As a multifamily broker for over 18 yrs now in the TX markets, I can always recognize a fellow pro just by the specific questions you ask investors. Great video!
Beau this is great information! Thanks for sharing and helping to enlighten me. Very good point about the best thing an investor can do is to build relationships with Brokers.
Hey I'm born and raised in Daytona Beach. I think it's cool you mentioned it. I'm looking to acquire my first multifamily property in Volusia county. I just ordered the book you posted a link to. I'm going to educate myself and make my move.
very cool, I used to live in Deland in the 1990s and still have brothers and friends there. glad you're getting educated up...I promise the book will put you leap years ahead of others.
Hey Beau, great content! Can you help me understand how you were able to download all the MF properties from the appraisal website? Was that the county appraisal site or a different site altogether?
Depending on your county, the tax assessor has a search function. You'd do a search for multifamily, then export to excel, then import to your CRM. If your tax assessor website is old, then call them directly and have them provide you the info in excel via email.
Wonderful! You mentioned sorting the County Assessor's info into columns. Other than # Units, Bdrms, Type of Const, Age, Owner, SP - "... and a whole bunch or other columns" - is it possible to get a list of the "whole bunch or other columns"?
owner name, principal name, phone, email, address, property name, property address, building class, units, beds, parcel ID, type (market rate, student, affordable), market (Gainesville, Jax, Tally, etc.), acres, no of stories, property status (existing, proposed, under construction, developed by existing owner), age, what it last sold for and when, when it was last sold, mortgage holder (amount, maturity), property website, pic of property, building type (apartment complex, busted condo, spread out assemblage of quads), zoning, construction type
@@BeauKnowsMultifamily Thank you, Beau. Your knowledge (and your willingness to share it) of our industry is (in my 37 years' experience) simply unsurpassed.
Best thing you can do when new to the multifamily investment business is to partner up with an experienced mentor. Someone that already owns units and is actively buying. You'll learn a tremendous amount from them and be able to gain street cred when talking to brokers and sellers.
I cover the northern half of Florida. If you go to my website beaubeery.com and click on resources at the top you’ll see all the markets I cover and each of the counties.
Great content, where can we find a property appraiser website? I’ve googled it and the results are a sea of misleading links and advertising for pay to import. Any advice would be greatly appreciated. Thanks!
