When you said you got a forbearance how did you get that, what was the process of getting it. Not even sure how to word my ? Hopefully it’s understandable

The federal government made mortgage/service companies establish loss mitigation options in the 80’s if they were gonna keep buying this debt on the secondary market. So we went through the process & it was approved. It’s a process but it’s a process that’s worth it.

It really depends on what your goals are. You can start your rental portfolio using the BRRRR on single family or multi unit apartments, or you can get into self storage. (This can be credit driven as well) There are a lot of things you can do, but honestly the questions is a broad one and it’s hard to answer without knowing your personal situation and goals. I would personally, BRRRR single family deals until I get the hang of it, and then step into apartments. And then, invest into cash flowing businesses like laundromats, car washes etc. Hope that helps.

I have a potential deal that I'm working on and wanted your opinion on whether it could be a seller financing deal or just a wholesale deal, and how to make a deal like this happen if I don't personally have the $18,000 to pay the arrears: Owner owes $120,000 Home in pre-foreclosure Behind $18,000 Home appraisal $175,000 ARV $216,752.64 Buyer price $140,000 Auction date 11/30/22 Repairs: none according to owner
