We did quite a bit of research on this property and with the entire home, barn, and sheds being in a FEMA flood zone and the house being sold as is we attempted to negotiate a price we were comfortable with. Unfortunately, the seller was firm on the asking price and we didn't pursue a full price offer. It was a beautiful property and we really liked it.

Dang that stinks. Yes the first thought in my head was this is flood zone big time. The creek and the valley...could potentially be a big disaster at some point. The property was absolutely gorgeous, just think the price was a bit too high.

Curious - what flood level? inches or feet? It would also be beneficial to know how long it's been since the property experienced that level of flooding, or if they are attributing the risk to future development increasing run-off downstream, etc.

and did you see any high water marks from prior flooding? Everything is a risk -whether its potential fires, earthquakes, tornados or hurricanes so it seems like a worthwhile option.

The Best one Yet! If I wanted to move! I'd be checking this one out! That price has a home, barns, water, pasture, woods, Cool Tree house, and lots of potential! Nice manageable size!! Feels Good! Dogs look Content also!

Omg that’s amazing, I know it maybe a bit expensive per acre, but look at those acres, the house is beautiful too, by the time you have a few cockerels you won’t hear the road noise lol, if I lived in the USA, then I would love that, nothing like that in the UK, think hard on this one guys, the dogs loved it too looking at them, best wishes x

YOU GUYS. The more I’m watching this the more I’m seeing the potential. That old barn wood is worth a lot of money. The house looked livable. I’m not sure what amount you offered but I would really consider this one if it’s still available. I know it’s a flood zone but man...this could be an AMAZING property

@@TheKraemerLife gahhh😣 thats such a bummer. We are headed to NE Alabama/NW Georgia/Chattanooga area on Wednesday to look at a few places. The market is ridiculous right now. Seems like everything I’ve looked at with a decent amount of land needs a Bull dozer to come with it. Crazy times.

I'm from Jersey here you would pay $299,000 for an 80' × 100' lot.!!!! On a slope with no city water or sewer!!! I. Telling u buy it!!

Love that property. The water isn't a big deal. Build a walking bridge over it on the side for when nthe water gets high and you can park on the ther side. Check our arms family homestead. They have a creek bigger then that one that floods soemtimes and they have a bridge that they drive an ATV over.

Yes a bridge over the creek would be a must. Not knowing how high and how frequently it floods is where the issue comes in for us.

A creek ran through it and that is the point. What you wanted. That creek is going to rise during high water run off to be expected. Build a bridge to the back 20 acres and put a house on the hillside with a view. The other two you could rent out to air bnb peeps. Once the property is renovated that could go for much more than asking price. Best property I have seen you look at.

I have lived through a flood and lost everything. I don't blame you for passing on this one, no matter how pretty it is. I will never move back to a flood zone.

Why would flood insurance be staggering? It's not in an urban area. It's not on the coast or adjacent to a major river, nor is it downstream from cities with inconsistent zoning requirements that allow way too much concrete and create flash flood conditions. They said at the highest flood point, the creek could reach 120 feet wide. That is a once in a century event.

It was Zone A so 1% chance per year...I think 2006 was the latest that it several flooded over the road which was at least the 120 feet we mentioned.

I like this one. I have 26 acres with 9 pastured and the rest forested. Wish I had a creek and a cool tree house. That’s an amazing greenhouse space. 😍

I really liked that property very well laid out lots of our buildings. Just that creek you have to cross especially after av hard East Tennessee rain. But r could easily be fixed

Yes, water management would need to be immediate since 90% of the land was only accessible through the the creek.

I can't believe you let this property go with that beautiful creek and beautiful landscape. The house was very nice and the barn had a lot of valuable things. The wood alone was worth a lot of money and the price was right and a great deal. The property that you bought needs a lot of work and repairs and is not as beautiful as this one. This property was worth every penny and more.

I like it all except the road noise. If you put the house on the other side it wouldn't be so bad though. Love the creek! Build a cute little covered bridge over it. That would be so charming.

