Need to say, we have had 4 bids from 1 mailer!!!!!!!!! Thank you so much!!!!!!! Our company is getting exposure and finally getting people to give us a chance for a bid. Thank you so so so so much!
Follow Up - We are officially over 4k a month! We got a super big account today, again, after 1 MAILER to really large dental place. My husband no longer is working. Thank you guys SO SO SO SO MUCH. I cannot say how thankful I am for you both.
I am so glad that I’m able to provide value. That is my goal at all times. Dave is such a huge help to the community. He has no idea how many businesses he has helped with this one video alone.
Hello there. Although it was an accident, I’m glad that you were able to find a video. Lol must’ve been fate. I’m glad that you find us entertaining and resourceful 😊
Pure Gold 🔑!! Thanks Carolyn and Dave. I was already working on mailers but was debating between postcards and letters. So thankful for this video!! Blessings to you guys ❤
can't thank you both enough! literally just 'tried' (nbd, right?) exactly what you said, Dave, to a prop mgmt co minutes ago. it *worked* 😮 omg, literally I asked for the decision maker please, I own a cleaning company, word-for-word. + *they* said what you said, verbatim!! I easily got the email and now am addressing my email to directly the person in charge of contracts. 🥰
I agree with needing to send it a few times. As a sender, I want to think my first one will catch their eye immediately. But as a receiver of postcards and mailers, I'll admit they get tossed quickly. However-- I've seen one come through my house a few times for a bookkeeping service, and now I'm actively waiting for the next one so I can remember who is offering it.
YES !! Persistency is key. We want to stay on top of the minds of all of our potential clients. Although they might not need us know they will ONE DAY !
@@carolynarellano can you tell us please How can we enter the market of Commersial cleaning services especially that this market is already exist and it's not that easy to be a competitor Thanks for the video
Thank you for this video! I have already purchased the mailers but not sure about the steps: 1. send first email 2. make the follow up phone call 3. send out 2nd mailer a month later 4. send a cold email 2 months out 5. What’s the next step and how long the timeframe should be? Thanks!
I'm glad to hear that you took the first step, feel free to book a 1:1 call with me to talk more about your business. Im looking foward to hear from you! www.cleaningbusinessmentor.com/1-on-1-calls
Wow, this really motivated me when I first started five years ago, I would print these out from my job because it was all free lol and I would just pay for the envelopes and stamps. My thing was I never sent the second follow up or even followed up for a whole year, so I love his system and thinking about doing this again❤
As a former Administrative & Executive Assistant, people would be SHOCKED at how much "power" Admins have when it comes to these type of decisions, especially as the first person who sees those mailers!!!
To be honest the best way to set yourself apart is to do what you say you are going to. When you win an account or have a new client make sure to show up on time if not early, do a great job and provide great customer service. There is a lot of competition however there is more then enough businesses and homes to clean. The issue with the bigger sizes that they are there to win contracts not take care of their clients order Subcontractor's. So they always fall short that's when his business his turn to search for smaller companies such as ours.
Hello guys! I can’t thank both of you enough for making such information available. It’s been helping me big time and improving my confidence desire to move up. I really appreciate that! Do you have a video that talks about how to calculate a production rate, by any chance? Thanks y’all again and have a blessed week ahead! PacificoLima Swan Janitorial Cleaning Services Deerfield Beach, FL
Hello there ! Thank you so much for leaving me feedback and for being subscribe to the channel. I am so happy that I'm able to improve your confidence as well as your desire to move up in your cleaning business. I do not have a video on how to calculate the exact production rate. I do have videos on how to come up with pricing. I would say with your production rate start timing yourself for each task. And overall for each type of cleaning. If you would like to purchase, there's a book from the ISS say that those provide clean times, however, it is somewhat expensive. And again ultimately would be happy to go buy yours or your cleaners production rates.
Just go for it either walk in ask for manager.iam sure lots of companies are looking for new cleaning companies.iam starting my self just going for it.
Hello, I wanted to thank you for sharing this video with me. As I am new to the commercial cleaning business, I am considering sending out mailers to potential clients. Before doing so, should I first register my business with an official address? Your insight would be greatly appreciated. Or should I ask what's the best way to go about it
@carolynarellano, thank you so much for relying back. Can you explain more please. I purchased your templates, but since I don't have business address, I'm confused on what to put in front of the envelope.
@@stlouisfritznicolas9314 Although ideal, it’s not necessary to post an address on an envelope to mail it. I would just put my logo and all contact information and website (if you have one) in the meantime.
So I started a residential cleaning business, Would you recommend sending letters to potential residential clients? Or would this method be most beneficial for trying to get commercial clients?
