The most important thing, and the easiest to overlook/underestimate, is trash control. You want to believe that everyone will do their part and pick up after themselves, or find another trashcan if the first one they go to is full. They won't. They never do. Trash will pileup quickly and it can get out of hand extremely fast. Just look at any festival, or large gatherings, and you'll see overflowing trash cans, and litter everywhere. You might want a large barrel type trash can at the corner of every other campsite, or every couplefew sites. Have a team that can walk, or use a golf cart or something, and go through the area and monitor the trash and empty the full ones when they get full. The attendees will thank you, and you'll thank yourself for not having as much to clean up after everyone leaves.

Matt make sure to have plenty of merch available to sell. People will get bored and when people get bored they like to buy stuff.

Used to run campgrounds. Here is the short list. 1. No alcohol (If you allow it, it won't take you long to figure out why we didn't.) 2. Quiet hours 10 pm to 6 am. 3. No generators at any time. (prevents campground from sounding like a 24 hour tractor pull.) 4. Six campers per campsite 5. Pets on a six foot leash AT ALL TIMES. 5. Loud music prohibited at any time, night or day. 6. Farm type animals prohibited (no joke) 6. Check in and check out times/dates 7. Clean up your own garbage from your campsite and deposit in dumpster. (Have dumpster inside the campground but away from the entrance or locals will put their garbage there too.) 8. Camping equipment and other personal items left on the campsite will be considered abandoned after checkout time and date has expired and will be placed in the dumpster. 9. Obnoxious or unsafe behavior will not be tolerated. Violators will be asked to leave, or escorted off the property by security/law enforcement. 10. No refunds regardless of weather or if camper is asked to leave. (We had a reservation policy that would allow campers to cancel online for a refund not less than three days before arrival.) 11. No discharging of any weapon in the campground. 12. Due to lantern fuels, propane tanks no fireworks allowed. Side note: You will have groups that come in that plan to party at the expense of all the other campers. Hopefully your security will be able to handle. I would put local law enforcement on notice. We had 26 arrested in one night. Biker gang. They got to camp in jail. Good luck.

The boat gave me a great idea. The motto of the resort needs to be "sign a waiver"

Good way to give a few visitors a tour would be a hay wagon that you pull with the tractor or such.

So, in reference to the last video in buying the property, I don't know what Texas law is but check with the county tax office and see if any property is behind on taxes. In Alabama, after a property is so far behind on taxes you can purchase the land from the tax office for the back taxes.

Matt, i'm a property manager of a storage facility. 15x50 is what we use for our RV parking...but that's for storage. 20x50 is some extra space but you really should consider 25 or 30 x 50 if people are going to be using the space and have stuff like tables and chairs set up.

They should have Mikey do the tours cause he is exactly wild enough to have everyone on the tour trying to keep him safe and not getting into any trouble themselves

I've said it in a couple of videos, but for the people who think it isn't a big deal. A solar eclipse is an unmissable experience if you have the chance. The temperature drops a lot, and the birds and animals that are out during the day tend to go to their nests, burrows, or dens. It's an amazing experience. Even though the max coverage I got in my area was 92%, it's still crazy.

Good luck! I hope all have a safe and wonderful time. Bounce houses for kids, I would not have fishing if you're going to have swimming hooks and body parts don't mix. Don't forget MANY garbage dumpsters! People leave everything behind for someone else to clean up. Please do a time lapse video for us who can no longer travel thank you in advance for your work on this project.

Sorry I can't spend almost a months rent to go see an eclipse when I can go anywhere else on that line across the country and see it 4 free.

I've experience a total eclipse in Wyoming a couple of years ago. You'll be amazed how it suddenly becomes cold. It's quite eery. Glad I got to see it. Wish I could join you.

My city & county were in the center of the path during the 2017 Total Eclipse and it really is an eerie experience, especially when the birds stopped chirping & then started again as the sun peeked out from behind the moon, I hope you all have fun and enjoy the show!

I experienced the total solar eclipse in 2017 here in Oregon. When the eclipse reached totality, it got really cold for a minute. It was really cool! All of you there in Texas will get your minds blown!

I feel like honestly this place would be awesome for venues like the electric forest and would really setup for every year. Visited Rothbury Michigan and it was on a ranch and resort. They had an air field, cabins and hotel on property with food businesses brought in paying for spots along with merchandise paying for their spots. I guarantee that would bring this abandoned resort a huge amount of business and publicity for years.

At some point when the resort is up and running I'd love a video breaking down all the costs in real dollars. I understand it's gouche to talk about wealth and there might be legal/negotiation reasons to not reveal what you're spending this early on, but as someone super interested in buying and improving land it'd be fascinating to hear the actual costs of buying the lots, renting or buying equipment, building the roads, demolishing and renovating buildings, etc.

I don't even know the plan yet but I'm all for it

Much love Matt, but I feel like this wasn't thought out. Would love to go but just too steep for no range time, plus I honestly feel like the tour and t-shirt not being included is lame. I think you'd be better off charging more and trying to deliver on a more guaranteed experience.

Considering the amount of land clearing you've been doing, you should make a solid effort to plant more trees and other flora. Could also have a decent little farm for food self-reliance. Also looks like some epic options for paintball.

Love how some people are justifying this insane pricing with no amenities lol saying its so cool to feel how cool it gets..how dark it gets ... how the wildlife retreats back to their nest/homes and then come back out once this event is over. Sounds a lot like a... Sunset 😂 love ya Matt but I'll keep my $400 and enjoy my sunsets for free.. $400 to camp in the dirt makes me wonder how much an actual room with a roof over your head will cost when this place is finished 😂.

If the prices of renting a piece of dirt for 3 days is $600 I can’t imagine what the cost is going to be to rent a room there once they open. It might be an abandoned resort still even after it opens.

yo what? 400-600 bucks for 2 nights without anything? Are you crazy? Its normal here to ask for 10-25 Bucks a night at a fully buildout camping site, with like showers and all fully build in houses etc. for 600 you can allready nearly rent a spot for a year as a long time spot...

Hey Matt we had a total eclipse a few years ago, makes some bank by ordering the glasses to sell! Since you can’t look directly at the sun/moon during an eclipse, keeps your eyes safe!
