I bought my house as soon as it listed on a real estate site. All we paid were fees to the lender, we paid for appraisal and inspection. We even got money back as closing and from a post closing audit which we used to open a bank account in our new state. We moved in literally no money down, no earnest money, seller paid closing costs. Bought my 90 year old built like a tank 1632 sq ft 3 bedroom 2 bath home for $64,900 @2.875% using a USDA loan.

We went under contract for a home over a week ago for a new build. The builders agent clearly said that we would get their 5.5% rate deal AND closing costs covered. Everyone heard this. The sales agent even admitted that was what she told us. Our real estate agent understood that, too and is very upset that they’re changing on us days after going under contract. After talking to the lender (who took days to respond to our agent), she is saying they won’t cover the 10k fee required to get that lower rate. They will cover 2% of closing costs and that’s it. The 5.5% rate was the whole focus of the deal from day 1. What can we do? Is there any legal recourse for huge false advertising? It’s a 470k home. We are in Utah.

Those youtube scams are awful, but easy to spot once you read a few comments in the chain. The conversations are always oddly contrived even though there are like 8-9 different (throwaway) accounts commenting. Someone will ask a question, then a totally unrelated account will answer that question, rinse repeat, then you'll usually see a direct link near the bottom, right on top of yet another commenter saying something like "☝ this is the link ☝".

One question I have with interest rates being higher now. How easy is it to qualify for a refinance if for some reason they do drop in the next few years? Basically what I want to know is qualifying for that just as hard as original mortgage and will they follow same rules (count your dti from your income based repayment on student loans or not consider that etc)?

With conventional loans the refi requirements are basically the same as a purchase. With FHA, USDA, and VA there are streamline refis that don't require the same underwriting.
