Here's The Wealthiest Neighborhood In Orange County, California

For this video, I drove through the wealthiest neighborhood in Orange County, California. To get there, I would hop along various freeways, from the 22 to the 55 and finally into Newport Beach.
The traffic was surprisingly light and it was a really pretty day - highs in the mid 70s and not a cloud in the sky - a perfect day for driving to our final destination along the coast. The day was Tuesday, October 27, 2020 at 1 in the afternoon.
Newport Beach proper is a very wealthy enclave located here, practically right in the middle of Orange County’s coastline. Within Newport are various elite communities such as Balboa Island, Crystal Cove and Harbor View. However, the most expensive homes in Newport, and within all of Orange County lie in the community of Corona Del Mar, located here along a bluff which overlooks the Pacific Ocean.
Some of the homes we’ll see on the cliffside sell for $4 million. Some sell for $40 million. The average home prices here are $3 million dollars, putting this community at the top for home prices. In addition, the average income per household is $226,000. So, these folks are rich.
Right now, I’m going to begin at the bottom of the hill on Route 1, also known as the Pacific Coast Highway. We’ll check out the village along PCH, give some perspective of some amazing homes along the coast, and then drive up into the hillsides to see the homes up there.
From time to time, I’ll show you where we are on a map.
Now, we’re going to head up into the hills to check out the homes up there - many of which have ocean views. To some, these hillside homes may not be overly impressive from the road, nor are they the huge sprawling mansions that you might expect. But keep in mind, these are the wealthiest people in the richest county in Southern California.
For many of these homes along the hillside, it’s all about location, safety and amenities. After all, this part of Newport Beach is well known for its laid back beaches, surfing spots, tidepools, cliffside views and village shops.

@@casey2545 I'm not disagreeing that in general, OC and most of Southern California is expensive , I am well aware of that given I've lived here all of my life, born and raised. But a lot of that is inflated prices. What I meant is that there are parts of the OC where home prices are varied

I worked for the city of Newport beach for 30 years, I have seen many of those houses being built over the years. as a carpenter for the city i got to do work in every area of the city. i have been retired for 8 years now and when i drive through i can still see many thing that i help build and many things i worked on.

I was born in Hollywood and when I was little we used to take drives to places like the beach and Beverly Hills to see the ocean and all the beautiful houses. I loved it. I never felt like, oh gosh they're rich and we aren't, I just took in the gorgeous architecture and appreciated that for what it was. Wonderful family memories.

I was about to post the same thing. It seems like the starting point in crystal cove or pelican crest is at least $8-10M, or way above the $3M entry to CDM. I guess it depends on the definition or parameters of “neighborhood”

I read some of the comments. Some are talking about the houses being too close together. That's true , but at least all of the houses don't look the exact same way. They all have it's own unique look . I'd love to see the inside of some of these houses. They are beautiful...!!

That's honestly just how Orange County is. All of the houses are basically on top of each other. I can see directly into my neighbors bathroom from my bedroom window.

You got that right! Im the wife of a builder in this area. I have seen the inside of these homes remodeled or built from scratch. They are truly gorgeous homes with exposed beams vaulted ceiling‘s Beautiful doors and windows etc. No house is the same these are custom homes.

oh how i miss orange county! i'm now in the bay for college and haven't been back down in such a loooonnng time. i'm from a more 'affordable' part of OC, but close enough to the coast to enjoy the scenes from long beach to laguna beach whenever i wanted to. those solo drives along PCH while playing my favorite music will always hold a special place in my heart and memories.

Many of them inherited or got them when it was cheap. My mom bought our house in Anaheim Hills for 120k in 1996 now a few homes are well over a million including ours that’s pushing it and we aren’t rich.

I have a friend who I had to convince was rich. She thought since the bills are higher it's basically the same. No I explained as I pointed out the obscenely huge diamonds she was wearing. People don't usually have those things. Maybe I could sell average-ppl life coaching to rich ppl.. 🤔

My family came from Mexico to CA in the 70s and worked their way into owning a few dozen restaurants & into real estate aswell. They were fortunate enough to purchase 1 home in west hollywood & 1 in malibu for a few hundred thousand. Each is now worth well over $1mill.

