if some is buying a multi million house = 1, do they need a buyers realtor? even if they know the house they want. 2, how do you vet someone paying cash ? don't want to deal with tire kickers.
Love your questions! Buyers agent is not required but always good if you want separate representation. Some buyers may reach out to sellers agent and not like them for various reasons so they’ll find someone they know like and trust to help with the purchase. If someone is purchasing a home with cash regardless of price, buyer needs to show proof of funds or a bank letter. I’ve had clients log into their account on their phone and flash me the $ prior to showing multiple homes so their is no tire kicking. Once we present offer I request a hard copy. No seller would accept offer without proof. Sounds like you know the area very well. What is your favorite neighborhood?