Hi, loved the video! i have a question. When you find the decision maker and you have a direct phone number, should you call and ask if they are intressted and then send the mailer ? Feels like they will just reject without even thinking about it. Thanks
Hello. I’m glad you found the video valuable. If you can get on the phone with the decision maker I would tell them a little bit about yourself and ask if they would like a free quotation then set up a walkthrough. If they aren’t interested I would still mail them a mailer and send a follow up email a few weeks later
Do you think it makes a difference if you hand write the envelopes versus printing them out, do you think there is some kind of personal touch when writing vs printing that helps with the open rate?
Maybe I missed it, but with the example of $25 an hour for a commercial hourly rate, what would the employee be paid per hour? I'm curious what I would charge relatively speaking, because the minimum wage were I am at is $18 an hour. And I think to keep employees in my area happy I'd rather pay them much more than minimum wage. What would you suggest calculating with that in mind?? Or do you have a video that could help me figure that out? Appreciate your channel, and any help as well!
I will be posting a video on how to thoroughly come up with your overhead and can calculate into the hourly rate. Be sure to hit the notify bell .If you pay $18 yor actual cost may be around an additional $3-$4 per hour so say $22. Now you add your profit margin.
Would you recommend starting with commercial despite having no experience, record, or family/friends to lean on? It seems like a more effective way to earn money with less clients.
I love commercial because I feel the barrier to entry is lower, and you can clean the accounts yourself. Homes are a bit harder and require more customer service. YOU CAN DO IT !!!
@@carolynarellano Thank you for your response. I’m really surprised that you say the barrier to entry is lower for commercial cleaning. If I had to guess, I think you are saying that because it’s easier to get in touch with other businesses than it is to reach people at their home.
A few questions bare with me lol bc I am so desperate to generate leads for my new business How long do you wait to send the next mailer ? What type of businesses are you sending the mailers too ? Can you show us an example of a contract how to lock them in for a year .
Hello ! We send the follow up mailer a month later . Then a cold email two months out. That would depend on who your ideal client is. Here is a link to purchase a contract template : www.cleaningbusinessmentor.com/c4a86af5-48bb-4da4-bed2-8109b5be09be/buy
I was this close to paying almost 300$ plus to get cards shipped from the mailing office not mentioning that the cards was going cost 250$ to be made .. 200$ is very cost efficient for me..
This was so informative! I’ve never thought to do this before! Can I ask how many mailers he sent out to get a response? And what was his response rate? If I could send 100 letters and get 1 response that would be awesome!
This does not work; ive sent out thousands of mailers since June to potential commercial clients (many of them follow ups) and have gotten no response or contracts; have sent tons of emails as well. I do not recommend this method. Waste of paper and time
This is fact does work because many of us do it. You may be targeting the wrong area, or reaching out to clients who do not need your services. The key is consistency and tweaking as you go along. Another medthod is hiring a sales team to make appointments : calendly.com/simplyponline/carolynsalesteam
Hey there! Sorry to hear you struggling, I’d love to be able to help you out. Here is a link to book a 1 on 1 call with me; www.cleaningbusinessmentor.com/1-on-1-calls
You should always include the return address. You can order custom stickers, or you can simply hand write. There is also the option of printing them off of your computer from home buying the envelope stickers from Staples.
Hi Carolyn! I purchased 1st and follow up mailer yesterday but I’m not able to open. I sent a request for access but still didn’t get a response. Also your cleaning checklist I was not able to open
When he says mailer, he means he went to the post office and send 100 with any of the mailers or he looked for an specific person that works at the post office and pay him a little bit to give those envelopes to the businesses? Thank you
When he refers to a male, or he means that he is physically printing out this letter from his computer, folding it up, and putting it in an envelope, putting a stamp on it, and dropping it in the mailbox. So, in total the cost of paper, Inc., envelopes and stamps is the amount that he mentioned.
They are worded differently as the first is an introduction and the second letter is a follow up and asks how the currently company is doing (assuming they have one since they haven’t answered the first time)
Personally, if a company kept contacting me, i would be annoyed. I view it as greedy and disingenuous. Like my optometrist who has no relationship with me whatsoever but sends me Christmas cards.
We’re speaking in complete reverse. If you are a business owner, there are needs that you will have as a business owner, such as cleaning, payroll services, and a number of other services. Therefore, this has no relation. I’m glad when people follow up with me as a business owner, because although I may not need their service at the moment, there is a chance that I will in the future just like with the guy from ADP, who kept calling me for a year. I’m glad he followed up with me so many times, because after the third contact I was in need of a new payroll service. I was just too busy to get to it. Also, I don’t think I’d mind if I got a Christmas card from an eye doctor that I’ve seen once. But I understand that we all have our own opinions.
