By far the most useful free videos calming my nerves SO MUCH. Im working on printing my stuff out now. Before and afters to (softwashing and pressure washing) also adding a simple background check printout! I seen someone mention that in a comment seems like a good idea. Thank you so much sir.

Thank you I started building 12 packets for property managers a couple days ago based on an older video you made and this gives me some stuff to add and ways to make my folder better. Glad I saw this video before I go drop the packets off tomorrow. Also at least with my insurance you can add an additional insured online yourself and they email you the news COI basically right away so I did it for all 12 property managers

Ive been working for a commercial handyman service for 3 years. Our clients are all commercial property managers , the last few weeks i started thinking , dang i could do this on my own i think. But how do i get a foot in the door ? I did a quick youtube search , found your channel and i gotta say everything you described about the work orders and the sign offs and invoicing is spot on. I like my job , lots of hours means lots of overtime but at some point i cant trade more time for more money. 60 hrs a week is about the max i can do and still have some sort of a life outside of work. At 60 hours a week my income is x. And x is never gonna get bigger but can get smaller if work slows. Thanks for the video. Good stuff.

Well, if you're working 60 hours a week then at least we know you're not lazy. You're not even complaining about it, which is awesome. Just put that same amount of work ethic into talking to every property manager you can find. Preferably, one that isn't already a client of your employer.

@bulletproofhandyman thanks for the response , I'm not lazy and of course there are weeks of only 48 or 55 but still eats up most of my time particularly because it's over a 5 day work week. I have a 14 yr old daughter who is with me every other weekend and I we got plenty of basketball practices and games every week that I try to attend. I cant make all of them or even most of them but I do what I can. Your right about stealing customers. Luckily for me my boss is dealing with larger companies than I am probably looking for and there should most likely be more mid level or small time pm s more local to my area that I can get I'm with. I gotta say , I've been in construction since my early 20s first on the commercial side then on the residential and I'm use to having to lie down on the floor as stretch my body out when I get home in constant discomfort from the physical nature of the work. The service I'm in now is such a break on my back , not having tool bags on my hips for 8 hours is really increasing the quality of my life. Most guys I know pouring concrete or framing all day are completely broke down by 60. Literally some level of physical disability. I don't wanna be like that and I don't have to be. My new favorite channel , thanks for the content !

Yes, they will be wanting some sort of pricing structure to understand how you are going to be charging for your work. That maybe hourly, or per job, lots of different structures. There is a very recent video on my channel that goes over pricing structures.

Built vendor 12 packets today with all necessary information w9, insurance, scope of work offered and hand delivered to different PM companies today. Interactions went well I felt and was told I would receive emails same day from 3 different maintenance coordinators. No contact at all from anyone so far. Oh well guess it’s back to paying 40$ on thumbtack for jobs I can charge 60$ for.

I'm sorry to hear that. I would try to do another 12 and another 12 until I get a few good clients but I would also be frustrated. The good news is that at least 12 of them have your information and have met you in person now. At some point they will need a handyman and you'll get a call.

@@bulletproofhandymanIt’s okay Ray, I’m going to give them a week. They’re likely busier than I right now. If I don’t hear anything by next week I’ll reach out to a few more. Though after that there won’t be another twelve left. I do wonder though how foreign labor is affecting the job market, 2 of the offices I was in had other maintenance vendors physically there talking with PM’s, they could hardly speak English. Perhaps having a logo, website, cards, and speaking English gave them the impression that I was more expensive than they were willing to pay.

I worry about that as well. Between AI and Foreign Labor we need to be really watching the situation and adapting quickly. However I'm in Tucson and we've always been a city with more than it's fair share of foreign labor. Fingers crossed...

​@@bulletproofhandyman Oh Ray... I've been having this talk with a lot of people lately. About how all that's going. I've heard you speak on broader subjects and I know you know what up in the long term. Americans have gotten hooked on cheap China slave labor prices and now expect it of our citizens. Everyone wants to get paid but dosent want to pay. We will see how it continues.

Thumbtack charges the handyman whenever someone contacts you. So if a client contacts 10 handymen all 10 are charged even if they never talk to the client. Additionally you have to allow “instant booking” which someone can schedule you to come out without ever talking to you.

