Until the developers are named publicly there will never be an improvement in standards. There should be no legal issue. It’s only defamation if it’s untrue. The only reason I could think of to not name them is if you’re literally afraid of a van load of pipe-hitting tradesmen turning up on your doorstep to make your knees bend the wrong way.

It’s amazing how much of a property doesn’t get fully inspected before handover, went round to my mother in laws new place yesterday and had a look in the loft, extract fan not connected to tile vent, missing insulation, and party wall fire stopping not tight to underside of roof covering as I could get my hand between the Rockwool and membrane!

All of them are bad because ultimately standards aren't enforced. Developers will push you to the NHBC and then purposely sit on it, ignore everything forcing you down a route to accept a low ball offer to get some items fixed whilst sacrificing everything else. Until standards are enforced, don't touch any new builds to be honest. This is from the perspective of fighting Redrow and NHBC on 400+ defects over 4+ years.

You can’t access the property to do snag checking until after they’ve handed it over to you. It’s how they’re able to keep doing a terrible job. Vanishingly small protection is available to purchasers of new builds.

I can’t stop laughing at that pipe work - it actually looks like instead of cutting out the plasterboard someone just kicked a hole in the wall and said “yeah, that’ll do”

Some of those things are clearly where the site inspector has turned a blind eye because it would be too lengthy and expensive to repair and rebuild properly. I'm talking the walls out of plumb and fake weep vents. Where a "professional" has seen it, but decided against raising it to make their life easier and get the properties sold. On other faults, like cracked tiles, poking out nails and the like. Clearly no one has looked at that property since the declared it finished. That staircase, it's so bad, like not a single thing about it is right. In the construction industry we got serious about health and safety, and as a result deaths on worksites have collapsed. It's time we implement a similar system with competency and quality control.

They're not scammers..... They're rushing and downright incompetent. The site manager is supposed to check the finishing and then snag appropriately before he passes it to the client to inspect and then rectify any further snags they find

When you mention all the issues who pays for the fixes, the homeowner, developer or insurance? If the developer is not responding to the pointed out issues, what's the process to get their attention to get things resolved? Would n't this be considered not as described upon sale and transaction which is in violation of consumer transaction, especially as that's a significant amount of money a person paid. Also after transacting doesn't build quality have to stand up for at least a period of time similar to a manufacturer warranty? Thanks

I think the concern will be that if a wall is 28mm out of plumb, it's unlikely to be the only brickwork which is a problem on the house. I can't believe that the developers couldn't save money with better inspections along the way, shows you how much profit there is in house building.

You do a great job , there should be a network of companies like your self set up to snag houses Pre hand over , this should be mandatory and set in law that a house cannot be transferred to customer until snags and issues are sorted , even if this is done on a 3 stage process whilst house is being built. Site managers should be on a data base , licensed, monitored and rated . This country needs to get its backside in order and protect people from being ripped off by Companies as well as individuals.

I'd love for you to snagg some of the sites we decorate ,, can't name them but we have to turn around 2-4 bedrooms new builds in 1-2 days with every other trade trying to complete their work also... It's all down to money, money and sometimes money.

Could someone explain to me what happens when the buyers turn around and tell the developers of the faults mentioned within the snagging inspectors report? Like, the tap for instance with the exposed wall plugs and it not being flush with the wall, will they actually be held liable to fix this? The lack of mastic sealant, will they by law have to amend these issues or can they just literally run away with your money. I understand with things like walls being out of level beyond tolerance having to be fixed under building safety regulations but I'm wondering more about the smaller but still important stuff there isn't legislation to cover. Also I'm unsure if these places have already been paid for or not for the developers to hand them over in such a state!

The developers pull faces, suck their teeth, say they’ll get an inspector to look at it then go down the pub and have a good laugh at the poor mugs who’ve bought new build houses built by the cheapest subcontracted tradesman the developers can find. You know, the ones who can’t get their own work independently because no-one would ever recommend them.

It depends. So if you haven't actually finalized the contract and paid them. Well then they have to fix it so you'll sign, this time is when it's best to inspect because you have the most power. The next possibility is they offer you some kind of home warranty which any major builder would. In the event they don't fix it you at least have the option to sue for failing to honor the warranty. Lastly there is still building code. Homes must be built to code, that's why for example he said the wall can only be 8 mil out of plumb. That isn't his opinion. That's code for his area. If your building a house you have at least in the US an implied warrant of merchant ability. That means that even without a contract if someone sells you something it's expected to be able to do whatever that thing does. If I sell you a motor vehicle, it better be a motor vehicle. Better still if I sell you a ford f150 it better be an f150 and not a van you've cut the top off the back half of . Likewise it's implied that any house you build for me will be built in accordance with the laws on home building even if no contract says so. It doesn't need to. Your automatically prevented from selling me an illegal good basically. So if you sold me a home that must have a vent and must be within 8 mil on wall tolerance or your plans stated I would get a 8x8 concrete pad but I got an 8x7. Those all open you up to a lawsuit.

