Buying houses with trees scattered about , litter scattered about or animal excrements make for a great rehab where you can make big money when the rehab is completed.If you decide not to flip your money is in cash flow right away if you decide to lease it or if your the bank .That is lead based paint so your looking at the house having been painted in the 70’s or 80’s perhaps.The landscaping was no surprise because they’ve gone up like everyone else.

great point here. It can be difficult to look over so much disrepair, it becomes 2nd nature after years. But we do need a lead based paint person to deal w/ that paint. Interesting video.... I just did my first flip and used a flat fee service, which only cost me $100.00 paid buyers agent 2% saved thousands. But im curious to know what your cost is for lenders or if you are financing your flips out of pocket. Im using hard money, and it's 13% interest only, and i pay about 5.6% towards closing costs. Financing 100% up to 70% of the ARV. Which to me is the best I've come across so far.

Attorney fees are SET for vehicle accidents 33 1/3% up to 40% for trials. Why no one is filing lawsuits about this??????

Commissions to realtors are always negotiable for the seller. You dont have to pay 6 or even 5. Negotiate! The new rules, who knows what that will do.

Even on a flat fee you still need to pay the person/agent taking offers for you so this is not 100% accurate, unless you as the business owner is taking agent calls on your own listing which is taking time from what a business owner should be doing. I recommend to alway factor in the cost of paying someone to represent you on a listing even on a flat fee whether you pay them a flat upfront fee or 1% as part of the deal to truly get a representation of your potential profit, its the cost of doing bidiness dont cut corners. Also this scenario doesnt account for price reductions or seller concessions as well so always keep that aspect in the back of your mind a good agent will properly price so the listing sells in 60-90 days.

Yes, very true. Luckily we're still in a hot market and houses are moving in weeks w/ NO marketing efforts. BUT, I did miss the fact that we do take calls and YES, consequently I do have to pay somebody because as you say, unless I'm taking the calls(which clearly I'm not) there will be a fee. Sometimes I miss a few moving parts. My ask of you is you grant me some grace and love as I attempt to not only DO this biz, but take hours to put it into understandable pieces for my community to understand so they can get out there and deploy... I’m so glad you’re saying this. You will NOT get wealthy doing flips. Further u have to do several at a time to make real impact on ur income. Consequently we have to keep the money working so flips are simply income, and should be one form of income in your business.
