I dun own a HDB but is good that HDB of many areas are selling at crazy price as that insanity will spill over to the private side as condo will seem relatively cheap.
HDB prices of 4-rooms keep going up and hitting 1 million. If condo sellers who are barred from buying 5 room for 15 months don't want to wait, they will have to go for 4 room. This adds to demand. Now that 4-room already hit 1 million, do you think that 5-room owners will want to sell below 1 million? Of course not lah.....then those who really waited 15 months will pay ultimate peak prices cos they die die want to buy 5-room.

Hi Eric, seek your kind advice. We live in private but have a 40 year old hdb 3A which is rented out. We have been wondering whether we should sell the hdb or continue to tenant it out. My estimate at the moment is that our total rental returns over less than 15 years will equate the flat' s selling price today. Many thanks Btw we are in our 60s.

If i can get a million dollars for the hdb in jurong, it won't be enough for a condo because condo prices are way too high. Plus, the condo prices are unlikely to fall anytime soon.😢

But hor. How come my area despite having so many schools and upcoming cross island line near by. There is still no 1million dollar transaction? Like at most only 600k nia. Still have to minus resale levy and what not?
Not all old ones are that good. Of course when you buy any given hdb, you only need to make sure you get the model spot on, compare apples to apples, if model-a I make sure I look at only other model-a and so on and so forth and I make sure the age is roughly 1 to 3 years difference best within the same vicinity. The only exception is DBSS, never compare DBSS with non DBSS
😂 few months back, my friend complained to us his daughter go pay 1.2 m for pinnacle duxton HDB. He said last time we paid less than 1m for landed😂. I told him last time police wear shorts 😂. My advice is buy a property ASAP at least for ur own stay.

Yishun is like going through a period of old generation slowly gone and new gen coming in. I think next time sengkang and punggol will become a old gen estate and yishun may start to have better development

Love your optimism as I already own property. But will non-stop growth be sustainable when prices surpass the incomes of most people? Now fresh grads can buy a $700+k BTO with a long loan. But at this rate, a future fresh grad couple wont even be able to buy even with a 30-year loan. Price growth will have to stall then?
Only not sustainable to, sorry to say this, losers. If you cannot afford it there is always cheap sub $300k 3 room in marsiling, kranji or sembawang. But for areas that are in demand even Sengkang or Punggol its going above $1m for sure. If not nobody will sell. Like i own a 4 room HDB in sengkang. 10 years old near Sengkang Grand mall. Agent tell me got buyer at $750k firm offer, i tell him go fly kite. No $1m no talk. If no offer i just continue to stay. My neighbours also say the same thing. So how can price drop if everyone is like that?

Cannot take you seriously when you say BTO 1m, MOP 2m and Condo 4m.... All the new hdb restrictions are precisely to prevent this. Practically impossible already because if your BTO is 1m, 100% is PLH and will have clawback

In land scarce country, looking the population growth including foreigners coming in, there will always be a demand of better housing. And with that, FH landed houses will be a real luxury in 2034 that only a few can afford.😆

Massive national government wealth transfer on steroid. Singaporeans better pray hard the government can keep making huge surplus every year to make these kind of transfers via all kinds of HDB subsidies and upgrades. Or they never drastically change HDB policies forever.

Buying a resale HDB is better than buying a new BTO? You can check the upstairs unit, downstairs unit, left-side unit and right-side unit or opposite side unit for quality. Neighbors who are dirty or smelly, infested with ants, housefly and cockroaches flying into your unit, hanging of cultural or traditional clothes all over to your unit, untidy plant pots with mosquitoes flying all over your unit, too many people living in the same unit, talking loudly, karaoke, playing loud music, audio or TV, dog barking or cat calling in the middle of the night, children playing or kicking football like their favorite Cristiano Ronaldo, noises from home rice or flour grinding machines, hammering spices with mortar and pestle, cooking oil and smoke going into your unit staining your clothes. Never live near the unemployed or cigarette smoking people Jobless lazy restless or unemployed people are behaving badly, very badly. Never, never buy a a property, public or private, with someone had died in the property. Why? Because the ghost, soul or spirit would remain in the same property forever. Once a person died, turned into a ghost, soul or spirit, will cause disharmony, unable to differentiate whether the people still living in the same property are family or friend. Incoming new owner will also face disaster with family members facing bad luck, bad luck with negative energy, bad Fenshui, so on and so forth.
