I’m back for the Halloween season with some warnings and real-life horror stories about how people can screw you over in Belgium.
As immigrants, we are in much more vulnerable positions than the natives. We just moved to a new country, we don’t necessarily know the customs, rules, laws of the country. We have no friends and family, and we often come from a less stable financial background, a country with lower salaries or national wealth.
Unfortunately, some people will try to exploit our vulnerable situation and lack of knowledge of our new country. I created this video to raise awareness and to share my bad experiences with you so that you can learn from my mistakes and avoid losing lots and lots of money. Born Belgium (antwerp), but lived in many countries, and now have swiss nationality. What you describe can happen everywhere (also in the USA) and I guess also in Hungary. An it is not just immigrants that fall in such traps.... young adults also lack experience. The same applies also to landlords: they can be screwed also by their tenants: the world is full of people that try to screw or deceive you.😢

I lived in Hungary and the UK and in both countries, they don't have such complicated rules when ending a housing contract. In the UK, we gave like a month notice and that's it. In Belgium, you have to pay attention to the 3 months notice, which is actually more than 3 months, the registered letter, it's just a lot of things that someone who is not familiar with the local rules can miss.

@@TheTruthAboutMigration It's typically mentioned in the contract you sign. switzerland is typically 3 months. In certain swiss cantons, you can only get out at 4 specific days per year (one per quarter), after announcing it per registered mail. And that's where experience comes in: if you move to another country (which I have done a lot) your experience level starts at zero again for that particular country. Although I'm still a Belgian national, I have not lived there for 30+ years, and so I know I would need to be very careful if I would return. I do know the languages though. I hope you soon get used to the local environment - it takes several years.

Very true! We reside in South Africa and have had the same horrific landlord encounters here, it's unfortunately a shrewd practice worldwide.... Scammers and unethical people exist all over!

Thanks for sharing this, I can really understand the incidents have caused upset which is really not nice. I hope it hasn't put you off living there too much. We lived in the Netherlands for 3 years in the early 1990s and in the space of a couple of weeks I got accosted by a gang on my way home from work and one of them was seriously trying to stab me but I outpaced him and my wife got her purse stolen when she was out shopping. It wasn't the deciding factor but it definitely contributed to our decision to move back to London very soon after. In many ways I wish we had stayed ... we'd have avoided Brexit and all the other rubbish things in UK. We really fancy buying a little base in Flanders for escaping to, we couldn't live there because of Brexit but I have done lot's of research and your warnings will certainly help keep our eyes open.

I am afraid this is not just in Belgium its all over Europe the same the reason is no one does read the small print when the sign a contract

True. I do feel like there are really such weird and complicated rules here in Belgium, that it's easy to miss something/take advantage of. For example, my friend had a landlord who told her she doesn't have to send him a formal registered letter when she gives notice for leaving the apartment. So she didn't, and the landlord went back on his word of course...

Thanks for your informative videos! My brother emigrated to Belgium last year and we are contemplating going over too. We are half Belgian and half Greek, but living in South Africa. What you have described here about landlords is exactly what we've experienced in South Africa. Overall, I think that greedy landlords will try to screw vulnerable people within any country. It's just a shrewd practice unfortunately 🙁

Correction: the blocked security deposit account cannot be opened by the landlord, he/she can only 'block' it. Unless a judge gives permission to 'open' it and take the money. Remember: it is Your account...

Hi I'm an immigrant from Asia , I lived and worked in Brussels and Leuven for 2 years ( 2013-2015) , I was lucky I didnt find any sort of scam or discrimination towards me however realised that there was quite a lot of issues between locals and my coleagues (eastern europeans) especially dealing with housing issues. Unsure if this is specific to Eastern European ? or just coincidences. I agree its definitely difficult when you have no support in foreign country plus ppl try to screw you .

There are always scammers everywhere. Mostly scammers come from other countries like India, where there are scam centers who try to fraud people in every way. Also a lot of landlord takes advantages of the deposit system. They are looking for excuses not to pay your deposit back. It also happens to local people. Before you rent, they must do an independant check of the state of the appartment (with a third party), and when you leave, they should do the same check.

As already said: There are bad people everywhere. I have been scammed in Boedapest too.. By Taxidrivers; by people from the public transport system.. but I also met a lot of very nice and wonderful people. If you are in a vulnerable position there will be people that target you. Like the innocent girls in Vacy ut. in Budapest targeting lonely men by asking them directions to a "well known café they heard about that is so much fun!!" and if you point them to this location they invite you to have a drink with them and of course at the end they were employed by the bar owner and leave you with a bill of hundreds of Euros for silly simple drinks. I didn't go for that but I have been spoken to on several occassions! My point is : scammers are everywhere and you need to be wary of them.

What I've seen is, they offer you a salary that is below the minimum based on your responsibilities and your years of experience. For example, they offer you the minimum pay for someone who has assistant level responsibilities, whereas they give you manager responsibilities

they dont, if they do it is e shady business... belgium wages went up in index a lot past year.... if they treat u like that look for a decent job in a even more decent company.... Belgium is an honest country if u go to local and BELGIUM companies
