Market adjustment is inevitable. Job market stock market real estate market. They're all cyclical in nature. But right now there is an inventory shortage in the housing market and it won't improve anytime soon. If you're a buyer this may work against you. It's definitely a seller's market at the moment.

@@ChristianC-gy1ym One of the reasons that I don't really want to buy a property, unless it's an exceptional deal, is that I am leaving most of my estate to charity. Real Estate would make that difficult.

I cannot count how many videos are out there from agent (sales representatives) saying the prices will always rise it’s pretty disgusting. What is even more disgusting is how asleep people are still buying real estate. It is a cruel joke on the middle class and first time home buyers at this point. Silver, cryptos, and cash, my friends. The housing crash will come.

@@jfausset Just wanted to clarify... I'm not saying that the prices will ALWAYS rise but in evaluating what I see in current housing market in comparison to what I witnessed during the recession of the late 2000's, I don't see a drop coming anytime soon. And, I want to share that I practice what I preach... I'm not selling my personal real estate anytime in the near future.

Interesting BUT the "run" is now in its 6th. year and the forbearance magic end is approaching. I think likely any "collapse" will be localized rather than national and see the price run end by this Fall. My 2 cents. I own several rentals and make Florida home and sleep well at night. Note: Citizens and business is fleeing high tax high dollar metropolitan areas.

Phoenix is the hotest real estate market in the US. My step-daughter and Son-in Law sold their home for $30,500 over asking price.sold as is.

Seems like the most of the nation is in similar situation. Just this week several of my clients lost out to buyers who offered almost $100k over the asking price, thus the saying that the list price is no longer the asking price but a starting price.
