So I can request a Writ of Possession right after I win the case or do I have to wait a certain amount of days to return to the courthouse?

SO when you go to court, do you have to hire a lawyer? How much are court fees typically without a lawyer? The property I have is in Beaumont

Anyone have experience with a deadbeat tenant who appeals how long the process took to evict? Thanks from North Houston

I sent a demand notice first then a lease termination with a caveat. I've given a week time after which I'll go for eviction if he doesn't fulfill the caveat. I sent the lease termination as an electronic document with Adobe e-sign feature. Which I signed and Adobe sent it to the tenant to sign and he also signed after which Adobe stamped and filed the document sent a copy to the tenant too. Should that be ok?

Matt I’m my experience, the tenant has a certain amount of days (maybe 5-7 days) to remove all their stuff. If not then the constable/sheriff goes in and starts removing all the possessions in the house and puts it on the sidewalk.

Question: my mother rents out a duplex in Houston. She got sick after moving in a family of 2, and neglected to provide them with a copy of the lease. Now, we’re at the point of eviction. Is my mom screwed if we go to court because of this?

Great explanation. Say I’m considering buying a tenant occupied foreclosure, does the tenant have the right to stay til there remainder of there lease?

In most cases yes. You’ll want to review the lease to see your options; however, even then there are laws that protect a paying tenant in the event of a foreclosure. That said there are ways for both parties to come to a mutual agreement to end the lease once you’ve taken ownership of the property.

@@skatonio yup and while we must claim it for where the governance is and police it to prevent and where necessary justify crimes and injustices, they have no right to charge a token for our right to exist, showcase pre-made houses on every square inch, charging for placement, thus leaving everyone without means to the mercy and wiles of the elements ( aka "homelessness" living outside, on the street ) profiteering on everyone's need to be somewhere ! which they have no right to do ! the world is big enough for everyone to have place. AT THE VERY LEAST ALWAYS have a building on standby ! there's lines you don't cross and leaving ONE !........JUST ONE !.......( or more of course ) person outside because they have no money if they would have it otherwise is just something you DONT DO. Line you don't cross ! article said 2000 die every winter. and somehow were conditioned to not really take note it seems 😔 www.google.com/search?q=homeless+winter&prmd=inv&sxsrf=ALeKk03gPEVlXrHHFCIxLDrE32boBMf54w:1614788301064&source=lnms&tbm=isch&sa=X&ved=2ahUKEwirvsmYw5TvAhXPEVkFHVMKA7YQ_AUoAXoECAIQAQ&biw=412&bih=756&dpr=2.63 #lighttheperipherals #expandyourvision