I'm looking to buy my first house, and a new build is what I'm looking at. Could you do a video on what a new homeowner should check for to decide if they should get a proper inspection? I've seen a lot of these videos, but I feel like there must be some obvious signs that little care has been taken. Maybe just the top 5 most common issues and what to look out for? Seriously, don't! If at all possible, try and get something older, even if it needs a bit of modernising and decorating. My 1966 house came with its original features such as flush doors, parquet flooring, avocado green bath and carpeted loo seats, but at least the place was built right.

What's the % of properties you survey for a snagging list have 10 or less items? If I were buying a brand new ' anything" by definition it should be fit for purpose. Now a pair of socks will have less issues than a house ,but I feel a list of 10 or less items on a new build is acceptable (thinking a usually snagging list,not that half the exterior brick work needs coming down, or all the windows need replacing)

I can't believe a qualified tradesman was responsible for some of the very poor workmanship seen here. More likely a developer employed the cheapest option instead of using someone who knows what they are doing.

It's a sad thing that so many commercial builders throughout the world don't give a rat's rear as to the quality of their product. On the positive side, they do give folks like you plenty of content for videos. I do hope people watch before going off and buying/building a new home. May I suggest that occasionally you do a comparison of the "wrong & right" ways these things should be done? (Yes, this is my 1st full video of yours (I've seen some shorts), so be gentle if you're going chide me. 😂)

If the out-of-plumb brickwork is removed and replaced, some of the sections you show are right next to windows. Will that then mean the window will need realigning because it could be sitting back to a different depth than the other side? Also, when you show us the brickwork is out of plumb, how do we know if the incorrect part is bellying or receding?

I was wondering this, because at some point you would have a step. Either at the bottom or top depending on which way. And also thought about windows and doors. And then re skimming and decorating the reveals. Makes it sound simple with "just the outer skin" ... but surely its a f****n nightmare

That is almost how a roof should be built, it is in Scotland. Its called sarking board and SHOULD go from the guttering to the ridge both sides all the way along.

The chipboard in loft was not cut , it was put over a a4x2 and stamped on , works every time , saves time and money.

I work as a contract supervisor under NEC4 contracts. These arent "snags", theyre defects. Im ruthless when contractors dont play ball. If they take things on board and fix the defects, reat - we can have a good working relationship. If they dont, theyll be taking down plasterboard to prove their conduit is installed with the correct saddles. On every. single. wall.

The best way to fix these cowboy developers is to get a check on any house you plan to buy and remind them that their work needs to improve for a sale. The fact you have to tell the developer how to build a house correctly is astonishing that's their entire job.

"Plastic" doors and windows cannot be repaired, they need to be replaced because in the factory the profiles are cut a bit longer and during welding these few millimeters disappear, if this weld breaks, it is already scrap.

I’m so glad my Australian house was built in 1972. The standards was so much higher then, and my house does not have a single problem even after 50 years. It was built by Wimpy homes who we deliberately chose after migrating to Australia from the UK. They only had a presence in Australia for a think roughly 5 years or so, but our house is awesome.

Australian homes built these days are absolutely shocking quality. There is no proper construction regulation and if issues are brought up the developers just declare their business bankrupt and start a new one.

As an average DIY guy, them walls are better than my standards, as for the oven, it would be traumatic if the food landed on the floor🤣 Oh yeah, I don't think new roof stuff is supposed to move either, it should last at least 50 years if done with real slate.

the brickwork in that section and everything above it unless it has a 25mm set back above your level? The tolerance is as you say 8mm but its 8mm either side of plumb, so if the footing was wrong(which is where you are plumbing from) maybe the bricklayers slowly moved it over to where it should be. I have done this myself, lean brickwork over gradually to hit the correct measure.? Early backfill of footings could push walls over.

Fun one I had with my new build related to one of these - the SVP had the test bung precariously balanced and insulation over the top of it then when I pulled the insulation back the bung and everything else fell down the SVP, great stuff.

mastic seals on cast stone is the standard to allow for movement and waterproof the joint, at least thats how it is where I work.Agreed wrong colour

Hi im thinking of become a snaggin inspector ive worked in hotels for 5 years now doing ppms daily aswell as working on different building sites doing general labouring and painting for 4 years is there any kind of qualification i would need or trade i would need too get into snaggin?

I don't see how you can replace the brickwork when it's 27mm out of plumb . To get it right you would have to bring the bottom out by 27mm to make it right . How ?? You would have to go down to the foundation and build back up surely ?? I can't see any other way of putting it right .

On the tap, it was fitted upside down as there is no way to drain it for winter assuming there even is a shut off tap inside the house.
