Done 7 live in flips now but no kids :) works for me but it is hard work... would love to be confident enough to try other methods.... but it it ain't broke don't fix it comes to mind. Top stuff Jay!

Good video but if he rents out and in if owns in personal name then with s.24 and if in the higher tax income threshold that rent would taxable at 40%. Dead money.
Not planning on renting it out, it's in my own name. Will refinance in a few months and pull out around 20k, keep living there and invest in the next one