Wow! I did not know that. I heard differently, but I will correct that in future videos. I assume they make that clear to the handyman when they sign up, so nobody will be cut off guard with charges for being contacted not having previously known. Thank you very much for letting me know.

​@@bulletproofhandyman Yeah. The thing they don't tell you is how much leads are going to be. I had someone contact me only (which is ideal because no competition) last week to fix a drawer. They sent a picture and I quoted them $75 trip fee plus $5 materials. (It was less than 10 minutes from my house, and was a 15 minute fix.) The person decided to fix it themselves at "that price" - but I was billed $39 for the lead. Cost of business has me around $30/hr - so with the cost of the lead, I would have been making $6 for the entire service call. Their rates just don't make sense for lots of small handyman type jobs. One plus you mentioned that is true, it shows competition pricing. So the average hourly rate in my area is $49/hr - but I charge $70-75. I know Mr Handyman and such charge around $100/hr so I try to stay in the middle, but Thumbtack's charging model in my opinion is broken.

Did you know in advance how much they were going to charge you for the lead or is that calculated some other way that you can't see until you get the bill?

@@bulletproofhandyman If you are selected by a client for contact, you are billed immediately to your on file CC. The only thing you control is max you are willing to spend (again, they determine this by however they classify job value, but you have no knowledge of their algorithm). If you are browsing postings of opportunities (folks that didn’t pick you) they you can select to view cost prior to initiating contact with the client (at which point you are billed immediately). Yelp is much better on this front as I can reach out to jobs near me for free and I only pay if they respond within 48 hours. I have most of the afternoon and evening free on Friday if you want to see it or grab some screen shots for review, could do a quick Zoom.

I can't get everything right and I understand that, but I really don't like that. I told everybody I liked the platform and was wrong about whether or not they charge the handyman.

For the list you’re referring to on your downloads that’s the “jobs list with pricing” When you’re putting it in the packet, are you basically just having a huge line item? Or how is it formatted. Appreciate it

I personally would only use the jobs list (without pricing) to give to the PM as a list of services we offer. I would put it into a word document. I do have plans on putting together the same list in Jobber to send and to introduce them to my software since they'll be using it a lot.

I used to have an auto mechanic shop in the 90s. We used the Mitchell standard labor rate book which later segued into a Computer Programme known as “ALL-DATA” which was the same sort of idea: take a whole bunch of mechanics nationwide have them do a job & record the time & the steps necessary to complete the job & then average it all out into a (wait for it) “INDUSTRY STANDARD”. Do you know why the handyman industry won’t do the same? Because they’re sold on making at least $600 a day 😂🤗😭🧐🤔🫣🥴 swapping out toilet wax rings & faucet washers with no shame in the least.

My experience with the mechanics (self employed, not an employee) that I know currently and that I knew in the past is that their rate has never been less than $100 per hour and they all charged hours based on the book, not the actual hours. If the book says it takes 6 hours to change this specific alternator inside this specific car, they would typically be able to do it in 3 hours and charge for six, making $200 an hour. I am very aware that there are mechanics out there who are not charging that way, but every single one I've known whether it be somebody I met in passing, someone I hired to fix a car for me, or the new boyfriend of a cousin, they were all making more money than I'm currently making on a per hour basis. I appreciate your input, but my experience has been very different from yours regarding mechanics. I'm also happy to pay their rate for the same reason. I'm happy to charge mine. People undervalue hard-working men and don't feel that we should be allowed to make as much as they make, or more, despite the fact that we work twice as long and twice as hard as most normal people with an hourly job.

What's wrong with a self employed person making 600 plus per day doing skilled work with their hands? Not worth having a business if you're not making decent coin to be able to afford sick days, vacations, retirement etc. If you take great pride in working cheap go ahead. Not me.

There are millionaire life coaches and crypto bros out here that did very little for some of that. It's business. Our own class eats our own and they wonder why they're still poor. It's sad man.

Industry standard does not apply anymore ever since the cost of living and price increases are so radically different throughout the country. Even if it's an average things in the country aren't average anymore. You're trying to use an old method that does not work any more due to current economic conditions.
