The landlords can't use the rent deposit to fix anything they want when you move out and not give you your money back. It's called takuuvuokra - rent deposit for a reason. First and foremost they can keep it if you haven't paid your rent and owe them money. A small dent on the floor caused you accidentally dropping something heavy or maybe small holes from screws or nails on the walls etc. are considered sings of "normal living". Landlords are breaking the law if they try to keep your money for such reasons. It's another thing if you don't take good care of the place and it looks like a bomb went off. Always when moving in you take photos of everything. That way you can't be blamed for anything that wasn't in perfect condition when you moved in.

Hi Oliver!My daughter started her studies in University of Helsinki last school year as freshman student in Kumpula Campus.We applied for HOAS since then & keep on updating her application up to date.Unfortunately til now,she hadn't have any positive update with the progress of her housing student application,been waiting.She'll be in 2nd year this Sept.I watched & been watching all your videos & HOAS is your sponsor,hope you could help us any way on how could we get dorm for my daughter.Thank you so much.

The only thing i can do is to extend my best tips for getting an apartment. First, do take into account that Hoas assigns apartments based on need - not on a queue. This means that if your daughter is well of financially (not assuming anything - just noting how this works), it would take a while before she will be offered an apartment. This would be because there are many other people who have a more urgent need for a student flat. Second, please make sure that she does not limit the selection or types of apartments that she is applying for. Being too picky on e.g. the location or type of apartment will slow the process down significantly. Some buildings and areas are incredibly sought after and selecting a few areas might lead into a situation where she will not be offered an apartment at all (because people rarely move out of those buildings). Third, please make sure to also apply for University of Helsinki Student Union (AYY) apartments: www.ayy.fi/en/housing These are apartments meant specifically for the University of Helsinki students. The amount of apartments is not as large but there are also not as many people applying. This will maximise her chances of getting an offer. I hope that this helps 👌
