How did you justify spending 15K in buyer agent fees with a deposit of 30K? that was 30% of your initial cost bringing it up to 45K if you had to pay in full?
I didn't think about the short-term costs, the payment towards a buyers agent will benefit me more than I paid in the years to come. It's worth it in my opinion :)

That's exactly the boat I was in when I starting saving. I was paying towards household rent and expenses, but it just means you have to try and work harder or change jobs to get a higher pay. Saving small amounts will get you there. Also buying an investment doesn't mean it has to be expensive - you can always stick to your budget.