This place is a keeper, honestly. It's got a nice house, that cool treehouse, two barns, and a root cellar. The road noise is annoying by the house, but it wasn't even noticeable out in the fields. The first thing I'd do is move the house deeper into the property to cancel some of that road noise. Being that close to a road would be great if you wanted to do a market garden or start a business. Lots of potential customers.

@@dougn4942 I think a prefab house would be easy to build deeper into the property. And it would be a great opportunity to set it up off grid with solar, plus there are several eco toilets for inside a house that would be great as well. I would probably pay to have a spring drilled since that type of land usually has aquifers underneath.

We wouldn't live by the road but wouldn't move the home either just build what we wanted where we want it. The biggest issue was that you had to cross a creek every time you wanted to get to your land...normally not a big deal but if/when it floods you are stuck.

16:26 ... WOW! That's an old banana seat bike. Haven't seen one of those in over 50 years. Those bike's date back to the 60's at least. Had one when I was a kid during the 60's. Love to have one just to fix up and restore.

When we where looking for our property we found a house and land that ticked all our boxes but negotiations fell through the buyer wouldn't budge and we didn't want to pay his price. It was so dissapointing but two weeks later we found the a much better property the seller accepted our first offer and the looking was over. Be encouraged it will happen.

This is the best!!!! All that wood barn could be reused to build your bridge. Live in the main house as you build your house way in the back where it was quite. Then use all the front area, the main house as a store, close to the traffic sounds, as your selling place, and added rentals for camping and RV park. Let us know more info about the flooding zone. What is expected or does it flood all the time. That would be the only negative issue, flooding. GOD bless you both!

When looking into it it was classified as Zone A and the flood zone was the lower two acres. The surrounding area is prone to flooding and we saw a few videos of that creek flooding out over the highway.

I don't know, you guys. It's looking pretty good. Yes, you have the road noise, but if you consider building something, later, further back, it could be idyllic. The current house could be usable relatively quickly as you get settled. The barn and other structures might be salvageable as useful - or at the very least, to reclaim that beautiful weathered wood for what you want. I agree, you would want some sort of bridge over the creek. You wrote in your Cons - flood zone. Is that because of the creek, or is it actually in a classified flood plain/zone due to other larger rivers and run-off? If it's in a classified flood plain (yearly, 2-year, 5-year, etc.), that might be a deal killer for me. Maps should be available that show frequency with high and low levels. But, your video showed some gorgeous land.

This one was very rich in homesteading resources! Especially if the materials in the barns are included. I like your idea of creating a little village for extra income. Have you asked when it flooded last and how bad was it?

We did a ton of research but stopped after we learned the seller was firm on asking price. It was too big of a 'what if' for us to move forward.

This has to be the prettiest one so far. The amount of useable wood is impressive. The area that was sandy you might be able to dredge out and actually make a swimming hole. Since it said house and barn, maybe they would come down some on the price since it really isn't livable yet and the barn could be shored up some as well. The tree house looks fine but the decking and stairs need replacing. I ait eagerly to hear your decision. Have a Blessed day.

We attempted negotiations but the seller was firm on his asking price. We didn't come to an agreement on that so we walked away. It was very pretty though and had a ton of potential.

just looked it up on zillow. didn't realize how close it was to the road. That road noise would get to me after a while. no peace and quiet there. such a shame. beautiful piece of property.

Nice place, a shame the seller wasn't willing to negotiate with you. The creek, for me, was a big plus, & the buildings seem like they're on higher ground, but you walked it so maybe a washed out dirt path across the creek might be a problem? I'm not sure. Price is a bit high, but you have pasture, a source of wood, water, and fixable structures. It's better than that last swamp you looked at. 🙂

LOL, agreed. The land here was in great condition. The biggest issue for us was that the only accessible point to the property was on the small side (2 acres) that was in the flood zone and you had to cross the creek to get to the rest. Most days no issue but if/when it floods major concern, at least for us.

Maybe look at properties with lower price that you feel comfortable with payments. Or buy just land with 10 acres or less and no buildings. This way you can build what you like. Most of the buildings in all these properties you have looked at have been in bad shape.

