How I make SIX FIGURES from posting Real Estate listings on Craigslist

Without exaggeration, my entire business has been built around meeting clients from lease listings I’ve posted on Craigslist. Over 90% of my business has, in some form or other, originated from Craigslist - either by meeting someone who’s directly called me from the site, or referred to me by someone I’ve met from Craigslist. This quickly turned into a six-figure per year income from continuous Craigslist leads and referral business. Here’s how I did it.

Note: Craigslist is primarily US-based. There may be similar sites that work best with your country (Kijiji in Canada, for instance).
Disclosure: Craigslist alone won’t make you millions. This took me years to cultivate - it took me several years to build it up to the point where I was actually making over $100,000 just from craigslist leads and referrals from craigslist leads. It won’t be a get-rich-quick technique but it CAN add tremendous value to what you’re already doing.
1. Go to Craigslist (I KNOW someone will ask me this…so here it is…step one…Craigslist.com)
2. When posting, I’ve found longer titles work better than shorter titles - ALL CAPS work best. If you use symbols like stars ★ or brackets, shorter titles do better. Use this carefully as it can be a bit spammy.
3. The body of the message should be kept simple, clear and concise. First thing to mention is your name and contact information (email and phone)
4. Mention that you have access to other properties and that they should contact you (if you’re a Realtor and want to work with leads)
5. Mention the specifics of the house - bedrooms, bathrooms, price, and square footage.
6. Describe the house in extreme details. The more keywords you use in your description, the more it’ll come up on Craigslist search results.
7. If you’re a Realtor - DISCLOSE that you’re a Realtor.
8. MAKE SURE TO HAVE GOOD PICTURES. This is essential.
9. Make sure to pick up your phone and return emails as soon as they come in. Otherwise you can lose the client.
10. Do not renew your ads. Just continue posting new ads and letting the old ones continue to run.
11. Ideally have several ads going at the same time, this increases the likelihood of someone reaching out.
That’s it! It’s pretty simple. Do this regularly, continue adding new lease listings when the current ones get rented out, continue helping people with their rentals, and these clients will eventually turn into buyers, sellers, referrals, and potentially great friends. It takes time but it’s paid off big for me.

Thanks again man, for the Craigslist "template" you sent me a while ago. I've been getting crazy amounts of leads. Been doing it consistently now for 3 weeks (all lease posts). Closed 1 lease and turned in two apps, got two buyers pre approved and 11 leases I'm working on as we speak! This stuff works!!! Hi Graham! Im 18 and from Germany and just saw your Channel a few days ago. Im doing an apprenticeship to become a Merchant in Retail trade. But Im thinking for a long time now, that the future of working in a shop wont fulfill my dream of financialfreedom, especially with all the online shops wich probably will take over my job in the future. So I started looking for ways to earn a passive income. After I've done some research i recognized that ETF fonds are a good way for a long term saving plan and that the stock market isn't the best way for young, unexperienced people to really make money off. So I kept looking for other ideas. As I like to buy and sell stuff I looked up on the Internet and found you. You really inspired me to start investing my savings but the only problem I have is, that I have no clue where to start. We dont really have craigslist here and investing in a rental property is ways too much for my 640€/month income. Do you have any advice for me where to start, or how I can edjucate myself further?

A little late here. Wish I started watching your channel a long time ago, always some interesting and helpful stuff. I got my RE license back in January and have been trying to build my business through CL and leases. Nice to hear someone validate the idea. My clients have been very happy and all have the goal to buy next year (I closed 12 lease deals the past 2 months). I am hoping they at least 25% convert to buyers next year. Question: What did you do to stay in touch with them and keep them as a client. My plan is to reach out quarterly just to check in and see how they are doing. Is that too often? Not often enough? Love your videos man, keep it up!

I rarely followed up except a month or two before their lease expired. At that time, I'd see if they'd want to renew or if they wanted to start looking at other properties. To be honest, I had terrible follow up - most of my tenants would come to me when they were ready to look, I had very few change places without me involved.

Hey Graham, loving all your videos, just one question! Regarding this technique, what target price range do you recommend? I was interested by your 25,000/month example and I'm wondering what price range you focused on when targeting agents to ask their permission to use their leases. I want to aim as high as possible without losing practicality in terms of the effectiveness of this technique (assuming price plays a factor). Thanks again. Hi Graham awesome video. I've definitely seen success with craigslist too. My first sale was a craigslist rental lead that decided to buy once they realized all the pet fees and general fees associated with renting. In your first few years in real estate, was the bulk of your income derived solely from lease listings using this method? That eventually became buyer and seller income? I know in your other videos you've stressed open houses and sphere. I guess my question is, since you're saying 90% of your business originated from Craigslist: was the income from lease listings in the first few years enough to live on? You've got great content thanks for all your help!

