realtor on your side is not always a bad thing. I mostly bought luxury homes but they still had numerous issues. Take a shower and the deck off the master flooded? Lol

Why does it matter if its a low end house build. End product should be of the same finished quality. Thats pretty much saying if you buy a new low end car its only going to be half painted...... 🤠 🤠 🤠 🤠

I hope the quality really is reflected in the price. I agree, use cheaper material and use the same pride in your work though and the multitude of issues, if they don't fix them they are a dealbreaker.

13:45 its because of the blown sand (and other) clogging it up. What I ask is "why these things still don't have shade in 2023?" Would save 2-5% in energy.

There’s a house 10 feet away from the side of his house blocking anything from drifting to it. It’s going to get more sand exposure on the roof. The higher end houses in the area don’t have the ugly condenser on the roof and they manage just fine.

I moved to Yuma in 07 from East County and have never regret it. I know the builder from just looking at the video. I would say Google their name and that should tell you all you need to know.

Stucco needs to have a caulk separation to any other material. Over time it will shrink and allow moisture, bugs and air inflitration.

I think the AC on the roof is a swamp cooler/ ie. water cooled, not Freon like the ones on the ground. Swamp coolers may need the extra airflow of being up top.

That lady used every excuse in the book 😅 I use to work on houses with my grandpa when I was younger, the one thing I took away is no matter the time crunch he always made sure the quality was there and he did things the way the fist time, yeah not everything works out but that’s just pathetic work, glad Chris took a shot tho the house is still very nice and ik you and Chris will make this house badass
