HOW MUCH DID IT COST to turn a Pole Barn into a Home?

How much would it cost to turn a pole barn into a house? This was what we were wondering when we found ourselves moving to PA MUCH SOONER than we expected or were ready for!
We were moving to PA to take over the family farm. We listed our home in CT, expecting it to take a few months to sell, and during that time our family in PA was going to build a new home for themselves to move in, allowing us to move into the house already on the property. It was going to be a clean, easy transition. Then something crazy happened...
Our house was only on the market 10 days and already we had an offer to buy it! It was great news, but there was no room for us to live in on our PA Farm yet, the second house had not even been started.
We started scrambling for ideas. There was a pole barn on the property, that had electricity and was insulated. The best part... The upstairs space was 1000 square feet, and it was wide open for whatever we would want to use it for. We decided to turn the upstairs 1000 SF into a temporary home for our family of 6.
Turning an unfinished pole barn into a home takes a LOT of materials!
The upstairs space was wide open. The floors were plywood, and the walls and ceilings metal. There was big LED lights on the ceiling and electric already run, but the rest of what we needed to put into the house we needed to buy or scrounge.
We purchased lumber, sheetrock, flooring, paint, and all the hardware and supplies needed to build the interior.
In addition to those supplies we needed to buy a toilett, 2 sinks, and bathtub. We put in a washer, dryer, and dishwasher. Also we added an electric hot water heater and 2 heat/AC units.
The kitchen cabinets were a steal for us, as we had a family member who was turning a home into a salon and was getting rid of an entire kitchen, cabinets, stove and fridge. That we got for FREE and it was a big savings to us! The only added expense to the kitchen was the counter tops that needed to be made to match the new layout.
We couldn't DIY the entire project, we would need to hire some contractors
We wanted to finish the space all ourself, but unfortunately we still had a farm in CT to run (until move out day) and so we could only dedicate 1 week to working on turning the pole barn upstairs into a living space. We would need to hire a carpenter to finish what we could not finish in a week.
In addition to a carpenter, we also needed to hire a plumber to hookup all the bathroom and kitchen appliances, and an electrician to add some electrical outlets, lights, fans, and hookup the stove and heat/ac units.
In just 1 week we got about 60 percent of the living space finished.
We spent the first week on the project, myself, my dad, a friend and our hired carpenters working nonstop. In 1 weeks time the place was about 60 percent done. The walls were up, painted, electric and plumbing was running, all that was left was flooring and kitchen.
We spent about $30,000 turning this unfinished space into a beautiful little living space for our large family.
When the dust settled, about 12,000 was spent on supplies and materials for the space, and between the carpenters, electricians, and plumbers we spent about 18,000 on labor.
If we had been able to spend more time working on the space ourselves we could have saved some money that was spent paying the carpenters, but we had animals to care for back in CT and could not spend more than a week away from them.
All and all it was worth it. Our family had a great space to live in for the last year while the second house on the family farm was being built, and now that we are out of the pole barn, we have a great guest space for visitors, and I have a awesome office to run my business out of.

Good video. Do you realized how blessed you are to have family that helps you? And, they have building skills! You did that so fast. And, now you have another living space that is really brand new. Guest will need to be in good shape to do those stairs. :-)

I put $30k into my pole barn and got an acceptable 1080 ft home, it already had plumbing and a septic so that was a help

Airb&b brother quiet cozy Homestead stays are in demand it is a little bit of extra work to rotate Linens and keep the place tidy but you can definitely use it to offset the cost of the pull Barn.

When I first got sick, my parents renovated 2 bays of their garage for me to live in. It didn’t have a bathroom as we couldn’t get council approval for that, but had a little kitchenette with running water and I would go into the house to use the bathroom. It was a smaller space than yours and it was about $25,000, so 30 sounds like good value to me. After I left there, they hung Dad’s photos all over the walls and put in a couple of couches and called it his gallery. And it has also become a party room. Any get together like Christmas, birthdays or whatever, is held there so Mum can set everything up days in advance. She has trestle tables and stackable chairs so she just puts those up and decorates and it can sit there done for a week. She gets stressed by events so reducing the amount that has to be managed at the last minute is a big help for her. It also means the house stays fairly quiet so if someone needs a break from the bedlam, there’s somewhere they can escape to. I’m certain you’ll get heaps of use out of the space over the years. Doesn’t matter that you don’t have an exact plan for it yet. That will come.

Great investment in your future. You could always rent it out if need be. Or have it available for a employee of the farm. Low rent for farm help. Or offer to guests who want to experience homesteading projects.

I think you did a great job keeping costs down. It is a great investment because you will still be using it. Maybe when one of the kids grows up and wants to move out they can use it for their family. Great guest space. Maybe accountant Mike can come visit and stay there.

Nice build there. I have a metal building i'd consider installing a loft house setup above the main floor. Be nice to just make sliding walls on rollers though done to not look like they are on rollers, to allow for easily changing the floorplan in minutes. Or powered walls that roll around to different preset pattern locations! Furniture that morphs from the floors and walls, maybe a giant lazy susan with different room segments that can swivel. The indoor pool, rock climbing wall, indoor go kart and rc car track. A james bond high end half star trek version, that plays a greeting at the front door using robin leech's voice, the works.

Starts at 04:18. The project ended up costing around $30,000. The materials $10,000 - $12,000, contractors $18,000 - $20,000.

By the time you move in to the house or something, it would be an awesome rental property. It's all about income generation. If you want to be successful, you have to keep money coming in. I'd imagine you could get $950-$1,200 a month for that space. In 3yrs you would have recieved your return.

True, but a second hand mobile home is not an asset, it is a liability that depreciates every year, while this will add value to the property monetarily AND in use.

Planning to sell should ALWAYS be considered when starting something like this. Having a trailer on the property drives the selling price down. At least in my area, according to my wife, a realtor.

I guess if they were GIVEN it maybe not a joke. However most of us don't have parents who can GIVE it. All I can say is MUST BE NICE! We worked our ASS off for the things we have. We still work every day. We are in our 60s. OH well at least we know how hard it is. Fortunately it's what made us RICH with reality ❤️

Congrats. Nice space. Constructive critique: You’re trying too hard with the footage. Feels unnatural. Ex: Don’t need a 10 second slo-mo of a 2x4 being cut... or brownie shot. They don’t feel authentic.