Just found this channel two days ago and almost through all your videos already, I love the content. Quick question, I'm an 18 year old graduating high school. I'm starting a business dealing with programming and web design; however, I also want to get into renting real estate and investing in the stock market. I have a car financed to build my credit score but only 3k in my Vanguard account (invested into their smp 500 index fund). What would be your suggestion on the best way to move forward? Should I put all my saved money into a Vanguard or how much should I save to start investing into real estate?

Have you set up a tax advantaged account yet? If you want to get into stock market investing, I'd highly recommend opening up a Roth IRA and throwing your money in there - it makes sense to do this before you start making some serious cash since you're already in a low tax bracket. If your goal is real estate investing, unfortunately it'll be less exciting - I'd just save your money in a high interest checking account, like Ally, long enough for you to save up for your down payment/remodeling costs. I wouldn't really advise investing money if you'll need to cash out in 1-3 years - should the market turn down, you'd hate to lose some of your principle.

Yes, I have a Roth that I have maxed out for this year, I was also wondering how you split your income/savings between real estates and stocks. Is it a better investment to just save (with a checking account) for real estate investment?

Mine is terribly balanced towards real estate. I contribute a a small amount through a Roth IRA and SEP401k but at this point I pretty much just keep the majority of my money in an Ally bank account and save it towards continuing to invest in real estate. In the future I'll begin contributing more to the 401k.

Congratulations! What area is this in? I'd definitely continue renting it - depending how much equity you have, you can cash-out refinance it and use that as a downpayment for another property.

Riverside county in Menifee specifically, thank you for the advice I know I can do a lot with it but I just didn't know how to leverage it the right way. Only problem I feel with the secondary property is my income I don't think a lender would look at as sufficient for two properties

Hi Graham, thanks for the informative sharing; What do you say exactly to the prospective tenants who called you from Cragslist to get them to allow you to be their tenant agent for the property? Because they might think you are representing the landlord as you listed the property on Cragslist, (but actually the listing belongs to your colleague)

Hey Graham, Just a quick question about residential real estate. I talked with friend who does real estate but advised me to stay away from residential real estate because it's still considered a "white frat boy" territory. Q. What is your opinion on the ethnic diversity of successful residential real estate agents in upper class neighborhoods like Beverly hills, etc ?

+TheJinroKing I've never heard of this. Most realtors I work with are the exact opposite, they're in their 50's or older women who are fairly serious. As for ethnic diversity, it varies - especially in Beverly Hills since LA is just a diverse place to begin with.

Second question, lots of No Broker Fee Ad on craigslist, how you compete? Any tenants would like to pay you one month broker fee? Thanks

Fantastic advice. I like the idea of posting the contact information right at the top, I'm going to give that a try! I had great success finding tenants recently using a very similar formatting on Kijiji (like Craigslist) - Descriptive title, max out the pictures, and post all of your contact information to make them comfortable about contacting you. One other thing I like to include is: "Feel free to contact me for a quick reply".

how did you start in real estate investing? for example if you didnt have alot of money laying around to use to invest...how did you start?

I saved the majority of my income from 2008-2012 - I pretty much just hoarded it. I would rarely spend anything unless I absolutely had to (I'd go out to dinner with friends and either not order food because I'd rather save the money, or just order an appetizer to cut down on costs). So by 2011 and 2012, I had a decent chunk saved up - I also had a string of high priced sales in 2011, including a home I represented a buyer on for $5.5m (that I met off craigslist, oddly enough). So I had all this extra money sitting around and I wasn't sure what to do with it - but I noticed real estate was super cheap at the time and I saw this as a way to hedge my income against the occasional commission-only income I was making as a realtor. I just saw investing in rental properties as a way that I could finally earn a steady income. So I began buying properties with all the money I had saved up. A large component of that was pure luck - I happened to buy at the bottom of the market. However, I wouldn't have been able to be in that situation had I been stupid and blown all the money I had made.

Graham, thanks for this. As a commercial agent, I've been using Craigslist for commercial leases/sales for about 10 months and have had success in doing so, but with room for improvement. Hi Graham, I've been watching your videos for more than a year now and I've been a huge fan. I'm 19 and have had my real estate license for nearly two months now. I've gotten about 35 leads since then and I am actively working with 3 of them to find their future homes. Now for my question, how do you go about getting into the leasing side of real estate? Which paperwork is involved in the permission to advertise a lease, is it just a standard listing agreement? Thanks,

Craigslist is underrated. Everyone uses it. I've found my last 2 rental apartments via Criagslist. Tends to be cheaper than apt complexes etc

+Troy Yarbrough I get a commission for bringing a tenant into a rental, so I post my own listings up - or, in the beginning, other agents listings, and would find tenants for them.

graham what is your advice on insurance to cover Homes your renting? just keep the ho insurance with the mortgage company? or should you require renters insurance too to avoid law suits against damages to renters property?

I always have full insurance for the property's value. I also recommend the tenants have their own, separate renter's insurance policy throughout the duration of their lease.

So the listing you can borrow from agents in the office is just a regular listing for a sale or does the listing have to be a leasing to use for the Craiglist ad? Only part I’m confused on
