I’ve been doing land deals in TN for 6 years. What I’ve learned, a house can be put anywhere if you got the money. I’ve seen homes in TN on .2 acres hanging off a cliff. The land sold for half a million dollars. The view was spectacular. That land you reviewed, the top of that hill would have a great view of the area around. The cost to cut a driveway up there would be expensive. But if the view is great, someone would want it. Your buyer pool goes down, but your price goes up.