No, quite wrong on that in CdM village. Some spots along the Coast are Guard Gated but not that many. Those big homes in the beginning are worth way more than three million today. I know, growing up there. My old home was torn down at three million and rebuilt somewhere in the neighborhood of 8-10 million today.

Living and working in Orange County the closest I ever got to Newport Beach was living in Costa Mesa. Now I'm retired and living in Hawaii so I guess it turned out alright for me.

I moved to Hawaii 20 years ago and been retired for 4 years. It's a nice place to retire if you don't have to worry about a mortgage or rent. I'm lucky enough to have my own home with no more mortgage to worry about. It is paradise here but sometimes I do miss the craziness of living in SoCal.

I agree that the houses are close together and yet all unique but I think what makes the neighborhoods look appealing is there is uniformity in the closeness to the streets, the clean smooth streets, the height of the houses and the attention to landscaping. The trees and shrubs are what gives this area a clean, refreshing look and make it inviting.

Had my decade of living in OC. Loved the nearby beaches, the warm sun, and especially great food. Hate the high prices for single family homes or any homes and horrific traffic. Today, it's extremely crowded with more people and cars. Now, only visit OC for a nice family vacation.

Use to work construction with my dad and we did a lot of houses here. Every time I pass by a house we did, it just gives me nostalgia. It wasn’t easy work, but it was nice seeing how these houses look before it was all done.

I’m from the neighborhood above this one, I pass through these streets every day. I really take for granted how beautiful it is sometimes. However I’d have to say that emerald bay is really the wealthiest neighborhood in Orange County.

Wealthy yes but you should see some of the nicer and bigger properties here in Anaheim, Orange and Yorba Linda which is similar to this just huge yards and backyards. You’d think you’re in the Hamptons in certain areas especially Orange Park Acres and this area in Anaheim tucked between the hills. Depends what type of neighborhoods you want to live in I guess.

Wow Nick, I have been watching your videos now for a while, from here in England. I’ve seen lots of run down areas in the worst places in America that have really shocked me! Seeing these houses is something else, it’s like two completely different worlds! How can a wealthy country like America have so much, yet let poor areas just disintegrate? Your perspective is interesting becuz I don’t think theres much diversity or great food here (besides Mexican and Vietnamese which is a given). But in comparison to where you are now, I understand why u say that. I’m from NYC and moved from Boston to Orange, now in Costa Mesa. I still don’t see the diversity 😩 maybe I have to move north

@@NickJohnson I’m in a small town in AZ LHC and prices went up 2020 with some that moved here from CA and other states. Arizona does have some beautiful areas. Another beautiful expensive ocean front area is in Shell Beach CA which can be difficult to find since it’s located in a neighborhood. You have to go down some stairs but once you are on that beach it’s so tranquil. Enjoy your travels 😊 God bless you.

I live in Costa Mesa, O.C. And have been here for over 30years. I'm from L.A. One of the best reasons I love living here is the Weather. Always get that ocean breeze, and the best in the summer. Also lived in Huntington Beach for years too.Theres good and bad area's everywhere you go, that's life.

And if you leave..youll never make it back without serious struggle (this was my story) I work in this neighborhood caring for an elderly woman whos 96, she loves it and she might have lived longer because of it too. Me? I live an hour out of town where I can afford an actual house. Lol.

Nice video of the wealthiest neighborhood of Orange County. I like to drive through those areas and see the beautiful homes. Makes me envious, but also appreciative that there are some beautiful cities here in Southern California (we all know some cities could use some help with that, such as certain areas of L.A.). Corona Del Mar is beautiful, but for some reason I was under the impression that Balboa Island was the wealthiest. How wrong I was lol. I have heard that there are some celebrities that own homes on Balboa Island. Thanks for taking the time to get some footage for us to enjoy! 😃

I’m from the city of Orange in Orange County born and raised. I would give almost anything to go back home. So many memories in OC. Thank you for this. It saddens me that I would probably never be able to go home due to the housing prices. I just wanna go home.

this video brought back a lot of memories because i used to hang out there a lot. I used to ride my bicycle to Corona del mar beach from UCI, as well as hang out at Las Brisas restaurant, and nearby Fashion island and Pelican Hill Resort.

