Ever heard the saying that you should never rent to college students? They party too much, they're too noisy, they trash your property. These are common things that you hear about college students. In this video I show you guys one of my apartments where a set of college students just moved out and how they left it. I also go over what needs to be done and show you the finished product. Hope you guys enjoy.

I think you were a bit too generous. If they defaced my property with obscure language like that I would of been very mad. Good thing I am not a landlord lol.

Haha I've had worse lol but at this point I just see it as a transaction. Writing and painting on a wall is a cheap and quick fix. A little bit of paint and 30 minutes or time. I'm more upset about the furniture left here since it was heavy af lol

Nice video as always! I like that you pointed out the benefits of renting out apartments with smaller living rooms to prevent gatherings. It can definitely get rowdy if the place is accommodating for parties. Looks like you had pretty decent tenants overall! :)

You kind of learn these tricks over time haha but its only for very niche areas. This property just happens to be 1 block away from the campus so when we renovated it, we though it would be perfect. I would definitely not do this if I was farther from the school

Haha yeah I've seen them too. There are houses in my area where its a constant party every single dam day lol. That's how you know the owner doesn't manage it properly. I'm sure those are the properties that get trashed

you are lucky, you had good college student tenants. I had worse experiences than yours. liked #2 to support your channel. :)

haha yeah college students can definitely destroy a property but I actually like renting to them. I am just careful when I screen them to make sure they are more of the studious and not the party type haha

haha yeah walking in not knowing what you will find. I usually do a walk through before they move out so I can look for any major damages then I let them know what needs to be fixed or I will take x amount from the security deposit. If you have reasonable tenants they usually don't go to crazy. Then again I almost had to evict someone 3 years ago and they left the place in a disgusting state. It all depends on the tenants.

Nice property! I like what you said about doing the repairs yourself but discussing it with them first. Somehow I never thought of this and was thinking that I have to higher a contractor for everything so that I can provide them with the receipts.

Yeah personally I think contractors overcharge for everything haha especially since I'm in NYC. Can you believe some people want 2k to paint an apartment? If I had the time I'd grab a bucket of paint and in 2 days and $300 I can get it painted. Of course I would charge for my time but definitely not 2k.
