Real estate investing since 2004 and been teaching others to buy and sell houses since 2010. My Mission: To raise your financial literacy through real estate and Entrepreneurship. There's a world that exists where you don't have to turn in tax returns, use your credit score, fill out a bank application or even use your own money to buy a house. This is a parallel world to the traditional way most people "think" you have to buy a house where you get a realtor and beg the bank or mortgage company to approve your application to give you a loan. You may be fooled or tricked into thinking alternate world isn't real but I promise you, for some people including me, it DOES.
Back in 2004 I started out investing in real estate the wrong way. That way was buying houses for full market value and trying to cashflow them as rentals. Over time, I lost all those houses to foreclosure and then in 2008 I learned how to do this business the right way. Join me to find out how it's done!

NEED HELP! what do you do if your trying to purchase a mobile home on a lot that's rented and they want a 12 month lease. What if I'm flipping the property in 90 days??

I hired landscapers and they didn't even remove the old tarp and you can see the old tarp on the side of the rocks its pulling apart and all. I'm going to file next week if they dont come out and fix it

This is a great strategy, and it works. But when you run a business this way you don't care if the tenant destroys the house. Typically you do seller financing on properties that you purchased for dirt cheap. And most of the time there is a solid down payment on these properties. I WOULD NOT recommend doing this to a house you purchased for around market value. If the tenant can't afford a new roof and water damage is destroying the home, you won't find out about it until the tenant can't afford to pay rent anymore and put a tarp over the roof.

I like the content of your videos. This is my second time watching. I wanted to ask from the time you go the Redevelopment Housing Office to the time they check the property who long do this take? Second question: Does the Landlord choose a Realtor or the Tenant select a Realtor?