Growing up in SoCal, I loved Newport Beach and all its neighborhoods. Used to go to the beach all the time, met a lot of people on the beach, loved Balboa Island, Newport Back Bay and Via Lido Island.

I worked on one of these 30million$ homes in laguna hills redoing their decks. This particular house had 6 stories on a corner of the hill with 8 separate outdoor decks. We only ever saw the security guard that came to check up on the place daily. He told us that the owner was a Chinese lady that brought her family once a year during Christmas holidays. The rest of the year the house is completely vacant and never in use.

Over the years, I've lived both in Newport Beach and Malibu (renting, of course). Interesting that there's generally public access to the beaches in more "conservative" Newport Beach. Meanwhile, in more "progressive" Malibu, it's much harder to get similar access for the average Joe (or José).

This is no longer sleepy little beach town. The rich and famous live in Newport Beach/ Newport Coast. TV personalities and athletes and very successful business people live here now. I live in Newport Coast and many of my neighbors who still work have seven figure incomes. The area has changed tremendously in the past fifty years.

In 1889 Joseph and Helen Duarte, relocated their home from Newport Landing as it was called in the late 1800’s by way of placing their home on barrels and guiding it as it was pulled by a boat at high tide across the bay to the new settlement. Joseph had built a platform on stilts to place their board-and-batten home. Their home was the first in Newport Beach. Information is from “Old Newport The Seaport Years” as written by Ramona Duarte Castle and published in 1970 by Hendricks Printing Company.

I’ve delivered for amazon all over Orange County and parts of LA County. The wealthiest neighborhoods that I’ve seen was Newport Beach, but in the Newport Coast area, each home was over 6000 square feet plus. At that point it wasn’t a top 1% neighborhood, but a top 0.01%. Laguna Beach also had some incredibly wealthy neighborhoods in Emerald Bay and Irvine Cove. Irvine also has Shady Canyon. There’s definitely more enclaves though.

You are right ! The top of the hill of Newport Coast overlooked the oceans, 3 angles views of the ocean. Houses there are from 30 to 40 millions. You have to get through 2 security gates to get to those houses. My sister’s backyard has view of 3 angles views. Left side of her backyard is Laguna Beach , the middle is Catalina n right side is Newport Beach. She lives at the best spot. Her neighbors are all company owners, CEO . They drive Roll Royce, Bentley….

My wife and I love going to Newport Beach for a weekend getaway. We always stay at the Inn at Laguna Beach, which is right next too Heisler park (seen in the video). The Inn is located next to the park, is essentially on the beach on a higher bluff and is a few minutes walk to the center of Laguna Beach with restuarants, shopping and the volleyball courts and boardwalk. Newport Beach is the only place in S. Cal. that I can stand to visit without losing my mind in the madness of LA traffic.

There are some gated communities in Monarch that are very exclusive. Worked for a security company where there were celebs living and renting million dollar oceanfront homes. Sold our home in Aliso Viejo last year. Miss the area. Don’t miss the traffic and the craziness that goes with it. Great video!

I spent 2 wonderful years in Orange County back in the mid eighties. I applied for a job in an animal hospital in Newport Beach but was given a job in a clinic in nearby Irvine. For me it was a great time enjoying the beaches, the great outdoors and the weather. I don't envy those people in their exclusive houses, with ocean views and Mexican gardeners. What shocked me was how many people worked crazy hours to afford the house and the schools but were in tears because they couldn't afford the vet bills when their pets got sick. Is it worth achieving the dream when you are constantly running to keep up and never stopping to enjoy the scenery?

Yeah, I have noticed similar things about people and how they spend their money in Sourhern California. I’m from Northern California, but moved down to OC for several years and lived in Newport Coast and further up north too.I was surprised to see how people had fancy cars, expensive clothes, yet we’re not actually rich at all. I’ve seen people living in apartments that I lived in when in college driving Range Rovers and expensive Mercedes. People go into debt to keep up with the Joneses down in LA and OC, whereas people from the wealthy area I grew up in in Northern California would have no problem driving Volvos from the early 1990s (this is in the 2000-2010 years). The people in Northern California had nice houses, but aside from that you’d never be able to tell their wealth because they didn’t flaunt it. It wasn’t important. In OC it’s all about flaunting your wealth or trying to appear like you’re rich. People judge you by what you’re wearing. I remember my college years where girls not only bought the designer jeans, but dry cleaned and pressed them as well. That gets expensive. It’s a beautiful area down there, but I also realized people were much less traveled. They’d grown up in a bubble not understanding the rest of their world, country, and state, even. It’s like reality didn’t exist outside LA and OC.

