How To Find Out Who Owns A Property (Real Estate) or Vacant / Abandoned House
There are roughly 600,000 and 1,000,000 empty properties in the UK and today I'd like to give you four different ways to find out EXACTLY who owns them!
But why would you want to do that?
An empty property could be costing the owner dearly and they may be highly motivated to do a deal. Don't forget - they will still be paying some (OR ALL) of the following...
- Mortgage
- Council tax
- Gas/Electricity/Water "standing charges"
- Maintenance
- Insurance
- etc. etc.
And so if you can find out who owns a property, you can launch your "Three Letter Campaign" to hopefully nail down a "Win/Win" deal with the owner.

I'm going to put this video into use tomorrow & knock on the door of a property which I'd like to make my family home. It's a period property which is tucked away but the 29 years which I've lived on the estate I've never seen anybody come or go from the property!

@@YourFirstFourHouses I'm not expecting it to be empty as it seems well maintained from the outside. I'm just curious more than anything else as I've never seen anybody at the address. It's more so I know if I've got something to work towards or not.

Great video Tony. Great ways to find owners and people would be amazed how much the neighbours suggestion works. Empty properties are always causing someone an issue either the owner, the neighbours or maybe the owners family. Great stuff, keep them coming.

Empty Property Officer at the local council might help but they are usually a bit reticent to hand over info

PS. The "Empty Homes Officer" is a bloody good idea, I confess I've never tried to contact them... have you ever tried and if so, did you manage to make any headway?

FYI there isn't one for Poole (and I'm guessing similarly for Bournemouth).

I’ve noticed a bungalow down a very posh street all the other houses around it are obviously worth a large amount this bungalow is clearly empty you can’t even get to the front door as the bushes ect are so overgrown I’m looking into ways into possibly claiming it if the owner is dead ect any advice from anyone please will be much appreciated?

Hi Jamie… 1. Speak to the neighbours and get the back story on why it’s empty 2. Download the title deeds and see if there’s a different address for the owners. 3. Write to the owners listed on the title deeds. Good luck 😊

Land registry charge more and you only get the persons name due date protection. Help.

Yeah your only get the name, have you found how you can get the number?

@@michaelgbonda4234 if you are talking about the title number it is on the registry. I think that is the deed title. But check it. It also gives date of purchase and price at time if sale.

@@michaelgbonda4234 they wont give you personal details due to data protection this is wat I was on about initially. Cos wen I spoke to land registry as well a few years back. You will need to get a trace done as mentioned in video. There is also find people uk. There are a couple of websites that do this. But you wud have to speak to them, according to ur budget and wat they offer that all I know. Sorry I cant be of much help. The local authority wont give details either.

I went on the land registry and the property is not coming up? ALSO I area of land where a pub has been demolished years ago.... The land doesnt really have a address but how can I find out demolition details perhaps to find the owner that way? It was demolished around 10 years ago and I cannot remember what the pub was called.

Hey there, thanks for sharing such an amazing video. I'm looking for a question not related to this video but maybe you guys can answer and can save my time. Can we use google earth or something to find industrial buildings that are 75,000 square feet or larger, list the address, then get the occupant company, then get the CFO of that company or president or facility manager, phone number and email. Is there any way to do this work?

Hi Ed. "The Letter Campaign" is the system I recommend for persuading an owner to sell to you. Letter number one is simply a soft introduction asking if they'd be open to selling. Number two adds a bit more content, asking questions like are they still paying a mortgage (you know if they are from land registry), electrics, council tax etc. Letter three pushes the fact you'd REALLY like to buy it and turn it back into a "wonderful homes for someone" (or words like it). Each letter is spaced 4-6 weeks apart. It's a powerful way of getting the owner to respond. Hope that helps 😊

Hi, great video, I have one of them, neighbours dont know nothing, postman claims is empty over 4 years but I think longer, land registry does not have any data about this property, should I employ suggested detectives?

How do you actually find the owners phone number though (without paying a professional)? Also do tracing agents or "finder monkey" provide you with the home owners number? Lastly as this video is a bit old do you have any other tips?

Hi Michael… no… you won’t be able to get the telephone number from the likes of “Finder Monkey”, but you (probably) get the address and in all honesty, that’s probably all you need. You just then need to write 3-5 warm, engaging, friendly letters over a period of a few months and if there’s any interest at all, they WILL reach out to you. Good luck! 😊

Hi Maggie's... You could start by contacting your council... They might be willing to release details on their registered empty homes? Also - put out on social media that you're looking for empty properties and offer a finders fee. Lastly... Walk your investment area. I bet there's one or two empty properties within a mile of where you live. I hope that helps 😊

Find him and go ask if he wants to sell it? I'm really not sure. I only ask as it is the house next door to me and is in a very bad way and he has been sentenced for a long time...

I think you're right. Find him - ask of he wants to sell it. Perhaps download the title deeds first and see if he has a mortgage on it.

Hi Kay. Usually there would be a will that determines what happens to the deceased persons belongings.... even if they have no family.

I'll definitely look more into your channel it's very informative I'm working on my first house it's a triplex,but I've been having problem with the realtor so I've been trying to contact the owner directly.
