Looks great Ben! I'm loving this first progress report on The Adventure in Renting Property! It could be the beginnings of an empire! I just hope that you can keep a hand in it, cuz once you go hands-off, it may become more of a thing-of-numbers and it will likely lose it's soul. Seemingly, the vision is to provide an excellent customer experience while making money doing it. Definitely curious about how it all turns out, a flip at some future point to get the capital to build 2 more, or if it is profitable enough to simply allow for more construction.

Great Video. Not many analysis includes the tax benefit and building equity in overall finance analysis. Do you manage the property yourself or plan to include property management?

I manage myself. A lot of stuff is automated with apps, like welcome messages, changing the code for the door, all happens automatically

Hot tub doesn’t have plumbing, you just fill it with a hose. So the tub itself was $10k, and electrical installation was $1600.

No professionals factor in depreciation into thier cash flow...because depreciation doesn't pay the bills... also are you going to clean it yourself forever? I didn't see a cleaning service expense factored in.... and i now it a new place, but what about a 1 to 2 % maintenance expense. Things will break over time. In general i don't know if this is a good cash flowing property with the current rates. Need to charge more.

Its not financed at current rates, the rate is 4.6%. Prices are increasing steadily…. Remember the target is $10k/month

@@Nadi_ahh I am sorry, but that is the Truth. Whoever designed should never design anything. I would never pay to stay in it if I was looking for a cabin. But he can do a something to make it look like a cabin, at least some paint and color!. And even the countertops dont blend. And who would think of putting a foosball table in a cabin?

Games like foosball tables, pool tables etc are pretty popular on air bnb. What improvements would you suggest? You mentioned paint and color

@@TheCreditShifu Since you asked, I would suggest a different paint color; it is too stale now, and to give it a cabin-touch, I would install some wood beams on the ceiling?; which should not cost much. You are from England, you know how wonderful wood beams are like! I know it could be taste-specific; but it can be done tastefully to appeal to many. Sure, you dont want to overdue do it and make it look like a grandma's home, but the room need some pizzazz, in my view at least.

@@trave7644 yeah to the cathedral ceiling was originally supposed to have wood on it but got cut because of budget. We may still do it as an upgrade. I was also thinking about a wood accent wall in the bedrooms (wall where the head of the bed is)