I love how he said a California wildfire in the background. I remember that day in 2020 so clearly. It was the first time I was evacuated for the fire. The second was 6 weeks later. Glad I get to see nice houses and the beach instead of remembering the stressful time I was having that week. These houses are beautiful. I wonder if he will show the fairy home.

Aww yay I live in Newport Beach and we walk there to Inspiration Point (The park and small beach where these homes are located) to eat lunch regularly...its our little favorite hideaway decompression place. So cool to see it from someone else's perspective!! I do have to agree with some other commenters though, that this is in fact not the "richest" neighborhood in Orange County, or even in Newport honestly.....nonetheless I understand its very impressive..and Newport Beach is in fact labelled as the Wealthiest City in Orange County.

One of my best friends lived there. You passed her old house. I grewup Orange County poor, I lived in Westminster and went to high school at Huntington High. I took the bus to get there. She didn't want to goto Newport High so she drove to Huntington. We became very good friends. I remember going to her house I was mesmerized by how nice it was.

Then after laguna niguel down to Dana point for many years then settled in a more down to earth beach city and was married eventually and raised 2 kids here in san clemente but balboa island and the newport peninsula will always have a special place in my heart as I always loved the fun zone and the ferry from balboa island to the newport peninsula I spent alot of my coming of age in that area and my first job ever was at the fun zone before it was remodeled and a bit more shady back then I worked at 15 years old at mr fun food across from the 2 arcades and pizza pete's it was my first high school job and I learned to surf at little carina and cameo shores and big corona when the china cove house still existed to the right of big corona my best times in high school were here so I got alot of good memories here.great place for a teenager to come of age and probably the safest neighborhoods in california I had no idea how easy and care free the life in corona del mar was until I moved away from it .it is the most perfect cookie cutter neighborhood you could ever live in you didn't even need to worth about locking your car doors or your house front door it was so crime free!!! Thanks for hosting this I could tell you some stories about the rich kids and what their parents did to become rich good and bad rich people from brain surgeons yacht club family's real life gangsters italian mafia parents south coast country club owners the original bottled water capitalists that started evian water co. and many others both good and bad people are the rich owners of property in cdm and balboa island and newport beach it takes a walks to build a rich neighborhood like these and I got some stories I could te about going to high school here!!!

I grew up there with my parent, I loved it there. Sadly we don’t go up the house that often, it really is such a nice area to grow up in. I always thought that corona de mar was upper middle class but I was wrong.

