The living room layout is a lot better, I just think you should try pushing the whole thing closer to the tv and wall so you have space to walk behind the couch and have easier acess to the fire place, this also prevents people from walking in front of the tv and walking on the rug
Love the new layout! One thing I'd be mindful of, come winter, is the heat from the fireplace could damage the couch over time! Your interior looks amazing regardless
Idk if you've ever heard of Benji plant, but hes a lot like you in style and aesthetic except hes more into plants and youre more into interior design, but I do recommend you to check him out as he's a great inspiration for me :)
Lived in the city for a while, and it it holds a very special place in my heart, but my quality of life is so full since being in the East Bay. Nature places to visit: Cesar Chavez park (little crispy in the Summer but beautiful), Sibley Volcanic Preserve, Huckleberry Botanic Regional Park, Tilden, Roberts Redwoods, Joaquin Miller, Lake Temescal. Have fun, and enjoy the East Bay and your new space!!!
Have you considered swapping the living and dining areas? You have door right off the kitchen into that space. The couch might be an issue next to the fireplace but your dining table wouldn't be. You could place your TV in the corner where the chair is. You might consider a "TV nook" rather than making it one big living area. Another advantage of the serif TV is that the back is not unattractive and the unit could be used like a room divider if needed. You may consider placing that TV straight up in the middle of the open room if needed.
Not sure if the living room is wide enough for it but; a panoramic / conversation sofa may work good in place of your current one! The moveable backrests could give equal purpose to the TV wall, as well as the fireplace. It looks excellent as is right now, just my 2 cents
7:13 I think you could get away with more space between the couch and the fireplace, that way the fireplace isn’t blocked off and there’s a second walkway behind the couch. Living room furniture would be closer together but that could be nice

We’re the fireworks as insane in the east bay as they have been in San Francisco this year? It’s hard to have a peaceful zen atmosphere when M80s are exploding in your backyard nonstop for days. Your new place is lovely and seems so peaceful ❤

I was going to suggest the same thing! Push the couch as close as you can to the fireplace wall and then the chair could sit more to the right so the firebox is unobstructed. Either way, love how the space is evolving. It is such a cool home - love the architecture!
elden ring dlc is ABSOLUTELY VALID! I beat the second boss on my second try surprisingly and Im having so much fun exploring. The new living room looks amazing!

im not sure about this layout... its almost sinful to block the fireplace. interior design should be about celebrating the qualities of the interior and architecture. i definitely see how or why you'd want this layout, but maybe modeling the space in 3d and playing around may point you in a different direction :))
Ok my views opinion.. Fire place is too close to longe chair . No good in winter .. FungShu it’s way negative.. Is it “ she or he” the cat.. Coz u called it both on the tree. The girl friend was away then she was there again .. Same day? And then to be really correct it’s “My girl friend and I.. “ if you’re speaking in correct English terms. Sorry no offence .. I had that almost beaten into me by my mother .. ( Thai mother. Asians are strict when they want to be) I can see a few other ideas yet for you to do this room.. I love changing rooms around. Not sure how people go all their lives with everything the same for 50 years .. “ change is as good as a holiday “ I like the point you’re showing tho .. in New Zealand my family and friends all had these houses and more .. like these days , everyone wants that autumn 🍂 look . Lockwood homes in New Zealand would build these cool houses . When I was a kid I liked them.. then our house was the first “AFrame home “ the joy of playing house ..
