Great video. Looking forward to watching the rest of them! We full time rv with the intent on relocating from NY (beautiful area in the Hudson Valley but very expensive taxes and such. Small town born and raised, covid was the biggest influx of city people in history of our small towns. It’s not terrible but was time to sell high since we wanted to downsize anyway) took advantage of time to travel for 2 year’s. Been keeping an eye on Mike and Jennifer’s progress and traveling Robert. We happened upon Arizona and New Mexico property which we loved and cheap. But good luck getting water and no trees for privacy. I love the idea of these like minded communities with min 5 acres. It gives us the space we desire and a community of people to keep an eye on each others places. Wish your area was still available! Love the community you all are building!! Gathering sound awesome! We signed up with tenn land and lakes with andi next Saturday nov 18 to see property in hohenwald at the reserve at high forest. And wow you sounded exactly how we were with andi on the phone today. We will be in town so we are just looking. We have thought about this and starting to look. We are not buying. We still Want to look at Florida we said to her. Then we continued watching your video and laughed hysterically between 8min and 14 mins when you said I’ll take it! Lol. Yup, I could see that being is Saturday 😂 it would not be a bad thing. Welcome to our channel! Did you end up getting a lot in the Reserve? And yes, they did sell out our subdivision. However and maybe it's too late, but several of the existing lot owners have their lots up for sale. There are some good deals out there for unimproved, partially improved and RV ready lots for sale from owner's where life happened and circumstances changed!
@@RvParkBuilder Thanks, I appreciate it! We did see some for sale at the woodlands and looked online at some of them. We did end up purchasing at the reserve! Since we were in the area for 2 weeks (1 ahead of the sale) we drove around your area (saw you by your camper but didn't want to bother you since you were probably working) We wanted to see what the woodlands looked like since it was the previous development. We were impressed. Liked what everyone was doing and how everything looked. They don't give you much info ahead of time but we did our homework, drove around the lots and the area. Decided this would work for us and narrowed it down to 3 lots. Otherwise we decided we would just wait since we saw all the area not in the sale knowing they would have lots for sale for a long time and we are in no rush. If we run into you sometime we will have to tell you the story! It's funny! And the sale day was just like you said so thanks for the heads up! LOL. Turned out to be a lot of fun! And we spent a lot of time getting to know our neighbors before and after the sale! It was great! We should have a duel meet up someday!

As someone who's grown up on a rock in the middle of the pacific, I find this fascinating! It is a lot of money..but there is a lot of land there and not a ton of people knocking down doors to get to it. Open land here is going for just about one million an acre.....Hence, why I am looking for wide open spaces on the mainland...

Trust but verify this info.... There is no zoning for the area that I can find. They don't even require you to build at all. The developer has us agree to not put trailer homes on it (single wides, double-wides, etc) as a condition of the sale. Basically anything with wheels is not allowed unless it's a officially licensed camping unit such as a RV, 5th wheel, popup. Grey areas seem to be manufactured homes and tiny homes.
We've never heard "Lot Deletions" before, but makes sense. They definitely use that tactic in their sales process and it works because we have close to 300 lots sold in our subdivision now.
😓 You definitely like the sound of your own voice! It took you over 25 minutes to tell a 5 minute story. I live about 35 minutes South West of that property. I also have 49+/- acres of completely "buildable" land, for sale. And your prices just made me think that I need to double what I am asking for mine.😅 And the only County restriction here is that you can't build a tannery. You can smell those things miles away. Your adult entertainment is regulated by the state. If it's not a Dry County (no alcohol) or within 500 feet of a school or church, you can build anything that you want to on your land. He was absolutely correct about the septic and electric. Both are regulated by State minimum standards. Tennessee is a free state. Some people have never lived in one of those before. They don't understand the concept of minding their own business in daily life. So the minimum government involvement is completely foreign to them.

But then I discovered this company has a Florida development .5 acre lots only... so I bought in there instead (site unseen) and I experienced all the same, concerns you described, AFTER ! Was funny to listen to you, and think "yup, I either got a nice deal or screwed".. LOL I too called the City and got the same results... good. My restriction, is no mobile homes allowed. I wanted to still buy in the TN development, too bad the price has doubled :(
We have received feedback from other owners who have gone through the sales process with Tennessee Land and Lakes. They said their feelings and emotions are spot on to what Comet Troy had felt and experienced! Good luck in Florida!
We totally agree 100% on Wess Ward. Since we released this video, we had nothing but positive interactions with Mayor Ward, Don Bates (Linden Utilities) and the whole City of Linden staff. It just reaffirms our decision to become part of this wonderful community!
I kayaked the buffalo rive a few times when I lived near Nashville. I loved Tennessee but moved down to Florida in 2015. $200,000 for 34 acres of mountain a surprise to me but if you’re happy with it that’s all that matter’s. It’s your money. Thanks for the story and enjoy your property.

