In this video, Kelly and I travel to South East Kentucky to tour a 170 acre tract of land. The property owner purchased this land with the goal to make a homestead/farm for he and his family. We were invited to come see the land and offer our opinion on how to get the homestead started.

If that stream has some elevation change to it over a reasonable distance, there is the potential for microhydro power generation.

Beautiful property I think It is a missed opportunity not properly manage the forest part with selective cutting

We have certainly experienced that forest neglect here in northern TN. Unless a forest is continually thinned trees cannot develop into monstrous mill able timber with beneficial financial results. The forestry survey of our acreage confirmed my thoughts…thousands of trees but few of financial benefit. Thinning trees can still provide great canopy coverage while opening the forest floor. Tim

I would move the house up a hillside a little to avoid high water events.

Things to think about 1:Zoning. 2:Form of entry or lack thereof. 3: What's already on there or not. 3: Water. 5: Topological make up.

This is really helpful. I just bought ~80 acres in KY with a lot of similar goals. Biggest differences are that I’m a single woman and I’m bringing my house with me!

Could plant berry bushes. Blue berries, black berries etc. Grow great and you can make good money of them if you do (pick your own) type stuff. I'd do it closer to the Air BNB areas though.

What a sweet response to your ideas, challenge his ideas, plans. Thanks for sharing this. We are starting in West Virginia, on acreage, but my family is not like minded with me on grand homesteading, yet! So far, we have chickens, and are training pups to guard. Helpful to think in zones. Even though we have very few flat places, previous owners developed some trails and camping areas. It will be an interesting decade, redoing the 1830's home, and for - gardens, pastures, Lord willing, more animals!

Absolutely useful and one of my favorite type of videos you have done. Loved the overlaid diagrams on the map. Land management is great content. Bought property two years ago and love brainstorming ideas of what I could do. Some people have land and just need some guidance.

Thank you for this informative and thought-provoking video! Big fan of the Pipe Cottage, and now I'm a fan of the Red Tool House! We've moved to Natchez, Mississippi and bought an old Victorian home in town. I'd love to have some land and homestead out in the country, too. I'm hoping to find some helpful resources among your content, sir. Who knows, maybe I'll reach out for an assessment of my own in the not-too-distant future.

I do watch your videos. Have been so some time now. My husband and I are getting close UR to getting property and STOP MOVING. We both want to do a couple of businesses and the flavor of this week is in KY! This state has a lot going for us all the way down to growing old together. Your videos REALLY HELP. Great video! Many aspects and ideas are covered. It would be good to have a mountain bike trail too if the property is used for tourism and you think it may need some variety. It would be hard to beat horses and mtn. biking though they need separate areas. Good job.

I do think that everything you produce for your own household on your property, you should be considering what would be involved in scaling that up to commercial quantities for sale. Most things on most properties, it won't be worth it - but locking yourself out of something that could be an easy income because you're not willing to think about it is just foolish.

Excellent video. In my opinion missed the energy history of WV. It appears to have solar and large wind energy potential, of course coal and fracking are less acceptable. Reminds me of a mountain I was looking at that was land locked, no access. There is little you can do with an easement, although you may want to explore this in one of your videos. The other issue I noticed is ghosts. I was interested in one hundred acres. I visited the land and could see where the vegetable garden was. All the buildings were in ruins. I couldn't live there as there was this feeling of a family failure.

if he could built into the side of the rigid what make for a good basement to store all canning goods and produce. Thats what i had growing up. Would get the house a little higher in case of flooding also.

I'll bet the permission slip to grow it is quite expensive and you'll have to give the government asshats permission to come on your property whenever they want. Seems counter to a homestead.
