Increasing ur mortgage so as to pay off for the house in 10years isn’t a wise financial decision, instead save that money to purchase another house then put it up for lease. The rent money you make from the second home should be able to service the mortgage of the two building. If you really want to own many property don’t be in heist to pay off mortgage, having 20-30 years mortgage below a thousand is good deal. Repeat this over time and you see yourself having many properties in your name and all servicing their mortgage and also giving you a little profit at the end of the month.

Great video! But this information is not for everyone for now, get your priorities right. Some students or care assistants might have started doing calculations on how to buy a house in the next 15 months. It was easy for Femi because he came in as a Nurse Instead of thinking of buying a house now..why not save towards becoming a nurse too or something of almost same value. And in few years time you can as well comfortably own your own house here in the UK.

Or if he could even invest in other things or sources either there or back home, if he has trusted hands back home, (Nigeria) as against building houses with the accumulated savings, that would bring in great income to service all the debts and mortgages, thereby not having to stress or worry too much about paying debts eventually in the long run, if that makes sense.

I’m glad he got to use the scheme before it closed. I do have to point out that what he failed to mention is that should he decide to sell or pay off the mortgage in full, he will be required to repay the government the 20% equity loan percentage of the market value or agreed purchase price whichever is higher. For anyone in doubt, it’s possible to get a mortgage on a Tier 2 visa but the lenders are often limited as most require applicants to have ILR or citizenship. Halifax is one bank that will accept such application but mortgage rates might be higher. If you can afford to save and buy, please do.

From my own experience as a nurse working in the Uk, you can independently save up to £3k monthly if u have lesser bills to pay and do extra shifts. Some people people spend £300 to £600 on rent bills inclusive in shared apartments. Extra shifts will give him that large amount to save. However, this is not applicable to all, don’t be pressurised, do what works for you and stay focused. He knew exactly what he wanted and went for it, big congrats to him

We need to train our own people and stop importing third world Africans, it’s also nice for our elderly to be looked after by indigenous native British people instead of always dealing with immigrants and not receiving healthcare from their own people on a daily basis , this kind of mass immigration is engineered and designed it was never needed never wanted or never preferred. Congratulations. But his scenario is not “normal” scenario. He had opportunity to work beyond the limit set for visa rules. In all, people should plan and set realistic target. The Lifetime ISA is still available for anyone buying their first house.

Constructively this story is not Demystifying enough. 3k in savings month on month is not humanely possible for a band5 health care worker or Nurse, you definitely had other streams of income you didn't disclose . Congratulations anyways 👏

Remember he mentioned aside the normal shifts he was doing agency shifts as well. An agency shift can pay like £35/hr and as an ED nurse, he could have earned up to £50/hr. If he worked 2 12hour extra shifts a week at £40/hr, he would earn roughly £920 a week extra income. £920 x 4 weeks is £3680 per month from 2 extra shifts a week. Everything is possible to the determined mind.

His whole story is not adding up. So he’s technically working 14hrs for 7 days to make £5.4k which after tax comes to £3.9k….complete cap and he’s on visa. I’m from the uk and this is impossible unless he has a side income.

I think the commenters saying the nurse lied skipped the first few minutes of the video. He came in during Covid, probably enjoyed overtime pay and was allowed to work an extra 20 hours weekly plus his normal 37.5 hours weekly. So, what’s the fuss exactly? 🤷‍♀️

Having Access to Public Funds does not mean that you can get mortgage loans easily. APF is for British citizens or EU citizens only. Also Access to Public funds means that you can get housing and council tax benefit and also Income benefit. As far as you are not a British or EU citizen...you can't get it. I am a JCP advisor so I know what I am talking about.

I don’t know about the credit score but he mentioned he was doing extra shifts with agency during Covid and post Covid, as the 20hours extra shift cap was lifted. Emergency Department nurses agency rate can be up to 50p/hr or more depending.

@davidamadin That's not true. 20-25% and above is what most brokers will tell you. Also most banks will only give you a look in of you have at least 25%. Also you have to factor in the cost of the flat or house, you are buying.

Very possible. You have to be intentional from day 1...start building your credit history from day 1. Get credit cards and don't use more than 25% , get contracts, set direct debits for energy bills, phone bills etc, register to vote, let your rent be on contract. Pay your council tax, road tax, insurance etc if you have a car all by direct debits....in 1 year your credit score will be flying high. Also, set up savings account...there are companies like loqbox that can help you build credit score by setting up savings account but it comes at a fee of 2.5 pounds per week ..making it 10 pounds per month... I am building up my credit score but I am still trying to know how best to play around the UK property market... I have learnt so many things here and will need to do my calculations based on location.