@@TheKraemerLife but you have a full-size truck? 120 feet means the water is barely an inch high for much of that distance. There is no evidence of major erosion along with the parts of the creek we were able to see to suggest that it runs very high at all, let alone goes over the banks, on a yearly basis and there would certainly be a warning of such a large storm system to prepare ahead of time?

Here in Panama, they use old American school bus frames to build bridges.

Have you ever seen thos park bridges made of steel? The army uses them too. You're a veteran right? The water can go over them but the traction is always there, and the bridge never rots. Besides, that creek would never get that high. The category "flood zone" is frightening, but I'm 73 and I have lived in flood zones and as long as your house is up a bit, it's no big deal. The worst places for flood zones are flat areas like around Houston TX. As long as your property has hills, you can build with some elevation and just enjoy the fertile land after a heavy rain. :-)

Be careful of anything in a flood zone. We live in the city and next to a drainage ditch. It cost us $1300.00 a year for flood insurance in addition to our house insurance. We are in the worst flood zone in our town. We have lived here for 25 years and it has never flooded but it has got close a couple times. When we purchased the house our realtor didn't disclose this to use until about 20 minutes before closing. We went ahead and bought it because we really loved the house but this flood insurance goes up each year. Be sure and check before you jump in.

You need to do more research what river is it in the flood zone of. And when did it last flood How bad was it, they are the sort of questions I would ask, I would imagine that it was only the low lying area that floods not the whole property. Looking at the buildings I could not see a flood marks so it could be that it will flood every 50 to a 100 years. With all the buildings on it and a liveable house I would imagine its a fair price for the area.

We did research it for days after viewing and weeks before posting it. We saw this creek had flooded a few times in the past few decades the worse came up and over the road. The home was 'as is' and needed major work on the foundation.

First thing I thought of was a treehouse rental with ATV to take around the property and through the creek to your car...I'd book it.

Arms family has a driveway crossing like that. They show it their videos all the time. A few times a year they park on the on the other side of it when they know the weather is going to be bad. They are in Oklahoma. Maybe ask them about it.

I think that it is the not having another option to safely leave or take care of your animals. If we were able to have agreed on a price then the first thing would have been to put in a bridge for at minimum an ATV.

You guys are great👊😎❤ I just love the dogs too. 😂🐕🐕🐕 it's a good little property, but lots of work needs done on those structures uhg... need an army to fix it up... I've always wanted to build a bridge 👊😎😂 would be fun... and ya the road noise would be tough... the dogs have a good vibe, so that's a plus. 👊😎 you'd need a tractor, attachments ect. But a fun place to start out... we're back home now...need my heart fixed first... then see where the market is in the spring.... god bless and god speed 👊😎

Yes, the treehouse was not built safely and the whole thing shook when you walked on it...the home was as is and needed foundation work but it was a small home so not a huge project. We enjoyed the property and we're sad it didn't work out to make an agreement on.

If we'd have purchased it it would have needed to hold at least an ATV so we could transport supplies if it flooded.

That's a gorgeous piece of property. So many things to like about it, especially the creek, the treehouse and the total bonus of having a huge pile of lumber and building materials included. There were more than enough doors and windows to put together an awesome greenhouse or cabin. It just made you want to get started on it. Too bad about the flooding, but if crossing that creek is the only way to get to the house, it could leave you pretty trapped on one side or the other. Looked like there were lots of other primo building sites though. Get away from the neighbors more.

Yeah, all great points and things we took into account but the only way to access 90% was to pass through the the creek. If and when it flooded it would be a huge concern for us knowing that we'd have animals there.

Might want to consider becoming real estate agents and traveling the states for a living showing the land. Seems like you enjoy it. The searching and roaming the landscape is fun fulfilling experience for you. Are you there yet? Lol. Tree house was cool. Now I'm not sure if it is in this video because I watched three. Oh boy.

If the house and barn are of little value, the land is 11,999.00 per acre. If in the future, how long to get it back? One year, five years, ten, or longer. Never fall in love with a property. It is an investment with a return.

