Just watched your video, though with the other gentleman and Utah about what the banks and/or frannie and freddie mac are now doing with the loan to value in debt ratio’s and wondering if this is their attempt to try to make real estate less appealing as an investment option? Maybe it’s just that I’m a novice but I already have a hard enough time getting into real estate as an investment being self-employed with good credit score and this sounds like it’s just gonna be even more difficult and I’m concerned about my property values going down and not having the equity that I’ve already paid to put into them.

A bit marketing, the public need more practical video, for example do u pay with it the down payment and mortgage from the bank? Or wait until u can buy the house with no mortgage. Also what do u lose by doing down payment with IB (time? Take a few more years? 4% loan?....)

Dropping the bombs. Life Insurance is like an aircraft carrier...and properties are the aircraft. The carrier might be big and slow...but the power is immense.

Don’t you have way less leverage? I’m not sure if I understand this correctly, but if I am thinking right then if I use this I can only leverage the cash value to buy a property so in your first example 80k whereas if I took that 100k that was in that first example and went to the bank and got approved I could get up to 500k or more to buy real estate. I don’t know if this is correct but if so that is way less leverage.

That is correct, You will have less liquidity early on. But we cant use the word leverage if we just buy real estate with cash before putting it into the policy. Just buying Real estate from your bank is just a regular purchase, using no leverage or debt. Leverage would be borrowing and that is what we do in this instance. Since we are borrowing and using the money in our policy as collateral we get tax advantages. Also like I agreed with, yes you get less liquidity early on with Life Insurance but later on after it compounds you will have an exponential amount of liquidity by using life insurance.

I think you are correct in your conclusion of less purchasing power but I also believe if you took the $100k to the bank for a $500k loan the bank will actually be leveraging you.

Please Do an episode on the more rapidly melting ice cube .. the $. Mass Mutual bought $100M of Bitcoin a few yrs ago. There are ways (ex: Monetary Metals) to invest in gold and get paid in gold. Getting paid in $’s is increasingly not going to keep up with the deflating value of the $. It would seem there would be the constant need to be taking loans against the policy to do investments in more risky investments. Real estate had its run. Hard to justify it will not experience significant turbulence. what’s the next asset / HELOC?

Im 27 now where i would like to purchase real estate what is the process using one of my whole life insurance as collateral? All my whole life insurances are in good standing been paying off myself since i turned 18. Or what is what is the best way to leverage these whole so I can purchase real estate?
