Great interview. I also agree with not giving your children generational wealth because I would rather teach them how if they want to than give them the wealth without them understanding how to use it and maintain it. I would not like to see my children turn into a Paris Hilton who made a sex video and is just a spoiled ungrateful brat. I own two lots free and clear. Both lots were a package deal for a total of 87k in a very desirable area with lots of wealthy people around. One of the lots has an unfinished home on it that I plan on selling as soon as I'm finished building it. The other is raw land that I plan on keeping for myself and building a small apartment inside of a shop type of structure that will be my primary residence when I'm not traveling the world on my sailboat. My home when finished is worth 1.2 m and I also have 450k. My plan is to either purchase a tenplex apartment building or build one from the ground up after I get the money from selling the home that I'm building. I guess I could finance a larger apartment building but I've never been in debt and don't want to risk putting my future barndominium up as collateral in case I fail for some reason and loose everything I've spent my entire life building. I plan on retiring as soon as I have at least a tenplex apartment building. I think that's all I need to live my dream life of sailing around the world. I'm almost there. Do you think the apartment rental business is the best way to get a positive cash flow with little effort or would there be another path that I should look at that might be better?
