"Peaking around to see who's the neighbors" I dig your approach. Looking out for your clients on more than just the home. 🙌

You've got to do it. The home might be great but if you hate your neighbors, the homes not worth it.

I live in FL. I own 3 condos and 2 townhomes. I know of an HOA, not too far from Disney that went up to 1089 per month. Yes, it's not a typo. Almost 1100 a month. and that does not include taxes, insurance and in some cases CDD taxes (between 2k-6k per year, on top of property taxes, insurance, PMI if aplicable, HOA and mortgage). So far my condo's and townhomes are between 450-600 per month. All of them are currently listed for sale. The only advantage I have is that I got my properties between 2004 and 2008. That gives me some space to negotiate with the buyer to discount for assessments.

That is crazy! I don't know how those that are trying to purchase right now are going to afford that. Sounds like you have been extremely smart with your investments.

I sold my first home in California 20 years ago for $315K. I paid 135K. I looked it up recently and it's on the market for $639K. The home is only 1300 sq ft. We are in a similar situation here in Conyers and can get almost a good amount for our home if we decided to sell. I definitely check out the neighbors. If I see a bunch of crap in the yard, or if they don't keep up their properties, I'm not interested. I work with someone who lives in Macon. We work in Atlanta but are only required to be in the office once a week so she commutes.

Regardless on what side of the political aisle you sit on, have to applaud the bill getting passed for increased salary for teachers. Long deserved and glad to see our educators get a raise.

The important part is because of the politics, they are able to get a bill passed to increase salary without raising taxes. That's important. Because any state can pass a bill to increase salary for X, it doesn't mean it's budgeted. That only comes from good leadership.

Couldn't agree more. They more than deserve it, especially after these last few years and what they have had to juggle with online and in person schooling.

I wonder if Florida is going to continue to be that retirement spot given all of the increased costs to live there. Maybe GA or SC may start to get those retirees.

There are a lot of people who initially moved to Florida, whom are now moving "half back" to Georgia, SC, NC, and Tennessee. Our daughter did live in Central FL. Their reason for moving however was her husband's company (in FL) got bought out by an Atlanta company, and he was offered relocation. I have retired friends living in that same area, and they are complaining about the rising costs, urban sprawl and horrible traffic.

We have actually started to see a lot of retirees coming to Ga! The tax benefits we offer for seniors here plus the mountains and beaches we have here. I think a lot of people sleep on Georgia's beaches but they are beautiful. I think this is also why we are seeing a lot of the 55+ communities

My husband got offered a project manager job in Buford but the starting is only in the 70k range with lots of commission opportunities though and I bring in about 15-20k a year, side work. We currently live in Hawaii where we are “house poor” only that house is 600 square foot add on to another home that we rent for $3000 a month plus $350 for electricity. We went out to eat 2 times in the last year so our expectations of outside home spending are low to say the least lol What if someone is willing to be pretty house poor to start off just to own a home in a good area. Is that possible with that starting income? Thank you!

If you are paying $3000 a month for 600 square feet I think you would be pleasantly suprised what you can get here for $3000 a month. I can connect you with a lender to run numbers but I can guarantee it would be more than 600 sq ft!

Amazing that a Governor & state running so well they have a surplus and can use that back for the citizens. California on the other hand...what is it...72 billion dollar deficient. 🤡
