why are the maids and drivers quarters located by the pool like a guest house? also the pool's filtration equipment location isn't ideal either. these two things should be out of sight.

@@nvektus ..so true... the maidquarters nor servant/drver should have their private minnie own place para atleast comfortable sila hindi yung room nlng diritso sa pool, pool mostly tambayan should've be for family area ,,staka ang lapad ng space d mlng nbigyan ng justice ang spaces, for me lng mas bagay ang maids room dun sa entrance yung sa pinuntahan nia sa very first part ng pagpasok.

Great space. Well-intended rooms, though if ako lang, I'd prefer much higher ceilings and expand the indoor living and dining areas... Thanks for sharing Presello... I may not be able to buy any of the houses you feature, but I certainly take note of the designs and functions I love. And thanks when Julia shares inputs and gives FYI about the materials beings used. That's also why I love watching your vids, kasi di lang purely selling, I do learn from them, too!

Yeah, it's a forever home. Retirement home even. The elderly, or when you grow old and too weak to take flights of stairs, this house they can access everything they need to go :)

@@user-hc9ex7sl1z Exactly! Plus the fact that sometimes elderly tend to be more sensitive. They want to be more close to their family members and having second floor and them being isolated on the first floor could make them a bit more lonely. At least pag bungalow na malawak, the feeling of elderly being isolated won't be an issue. 😊

@@orangebutblue yeah, multi level houses stand out however, it's harder to maintain, sometimes spaces are wasted and also, sa mga naniniwala sa multo, if you are not a big family tapos laging empty ang second floor, later on pwedeng maging creepy ang datingan ng house. 😁

Sir architect Kenneth, mas maganda po cguro tingnan na yung mga closet at kitchen cabinets dpat ay dikit nlng sa ceiling. Kasi maiipon lng yung dust sa ibabaw pag hindi cya dikit sa ceiling at cheap tingan yung mga cabinets at closet. Ang ganda ng bahay...napansin ko lng po yun

I prefer a 2 or more storey house with sprawling greenery. I'm personally not a fan of bungalows especially this one that takes a lot of space for greens. However this house is vert well designed. I love the outdoor entertainment area and the kitchens as well. But still I'd go for a multilevel house hehehe

I live in the area - BF Homes properties are getting sold pretty quick. I’ve just acquired a fixer upper bungalow. Property prices are soaring lots are going from 30K - as high as 60K. Good time to acquire one of these properties.

This is what I looking for a house. A single story with lots of bedrooms (5 bedrooms) with their own toilet and bath and a lot of space with staff quarters and service area. The swimming pool is just a bonus for me and the veranda however that property is costly since it's built in Paranaque but overall this is a nice property to invest. Can't wait to work and invest for this type of house

Hi Ms. Julia when we say sprawling in the context of urban development it means untidy, uncontrolled outward expansion of houses just popping out anywhere in urban areas and country side “if left unchecked undermines significant land conservation, jeopardizes water quality, and limits the natural landscape’s ability to protect against climate change.”

I like that it has some areas that are not concreted, I love the grass. But one thing that puzzled me is bedroom no 2, it looks like a kitchen cupboard. Hmmm ... it needs a little bit of renovation, but the flooring really good.

Nice house. Though I think its better if the living area would be bigger and more open leading to the dinning area. Also the placement of maids and drivers area is a bit off. They have no direct or should i say discreet access to the house, they have to walk by the pool and in front of the house, otherwise walk in the living area, to get in to the kitchen. Also i think, i don't want them to stare at me while im swimming. Lastly the video would be so much better if the videographer knows how to adjust the exposure on the go while dealing with the different lighting conditions in and out of the house.

I dislike the bathroom design but good maximum use of space. I just hate when the shower is close to toilet and no physical barrier like a low wall for bathing area. Also some windows would help. Otherwise everything else is good. Lighting for rooms and multiple options of what to do with a room

The haus is spacious, open floor design, lots of natural light, bright because of light flooring and paint colors, ample rooms. But 2-car garage lang? Saan paparada 3rd SUV, sa kalye? Pinoys are are not mindful of this, but why do homeowners like to include the “sidewalk” as part of their property? Saan lakad tao sa kalye? Bathroom design: bakit ang design ng mga bathrooms ay, kapag nag-shower, basa ang toilet, toilet paper rolls, at kalat tubig sa buong banyo? Also for designing maid quarters, would the owners want to sleep in such a room? The design principle is that if you wouldn’t want to sleep in such a room, why built it that way para sa isang tao rin katulad natin. Likewise, do bathrooms include exhaust fans for proper air circulation? Details count a lot in any design principle. Cheers!

@PINOY NGA I noticed that also. There was only one property so far, where I’ve seen an exhaust fan. I find the bathroom sinks very cheap, wala man lang shelf na maliit o salamin. For me, mirrors are a must in bathrooms or powder rooms. Ms Julia, it’d be nice to mention that a shower curtain may be installed because many would be wondering about wet floors and bath tissues.

The main entry door seems decent and I’d like to hear more details about it like what type of wood it’s made of. I appreciate the type of door handles used ( I believe, all throughout the home?). Ms Julia keeps on mentioning the “Entertainment Area” and has referred to it numerous times, isn’t that called a porch or patio? I do surely appreciate it calling the nicer kitchen a “formal” kitchen and the other, an “ informal” kitchen. It does really sound much better. Thank you!

I wonder if you a target age of whom you are selling the house. Considering the Filipino culture, wherein Lolo at Lola ( Grandpa & Grandma) may come visit (or stay)from the province or from abroad and who are mobility-challenged (naka-wheelchair), it would be nice to hear that there’s a room/s available with wheelchair access with a bathroom and doors which are wheelchair accessible. I am hoping Presello would consider that.

35mil without aircon (most important)! Should have at least 4 carports. Kitchen is small. Landscaped already is a plus though. When I go back there after 44 years in USA, I see to it that the maids and drivers would have a nice small apartment 24 sq feet (like our stateroom when we went first class cruising) I never seen a house (videos) (35-100mil) in Pinas providing a fairly decent quarters for helpers.

@Thelma Grover Like the other Presello videos I’ve seen, the a/c is not mentioned. I’d like to hear a centralized a/c or if just in bedrooms. Regarding the tiny maid’s/driver’s quarters, they look more of a cell to me. Hoping the new owner won’t get a claustrophobic maid/driver.

I agree! They always do that to other big houses as well! And its always segregated from the main house. I will they will give more consideration to the helps/maids/driver as they are the ones keeping the house at bay!
