In the US, particularly in Arizona, pools including swim spas will generally require 5 feet from the property line and 5 feet from the house. Then there are very specific requirements for a fence that must surround the pool including railing size, spacing horizontally and gap above the ground. It has been my experience as someone completely unqualified, but that can use a tape measure while house hunting, that many pools are NOT built to code and there may be liability issues if you close on the property without making good on code violations and/or permits.