So did he put down a £21K deposit (10%) of the total value or did he buy the property via the help to buy scheme? His responses and explanations are very vague and unclear. Also you can only qualify for help to buy if you cant afford the total deposit, but he said that he put down 21K. If he put down the 21K why would he need the govt to loan him another 20% of the purchase price. I dont think any of this is true, this guy's responses do not add up at all.

Not just staying in the UK for 2 years. You must have a good and solid credit history for 3 years and also be on the Voters register in one residence for 3 years.

I have not stayed in UK up to 2 years but I have 1k overdraft and 2500 credit card... I don't doubt anyone, what I can ask is for more info.... Nursing personel used to pay agency nurse as high as 50 pounds per hour depending on the location....from 35 to 50 pounds per hour. Agency shift and overtime is where they make money.

This interview is not detailed enough.The only thing he keep saying is financial intelligence. How was able to save 3,000pounds per month? How many hours was he working per week? How much is he paid per hour? Was he paying for rent? How was he able to build his credit score for this interval to be able to get a mortgage? From my findings and other RU-vidrs who are on mortgage, you should have stay in the UK for up-to 2years to get a mortgage. What did he do different?

Remember he mentioned aside the normal shifts he was doing agency shifts as well. An agency shift can pay like £35/hr and as an ED nurse, he could have earned up to £50/hr. If he worked 2 12hour extra shifts a week at £40/hr, he would earn roughly £920 a week extra income. £920 x 4 weeks is £3680 per month from 2 extra shifts a week. Everything is possible to the determined mind.

Your guest is telling big lies, not telling the full story and misleading people. There’s someone else (his fiancé or spouse) in the picture that supported him which he failed to mention. To get a mortgage in the UK, you must pass affordability test. The lender will do affordability test on your base salary and will not consider income from overtime because overtime is not constant. So your guest income of £1700 will not pass affordability test except he did joint application with someone else. The guy also said other things that were totally untrue. Good job Daniel on your overall contents!

I have no doubt he bought his home but Daniel come on, me and you know that on his current wage and only being in the country for 15 months that it’s impossible to get a mortgage. If he was transparent and said that his wife or whoever helped him then that’s more believable and truthful but me living here in the uk since birth and worked in banks, I can confirm it’s a complete lie and no chance he will qualify for a mortgage on his current, being on international visa and no credit history built up from 3 years minimum and many more I can list.

Only you knows the motive for posting this video but any Nigerian who has been in UK for a long time would pick holes in your story. I am not saying it is not true or it is true that you bought a house 15 months after arriving UK but the story about your monthly savings of £3,000 savings on salary of £1,700 per month is not clear even if you were working over time during COVID. This is not Nigeria where you can work as you like, there is a limit to how may hours you can work per week and that applies to every one working in the UK. So you have no expenses at all? The guy was asking the right questions just like an FBI would grill you but your answers were murky somehow. Your main expense would have been your rent , food and other bills? Let us assume you were wearing the same cloth every day for 15 months. I bet you travel free as well? Or you bought your car for free? Even Doctors don't save £3,000 a month after expenses in the UK. My point is not to kill anyone's ambition but don't buy a story on its face value, do your home work.

I watched the entire video, you were amazed on how he did it and you said , how did you do it were you working 7 days a week and he said he worked a lot . He didn’t mention his working hours nor money he made per hour as a Band 5 nurse , yes he spoke what a band 5 nurse have after tax which is 1600 but he didn’t mention his pay per hour nor the number of hours. I was wondering if he worked with agencies to make such huge amount of money but didn’t see it in the video. But bro my criticism isn’t to say u don’t do a good job. I came in Sept 2021, my hubby came in Dec and started work Jan 2022 and I can tell you in a space of this one year him alone have saved close to £30,000 aside paying bills cos he has what he was pursuing! He is working almost 96 hours a week! He works 7 days a week and combine 3 Jobs! If we want even buy house of £300,000 of £30,000 initial deposit this month we are more than capable doing that! So people can do it!

I hate it when people come online to give false information. This guy is either lying or doesnt tell us how he actually got his ''mortgage' First of all, you need a 6 years credit history before the Bank could consider your mortgage application. Secondly, you need to have ILF (Indefinite leave to remain inthe UK) not on a working visa. Also, if we take the 3 thousand pounds you saved per month (which I doubt) and we add your monthly outgoings to it that means you should be earning a net monthly income of around 4200 pounds now, considering the average take home of a nurse is 1700 pounds for a 37.5hours weekly work so how are you getting 2500 pounds a month more? on extra ''20'' hour's work?
