The reason you see empty un-rented apartments in dxb is because of price point and customer type. Very wealthy renters would rather just buy and resell when they don’t need them any more. More price concious renters sre not in the market for the 3-4-5-6k usd a month places. They are in the 1-2k usd range. The “middle” segment are the ones who are flipped for profit/speculation because they are in the sweet spot of being big enough of an investment to present a good profit, but the main customers are not real renters/owner occupiers, but rather other speculators.

Great video Bergthor, let me make you a question please. At the end of the year my apartment from Binghatti will be ready in JVC, I’m planning to rent it and can be for Airbnb also. At the same time I’ll have to open a bank account to collect the rents. Which bank do you recommend to open the account as a small new Dubai European investor. The chosen bank to work is a subject that I never see people talking about and can be subject to a whole video in RU-vid. Thank you.
