How To Bid Cleaning Jobs Per Hour Or Per Sqft 

As a new janitorial cleaning owner, I can assure you that the Hourly Rate method is more appealing to businesses. I have tried multiple times using the Square Footage method and failed with no response back. I found out that a contractor who owns multiple contracts and employees uses the Hourly Rate method and is increasing revenue each year.

I started my own stripping and waxing gig on the side a few months ago. I personally always just tell them I charge 50 cents a square foot. Because I know I can do about 1500 square feet in about 6-8 hours with 1 helper who I pay $20 an hour. So I make about $900 or so just on a sunday, I start at 8am and am out the door by 4/5pm usually. This is for the outpatient centers I was able to grab a few months ago and they have a ton of work for me. So its an easy steady $850 - $900 for a days work on Sunday, minus what I pay my helper. This is on top of my normal weekly job. Its really good easy money if you can find a good gig, and a person that wants to keep you around. Just make sure you go a bit over the top to keep them happy

Good info so what I would say is whatever works for the individual. Per hr per sq fr per job. I think the most important part is having the numbers right. I have used both methods in my short time in business. AJ you have been doing this a long time so I value your recommendations!!!

you have to see what the average dollar charge per square footage in your market area is meaning you have to call commercial and residential contractors and see what their charges and call 5 companies add their wages and divide by 5 this is how you appraisal your wages

You seem like you know your business! And I really like your info, plus your easy to follow along with. So I just started working for a company and I've got 4 accounts to clean,, Les schwab ect. And I'm getting $16.75 an hour. But as far as .. Per hr v.s footage? I'm going with by the hour. Cuz as you calculated a 5,000 Sq ft at .10 cents price $500 . (Way too high . and customers will pass you up) So by the hour is more reasonable ! "QUALITY over~ quantity" It's all bout the "word of mouth", these days. word.

I do mine per square foot. I do residential cleans so I can always Google the sq ft because potential clients lie about it ALL OF THE TIME. It’s frustrating when they lie so I quote over the phone. There’s an average amount per sq ft in my state. It’s about .12 to .19 cent per foot. Anything home above 2200 square foot is about .20 to .25 cent per square foot. Just Google your states average to keep your prices competitive.

Great video! just a quick question. Say it takes you 2 hours to clean a space but 30 to 40 minutes to drive there. Do you charge 2 hours or 3 hours? Also your standard formula of whatever you pay the employee x2, does that take into account all expenses of the business? so no additional fees to the customer, just the flat employee wage x 2?

How do you determine the PR rate and will that PR rate always stay the same? for example do i still put in a 2000 PR rate for a 200 square foot space?

That $60 ain’t cutting it for two hours a day which is why the sq ft method is good .. I’m not about to split $300 a week with an employee sorry besides I live in NYC and a per hour method like that only work if you have 10/20 contracts simultaneously imo

Great video, but is it man hours required to clean or how long we’ll be in there. If it takes three hours to clean thats six man hours for two workers.

Hello, I have a question: I have a customer whom I told that it takes 4 hours to clean his office (if one person goes alone). Sometimes I go with 2 people and we finish in 2 hours. Should I then charge for 2 or 4 hours? Or should I just charge for the actual time it took, whether it was 2 or 4 hours?

What about your Workmen’s Comp. and your million dollar liability policy and the minimum is for hours for any employee I don’t know what state you’re in

this ruins the point of increasing sales because you can't grow, you're making the exact same rate no matter how fast or hard you work, how many jobs you do, etc. you can have better equipment and a faster method and make less than if you were to struggle and do the job in 3 days. price by the job for consistent pay and do more work.

Does that also applies with Sanitation when it comes to bidding?
