The most difficult criterion is no cancellations. Tell them how to cancel, contact AirBnb and let them know the guest wants to cancel so they can call the guest and cancel but never be the person who presses the cancel button. AFAIK as a host you're not going to be able to give extenuating circumstances beyond acts of nature.
Often guests are not aware that when there is a cancellation their funds will take several days before they receive their refund if applicable. I have been offering flexible cancellation and during booking requests clarify using a template the living arrangement and house rules before approving the request to minimise cancellations due to misunderstandings.

Or visa versa do you designate some properties as only for Airbnb and the other for let’s say VRBO or others? Would love to hear your thoughts. Hey MC! I list some properties on Airbnb and VRBO simultaneously while others I just list on Airbnb. I've found more urban properties to excel enough on Airbnb that other platforms aren't needed.
Do they make exceptions for seasonal rentals? I have a summer lake house in New England and people like to rent for long periods of time so no way I’m getting 10 in a calendar year :(
Hi there, I just started hosting in April and had a question regarding the first criteria. Do I need to acquire 10 hosting till the end of this year or we can acquire 10 guest till April next year to get the first criteria on check. Would love to have a response from you.
Basically Airbnb will assess your account every quarter if year to date you don't have 10 completed trips then you'll fall out of Super Host Status. I believe it restarts every year (Jan 1). So if you don't have 10 completed trips by the time July 1 hits then you'll have to wait until Oct 1 for the next assessment. Hope that helps!
hey there Richard!, i've been having some second thoughts about how much i should charge for my house, i have 3 bedrooms, one of them it's rented for a few months, and the other 2 available on Airbnb, i always specify that there is someone living in that room.. and listed the house as full and not shared, because the person who is renting the room, is not all day there, and basically just get there to sleep and leaves super early to work. The issue i'm having, is whether leave it as a full house and set the price for the capacity that means 5 people, or rent per person, and add extra fee after 1 guest, so then, each guest pays their fee, why i thought of that?, because i had guests and inquiries that involve just one person, so i thought it might be suitable to fee per person and not per room.... also whether setting 2 minimum night stays?, hope you kinda have a clue of whats best, don't want to leave money on the table! Hey Alexa! I have a big problem with you listing your place as an "Entire Home" when you do have other people that are living there not to mention other Airbnb guests. It might be working but I don't think it's a good long term strategy. People expect privacy when they book an Entire Home. I would definitely change it to Private Room. Next for the pricing I don't think you should charge per person. Reason is whether one person stays or 5 people stay it will still cost you the same amount of money to maintain, not to mention the money lost. Charge per room. You'll make the most money this way and it won't confuse your potential guests. Hope that helps!

Dragana Romic Vino it’s automatically evaluated usually but you can certainly contact Airbnb if you feel you meet the requirements but don’t see superhost status
Unfortunately, I have one cancellation record, done after being instantly booked. But the record became permanent. It was done when I was doing a trial run to test the market. How detrimental would it be for my path towards super-host ?
Location. On the other hand it is a Balinese Villa that is not required to be in the city but a rural area where it is and I do get bookings started 2012, however, I have been living in Italy so the attention was not given 100% to it. Now that I've moved here in Indonesia (Jakarta, the capital, to be exact), just almost 2 months ago I'm going to give it a priority and hopefully it'll take off.
