It depends on what helps you sleep at night. If you pay cash, you can always refinance later. So, it's not a bad strategy to start. If you don't get a loan, just make sure to still do all your due diligence, get inspections, etc so that you don't miss anything big on the property. Three basic questions may help: 1. Will your house cash flow positive you rent. 2. Will it likely be worth more in 10 years than now? 3.are there any major maintenance/repair issues that will cost you in next 10 years?
