Okay, here is my situation and I am looking for some advice. My wife and I are currently looking to purchase a house. We were about to close on one deal and after doing the inspection and the appraisal it happens that the appraisal comes lower than the asking price. Long story short, the seller refused to sell at the appraised numbers and we lose money, time, and emotionally disturbed. Now the second time the seller refused to sign an addendum if the appraisal comes lower to then sell at the appraised numbers. Now we like to try looking to by the owner and we have been approved with the bank. Do you have any advice or how can we start beside what you recommend on this video here. And I am sure you will purchase the property cheaper than if the seller dont spend money to pay agent, because usually the agent can sell with higher price if you sell with agent.
Legally...you need to walk away from the deal within the inspection period, unless its due to appraisal or financing. Seller would have a case for specific performance.
Yeah keep trying to go low when it's not justified and the property will get sold to someone else, just offer a good and fair price and not try and get over or just pay what the seller is offering if it's fair.

Question I had a realtor tell me that I wasn't allowed to use a Re 21 agreement form because Im not a licensed realtor and this person said they would be happy to represent me and fill one out for me is this true and if so what can I use in place of a re-21 purchase agreement?
Sorry if someone coming with no appraisals no 1 page addendum and cash that 1 page addendum going straight to trash won’t even be looked at and you lose a deal in today’s market.the less addendums and no contingency’s gets picked all day before the 1 page rules.

Is the addendum part of the title paperwork or is there a separate agreement needed between the buyer and seller? Where can we find resources for agreements?
What if my appraisal came in at 377k and the contract price was 380k with Contingency to Appraisal and the inspection repair estimates were $3,230. When I told the seller she replied with $378,500 and I countered with $375,500. She said she would review it. None of us have an agent involved. Isn't this still a great offer for the seller given that there aren't any agents involved?
I didn't even watch this because its absolutely 100% pointless. Its literally FREE for buyers to use agents. Sellers pay full commission. Theres not one single reason to not be legally protected and represented by a professional for FREE.
