Yes! But its too big a deal to start. Did a similar deal on a much smaller property. It was a huge amount of work. It was stressful and one of the hardest thing I have done professionally…but 1 year later, its fully renovated, fully leased and fully refinanced…a great financial deal. But definitely not for the faint of heart. Be prepared to be on site every day. So you need the time, access to capital and lots and lots of patience. Would I do it again…definitely…but differently.

The last falling knife I caught cost me 5 stitches in my little finger. I have since gotten much better at it and also know when to not try to catch the falling knife. Sometimes you're better off letting the knife fall and then picking it up.

It is DISTURBING how over stated and exaggerated your cash flow after debt service projections are per year. You would have to own the units free and clear to achieve 400-500k cash flow per year. Peter, show us how your arriving at a 70% profit margin on C class units with outside management, differed maintenance everywhere and roughly 4MM in debt on a 30 year Amortization. The only way I can arrive at the 400k-500k is if the complex is free and clear which it isn’t. Hope you can prove me wrong.

$400k per year cash flow will be in the later stages of the project. Here's a detailed explanation: The cash flow calcs are in 2 phases. Phase 2 is where the cash flow is in the $400K range. (NOTE! It was already in the mid-400s prior to the interest rate increase.) Phase 1 includes rents, expenses, and NOI that are just getting the rent to market levels and the property stabilized. We're on track with Phase 1 Phase 2 is ultimately where the rents are maximized and this goes for every unit. This will most likely be one to one-and-half years after Phase 1. Phase 2 monthly rents are $74,800. We’re running expenses at about 40% or a little more than $4,800 per unit. We can do better than this. That gives you an NOI of $527,950 per year. Annual debt service will be $123,675 per year, depending on the interest rate. That leaves cash flow of $404k per year. A confirmation, our competition is already at Phase 2 rent levels.

Awesome session, great work Chet. Tho didn't seem like a falling knife but a nice fat juicy steak... the key being Chet taking over the property as the moratorium ended and could stabilize from there. Of course having Peter as a coach was the lynch pin. On that note, I'd like to get a better idea of how he financed the deal as it wasn't clear from the explanation.

I don't recall hearing anything about whether he is putting in his own money as he tries to stabilize this deal or how units are now rented at market rate. Nor do I recall any mention of his property manager and whether they have been helpful. I also don't know if he is a the only general partner whether he has other partners and whether he needed a sponsor. I am very happy that he was able to take down a deal of this size but I have no idea whether the next phase has been going according to plan .I wish him the best of luck and. Sure he will persevere but a lot more information on the deal would have been helpful.

The benefit to Chet's deal is that the property was in good condition. If the tenants weren't paying and the place was falling apart, it would make me think twice.

I have multiple licenses to build residential and commercial buildings. I’d like to buy abandoned buildings and convert them into office and apartments buildings. What are the easiest ways to find them? I seen a video where a guy bought two abandoned schools. Would be so easy for me to make a massive return considering I own all the labor and pay massively less vs what I charge others.

There is a whole lot more to buying abandoned distressed commercial real estate and turning them into high performing assets than simply knowing how to renovate the property. Finding abandoned properties can be as simple as hiring someone to drive around and identify them for you. But that's the easy part.