Buying in a flood zone is a huge risk. Flood insurance is very expensive and you could lose everything if it floods. The power of water can be terrifying. On a sunny warm day it all looks beautiful but it could kill your dream A creek is wonderful as long as your dwellings, gardens and animals are not in the flood zone. Just a thought

lol thats kinda true. At our house, all we hear is roosters crowing , hens singing their egg laying songs, and the goats *& pigs bahhhhing and snorting real loud when they know it feeding time and they think we arent moving fast enough 🤣

Put a value on all the structures, a value on the creek, a value on the acreage that has been cleared, power available, septic tank, ect. What does the price per acre turn out to be?

We take multiple things into consideration but land similar in the same county that we also have viewed was half of not 1/3 per acre as this...they all varied with out buildings and conditions so it is up to opinion on what you hold most value to.

This one's pretty good. Neighbors are pretty close to the barn though. Love that the creek goes through the property and not just along the border between. Seems big enough to not dry out in the summer. The old style stove (retro) is cool. How is the barn structure? Solid or tear down? Take the bike out for a spin! Shoot some hoops! I'm a little iffy on shaky heights so the treehouse isn't quite my thing (but the inside looked neat) (but I would never forget that I wasn't on the ground). But, the creek was about as perfect as it could be, and the house (20's? 30's?) is one of my favorite old house styles. And, a farm store?!? So neat. But, the flood zone thing.... and road noise.... and cost..... you hit those nails on the head.

There tree house was a cool surprise, the creek was almost perfect had it not been in a flood zone, the home was 30's 'as is' in need of TLC and foundation work. A farm store is what I would turn it into if we'd have bought it because it was right off the highway.

I think they just want you tube views. Property here has increased over 10% in the last year, lumber is up 280%, but they don’t want to pay asking price. Plus,they have zero experience in homesteading or what time and what cost it takes to maintain property. I wish them the best, but......."

This one is pretty nice. It needs some work but you’ll have 300k into a new house and barn alone pretty easily. Granted this isn’t a new house and barn but you’ll have the cost of the land on top of that 300k too. I probably would consider this one pretty seriously.

@@TheKraemerLife that’s too bad. It seems like any large creek or small river that is easily accessible is a flood hazard on the low bank side. The high side makes access more difficult. I’m on a good sized river in Michigan but we’re about 35’ above with a steep hill going down to a flood plain. Getting to the river is a workout.

Ever heard the saying "God willing and the creek don't rise", that was said about this type of property a time or two I'm sure. It's pretty, and I'd diff consider it. However, you would need to build a bridge and I don't know about earth ship homes around the creek area, that could flood. Tennessee gets lots of rain, and it comes in down pours. We also have been having more and more record braking floods. I don't live in a flood plain, or even an area known to flood. Yet, in 2010 my home was lost to one, a so called 500 yr event, and this yr the river came to within 4 feet of my front door. I rebuilt after the first one, this one has made us serious think about moving from here, even though it's one of the nicest most desirable areas around. Don't mean to put you off on this one, just a little food for thought. I do think it's very workable. Some family seems to have lived there for a good while, but I think things were probably very different at the time. The dogs would be, as they say, "in hog heaven".

We want to build an earthship but we wouldn't build a home by the creek it would be in the hillside. The flood zone was really the reason we didn't keep pushing for an offer at asking.

The property looked great, I wished the owner had worked with you on the price. On the other hand being in a flood zone puts me off. Arkansas had the worst flooding in years in 2019, I think it was. So much livestock was lost, homes flooded. We didn’t have any problems on our property, but it was hard to get anywhere, so many roads closed! My feeling is, if it was meant to be......it will!

Well, I have watched all your house hunting videos, and made numerous comments, some where I had concerns as to what you are looking for and what your criteria is. This is double my East Tennessee acreage, and at the same price. I have a metal hay barn and an older stable/barn. Half my acreage is woods on hills, but I have a hand made virgin growth cabin on mine. This is a lot of land and buildings for the price, plus, the creek is a huge plus for you. I hope you are able to fulfill your needs with this property. If not, as they say in Appalachia l “bless your heart”. Bon chance!

This one met what we were looking for but the flood zone and repairs needed did not justify the asking price, for us. We made that decision and are comfortable with it because we know what we are comfortable with building and what we can afford. Thanks for sharing about your property.