$5800 an acre. Thats not bad at all especially if theres springs or a creek. The way they handled the lot sale is how I rent my houses. Open house on 1 day only & for only 4 hrs, 2 wks after the add ran. 10 people would show up to put in Apps. Renters get FOMO & start upbidding each other lol. Even offering to pay 6mos up front. Its a smart sales tactic bc otherwise if Realtors had to keep showing it every other day to those that are interested, and most are no-shows, people dont get competitive.
@@Userxyz-z2d The funny thing.... we haven't even walked the entire property yet. We did find a small waterfall about 5' tall and just 6" wide or so. Since the water features are down in the hollers near the lot lines, it's tough to determine if those water features are on our property or the neighboring lots. Probably some of both.
Hey Troy!! I love your videos. My wife and I are from NY grabbed nearly 100 acres (before prices here for more expensive) and have slowly building on the lot. Who are you using as a contractor for your septic? Thanks!
You would think that's an easy question to answer. We had one contractor install the tank but his equipment was too small to dig the ditches through the chert rock. Ridge809 (sub Bradley breeding) dug the ditches and installed the 36" chambers for the septic field and passed inspection. Jeremy Pevahouse installed the first septic PVC to where Comet's RV was initially parked so we could begin using the system. Then we bought a mini-ex and installed all the remaining septic PVC ourselves. So it was a true community effort! Congrats on your 100 acres!
Atlanta isn't too far away.... You'll have to come on out! #comettroy will be onsite for most of Sept and Oct. Many of his friends and family have talked about coming to visit then as well. We don't plan on charging anyone to stay here... at least not this year. Not sure what utilities we will have by then. Stay tuned, but our videos are a month or two behind and we've made more progress than is published. We now have our first RV electric pole for example. Could be 2 months of non-stop adulting fun! We'll see who actually follows through and shows up!
I'm thinking of getting an acre or two to put a camper on. A lease to own would be great or even a long term camp ground with hook ups. If you have any suggestions that would be great ❤

Hi J. Jackson! It will be camping of all sizes and cabins/tiny houses for those that do not have a camping unit at all. We are designing the Big Rig pull-through RV sites towards the front of the park and plan to decide later what to build on the rest of it (more big rig, large 5th wheel, cabins, tiny houses, etc) based on how the first 5 sites go and the demand from our customers. We are putting a campground office/store on the property, plan to offer contactless check-in with smart breakers, 1GB fiber to campground, then copper to each site pedestal with loaner switches in the office to avoid the typical wifi campground issues, EV charging poles, solar panels. So definitely for the public if there is demand for what we are offering. #comettroy
That would be perfect to turn into a Tiny Home Village. People are crying for affordable housing, and this would be a good answer. It would also help the 'city'.

We are not quite sure how it would all work yet, but envision either providing or putting a customer's tiny home into one of our RV sites temporarily while we collaborate and build-to-suit a custom location on our property. We are also flexible to work with potential tenants to address any challenges such as us buying a tiny home and then renting it and the lot to an interested party.

Hi Tommy! From our experience, a septic system will run $6k to 12k based on size (number of bedrooms up to 6, a Full Hook Up RV site counts as one bedroom). We have good soil out here and a residential conventional gravity septic system w/1000gal tank is permitted ($500 permit fee) in most cases. We regard to wells, we are hearing they are running between 12k and 16k with depths of ~200' to 400'.
The developer has sold out of the all 270 lots in our subdivision. However, life happens and circumstances change, so there are about a dozen lot owners selling their lot. The minimum lot size in our subdivision is 5 ac and the largest one is about 250 ac we believe. Keep in mind that 80% of each lot are difficult to improve with steep grades into the hollers.
Yes, there definitely is more land for sale in this subdivision. Our most recent video (ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-TKHjVLNWem8.html) shows some of those subdivided and undivided areas.
We believe they look white for three reasons. 1) Those drone videos were taken the first week of April before the trees had spring blooms on them. 2) inexperience of the camera man (Comet Troy) who is learning his drone (DJI Mavic Air 2) and 4k camera on it. He takes it off "Auto" and manually sets ISO, sets frame rate and uses different ND filter lenses. We believe those settings may not have been quite right. However, we believe the whitish color is not that far off from how they look from above. 3) Trees look much different from above looking down at them as they are all reaching towards the sky for sun and water.
Are you sure you are right on that? Perhaps you are confusing "Nashville" and "Kentucky Lake"? The research we've done indicates that West TN is the area WEST of Tennessee River/Kentucky Lake (not West of Nashville) and East of the Mississippi River. Perry county/Linden is East of Kentucky Lake making it part Middle TN.

Definitely not Commercial Developers buying the land. It's full-time RV'ers like Comet Troy who are purchasing the lots for their RV's. It's a very Mom & Pop business vibe here and a breath of fresh air (literally) as compared to corporate America!

MAN, I think you were crazy for giving much money for that land in Tennessee . did you know how much the blue collar workers get paid in Tennessee? 10.00 dollars per hour. You were the outsider Yankee that they were looking for. I hope you can sell the land to someone else and try to get your money back. Look even the local people can't afford the property so, that means you paid to much for the land than you should have. And all the sells bullshit like watching those signs and CB radio saying we just sold lot 44, Lot 12 etc . Maybe in 40 years from now you might get your money back.......MIck
Mick - 2 points: 1) Just because the local people can't afford it doesn't mean that's not the market price. Land prices in states like Tennessee and Kentucky are being currently set, for the most part, by people from outside the state - love it or hate it, that's the fact. 2) Many places in Tennessee are seeing prices of $9,000 to $11,000 an acre and up. Tennessee is no longer cheap. I know because I sell land in Kentucky and it is 3 to 6 times higher in price than it was 4 years ago. I don't think this guy made a bad deal, and you should do more research before you criticize him.
Last few years some Tennessee Land has been as cheap as $1k an acre. Where in a property bubble the past year that has skyrocketed prices. I know he overpaid. But if he can afford it, it doesn't matter, it is still beautiful land. If you compare to national averages, it could be considered a bargain, but I personally would have waited for this bubble to pop to get it at back down to a more normal rate.