Well, I grew up only 3 miles from here, in Costa Mesa, and all the streets he drove are very familiar to me. One of the most interesting things about this street in Corona del Mar overlooking the ocean is that during the 20 years from the time I was age 5 to 25, there was NEVER a time that there was not at least one house in this neighborhood that was being built right on the same land where another was just torn down! And that continues to this day, even 2 decades after that!!! These homes that directly face the ocean are constantly being bought and sold! It appears to be a competition between neighbors in the eyes of a person who has gone to the beach down below the cliff many times over the years. Either that, or they have so much money that the slightly older house just didn’t fit their preferences, so why not just tear it down and start a new one! One summer about 10 years ago, my older children and I used to drive there weekly to take our other littles to the beach below because the waves are not usually rough because of a long jetty blocking the stronger currents on the opposite side. On our almost weekly visits, where you cannot avoid seeing the homes that overlook the ocean, we often liked to check the progress on what we called the Disneyland house because it really looked like the same style, only much bigger, as one of the houses on a ride in Disneyland! Fortunately, last time I looked, it was still there (I think!) Anyway, yes, this neighborhood is very expensive, but it is definitely not the most expensive real estate in OC or California! Not by a long shot! As others have written for this video, there are several neighborhoods both up and down the coast where every single neighbor is paying $30,000,000 or $40,000,000 or more to live there! These are just facts for OC people. We all know this, and we’re, like, ...”whatever!!” ...You just accept that compared to these people, you just know you’re dirt poor, but you keep your job and your home that’s only worth $800,000 anyway, and wonder what in the heck these people are doing for a living!!!?? (I HOPE it’s honest and not hurting anyone and I wish they’d TEACH me HOW to make this kind of money!!!) I’m into community service for a living, so it’s a mystery to me! However, the nice surroundings and safer neighborhoods are free! So, having roots here going back a few generations, we stay! Another interesting tid bit about the beach below is that there’s a scene from a movie from way back in 1972, “Love Story”, starring Ryan O’ Neal and Ali McGraw that it was fun to recognize was filmed here, right on the walk-way by the jetty. When I was a teen, I was watching it on dvd and noticed, then kind of marveled that it was filmed here that long ago! On another note, not all is glorious about some areas relatively nearby that we have to deal with, at times. My mom used to hate going to LA when I was little to visit family or friends because the congested, dirty LA where she grew up is an extremely different place! It wasn’t so bad in the 50s and 60s when she was growing up there, but NOW!! And we all HATE driving through LA on our way to places that are north of it! It’s like a big sore on the map that you have to go into, dreading every moment! I’ve had LA traffic slow me down coming from Monterey area (another extremely expensive area!!! And it’s even cold to me all the time in Monterey!), TRYING to get to OC that DOUBLED the time it took to drive, from 7 hours, to almost 14, just because I had to drive through LA!! I’m not exaggerating!! Because I didn’t get to LA until 1:30 pm on a weekday! It felt like a punishment and I never tried to get through LA on my way to OC during that time ever again! You might wonder why I didn’t just go around LA by going in a big half circle around it, but you have no idea how sprawling the L.A. mega-opolis IS!!! Instead of it taking 6 hours to get through it in the middle of the day, you COULD choose to only add 3 hours to your trip by going a distance of 3 times the mileage that you would travel by going THROUGH the mess! All I know is that during the Hollywood hey-days of the 1930s, 40s, 50s, and 60s when most of the present day freeways were built in LA, the planners sure didn’t understand what we’d have to go through today just to get past LA on the way home!! BTW, if you are not driving through LA from 6 am to 10 am and from 1 pm to 7 pm, you’re usually fine! 🤦‍♀️🙎‍♀️🤷‍♀️ One thing that helps such a mess to be more bearable: When you’re STUCK on the 405 freeway for awhile, get off on Santa Monica Blvd and go east a little ways up the street to the visitors center that is next to (behind) the Mormon Temple (of The Church of Jesus Christ of Latter-day Saints). In the visitor’s center, there are interesting displays, self-guided tours, and some really nice and friendly people to talk to, who are not pushy and just happy to have you visit. It feels so welcoming after the brutal freeway mess of LA!! They also have a small theater inside the visitors center where you can watch a short free movie or two. My children always enjoy it. After that, we’re more ready and refreshed to get through the LA traffic, which doesn’t seem as bad! Thank you for the RU-vid video of places that are familiar. :) Not everything is based on money around here ;)

General Motors and Ford wanted to sell cars, so they got their hand picked minions on the various planning boards and city council, and VOILA! freeways were built, railroads and public transportation were KILLED, and we now have the perpetual MESS you referred to, That's 100 HUNDRED years of inept and corrupt public policy, compliments of the biggest users of American Socialism- GM and FORD. Oh............and let's kill the planet while we're at it with cars and fossil fuels. BTW, that's probably how the few people who can afford Corona Del Mar got there- corruption and corporate socialism!

