In today's first time buyers ultimate guide to buying a house I am going to be covering off some of the hidden costs you may not know about when it comes to buying a house. I'm taking through the Gov. 95% mortgage guarantee scheme, the stamp duty holiday, the types of mortgages there are (interest only and repayment) what makes a fist time buyer and the benefits of being a first-time buyer.

Thank you for this Lara, could you please do a video on what you need to prove, submit, show if you're self employed. I remeber you struggled with the years prior to now if you could clarify, I'm self employed but considering getting a regular income job prior to buying to prove a regular income. X

My husband proposed in Mexico Jan 2018, decided to get married in Mexico 2019 which was a push getting dressed (never knew it took so long) plus all the legal things we needed extra for a wedding in Mexico, to the decide to buy a house in Feb 2018 and it was on another level of stress to have so much going on but we had no choice, when me and my husband met he lived in a beautiful place and loved it, but it was a 1bed apartment and I had a child so needed 2 bed, and we wasn't ready to buy together, so rented for a short while but he always wanted to move back to where he was before, the problem was the cost, so when we saw one we had no choice but to move fast and now I love our house, but yes definitely make sure you have a good relationship because the stress can get couples arguing lol well buying a house and getting married can 😂❤️ xx

Would you say a LISA is a good option? I'm a first time buyer saving my deposit. I opened before the 5% deposit announcement and now worried that I've made a mistake 😬

It depends if you want to buy within a year of opening it? If you wanted to buy now it's pointless, if you withdraw it before the end of this tax year you won't get a penalty. If you withdraw after you'll lose money. However if you don't want to buy within a year, it's an amazing way to get free money and put as much in as you can afford now before the tax year ends to get the biggest bonus xx

This video was really helpful. As a higher education student myself it’s really given me a sense of halving and halving. At the moment I seem to be in a situation where some of my deposit is invested into a Premium Bonds account which obviously the prize from that if reinvested into the bond itself. However, your advice Lara has given me a new sense of budgeting and to take out a bigger percent mortgage!! 🥰🥰. So then the repayments say over 30 years aren’t as huge. Thank you so much for this video!! 😄😄. However I have a question, As a student, what do you think would be the best option other than student housing or rooms. In terms of buying and applying for a mortgage? Obviously being a student this is a more difficult process. This has given me a whole host of options and new thoughts!! 😅

We are hoping to sell and move but the whole process of selling with 3 big kids and then there being the right property available to move into makes me feel so scared and sick!

Hi Lara, as a self employed person you said the banks would only accept previous tax years income. Is that literally the previous tax year, so for example if we bought in January would we be looking at 2019/20? Or 2018/19? Thanks xx

@@ags7411 Try and break it down into bite-sized chunks, so if you're just starting out, just focus on your deposit and saving for that. I can't say for sure but they've already extended it once. I don't think they will but who knows!