@@NickJohnson Kings Road, just north of Dover Drive, over the bridge, a street over from Ensign Middle school seemed to be permanently under construction. Beautiful homes on the cliff, streets narrowed by massive dumpsters--has a never satisfied feel. I grew up in a condo, on the west side at the top of Superior, near Hoag, on the border of Costa Mesa, was supposed to go to high school there, but I had friends going to Newport Harbor, so I lobbied, or we got annexed, whatever...Anyway, We got priced out--my retirement couldn't cover the costs (after working 28 years for the city, ironically) forced me to jump ship. Never thought I would, but with rent increases at 10% a year (we were paying $3100 for a 1300 sq foot place in an older part of Irvine--which made me feel like a traitor!) I wasn't going to be able to make it. Had a house one time, for 16 years, but life events put it for sale in 2011, the lowest point in the market after 2008---bought in 1994 for 143k, sold in 2011 for 375k in 3 days...it was a house exactly like the one I mentioned we ended up renting--in Mission Viejo (nice, quiet, plain, but ugh, zero character--but other than that, nothing to complain about). I think it's a million now--it always clocked in at the county median. If you live here, once you get behind the 8 ball, you're not gonna come up with 100 or 200 grand for a down payment...so it's rent...or move. So, held on until 2019 and didn't know where to go, looked at a couple of "top whatever" lists, wanted my income to go to a house, with a real yard...Guess where we ended up? Never even saw one of your videos until we got here (NC)...But I tripped out--didn't you mention you were in CA and moved to NC? Apparently people started following, my house went up 30% in 2 years. It's like I brought CA with me. (Don't blame me, I don't know anyone that's moved here :) It's worked out great, remote job, with some other things. I did NOT account for life insurance. Not sure if I could have done anything different. My out of pocket is the same, but I make less, and instead of the money going to rent, it goes to health insurance. I don't know how people pay it. Most people are able to stay in Newport through a great job, or the house is handed down to them. My parents put together a small fortune eventually, but were also nuts, so even though I was the only adopted child, when they passed, I got zilch. It wasn't a surprise, no complaints here--but it's the kind of thing that would have kept me there, as far as the natural order. Small world. Kinda. Truth is, as much as NC works for me, I do miss SoCal, I spent a decent amount of my spare time in LA, Venice Beach, every time I went to LA, I'd drive through Skid Rowe, just like you--it creates some real perspective. Crazy thing, I also used to do videos, like the Soft White Underbelly, but I was always too early...I was putting video on the internet when no one could watch it. People saying, who wants to see that? I wouldn't change a thing, I tried and made a tiny crack in Hollywood/filmmaking--there's an energy there, it's got a vibe of big things, hope, might I say, glitter. I know it's been degrading, but when you're born in East LA (true) and was in an orphanage that's now called The Dream Center--it kind of feels meant to be...And then you wake up. :) Uh...where'd all that come from? You see, I kinda miss it. But I'm good, I've finally got a basement. LOL.

Orange County is beautiful I’m thinking the gated communities such as New Port Coast and Pelican Hill have the more grand expensive homes in Orange County. The ones you drove by are nice but the view and area is the expense. Fun video to watch. I love driving in the area.

They put up some new condos on a street across from the ocean in Oceanside and priced them at "Low $1,000,000s" I was stunned. Now I see this video.

My 55+ condo is a quarter of that, has the barest of ocean view, and it is about 15 minutes from the beach. I'm satisfied.

I have 6 friends 2 x band members buried in that cemetary hopefully il be buried in that cemetary one day with them all but don't know how much that would cost and I'm broke so maybe throw me in the ocean it's cheaper than being buried I'm sure no casket no land purchase!! And how long until they plow them all over for phosphorous and build rich peoples houses over the bodies anyways? Is there a statue of limitations or a time frame to build over the cemetary after so many years? How does that work??

Mom and dad’s house in Corona Del Mar is worth over $3 million. They bought in 1977 for $200,000. Best investment ever.

Wow! That was breathtaking! Now! I have something to ask! Nick! Could you do a drive around places in Colorado? Denver especially! But also their suburb of Englewood. And maybe Boulder too. I’d love to see you make a video driving around those 3 cities in Colorado. I hope to live there myself! So! Having videos of those cities would be great! But either way! I raised my kids in Mission Viejo and Lake Forest and it was a really nice place to live but it just got too expensive and the traffic was really annoying

Gotta love the 1%. Best thing to do when you live in SoCAL is driving through wealthy neighborhoods, nice restaurants and beaches. I still prefer Carmel and Monterey which is central coast though. It’s just as pretty!

The house with the huge pine tree where the road turns left away from the ocean view sold for $75k in the early 1970s. The face and the charm of old CdM has changed. Most of the original homes are gone. Just not the same but time marches on.

after paying millions some houses don't have a private parking space! on a different note the video is really good and well captured. I stayed in orange county ( aliso viejo) in 2008 for 6 months. Southern california is a paradise!
