YES, this is the story of small city Kannauj (UP), in 1992 My Father bought a plot of 300sqyd for Rs20k and after 12 year that property was returning Rs21.6k rent per year(6 rooms) In 2017 property price was Rs80L and returning Rs120k rent per year In 2022 for some reasons property selling price is still Rs80L but returning Rs240k rent (8 room set) But the case has been changed now this property is in the centre of town so now we are going to develop it as 4 storey marriage hall that will return at least Rs9L per year from the beginning year because of High demand So I'm totally agree with your concept ❤️

My 1bhk gives me rent which get net against the emi of that flat. This net off.. Basically 1bhk cost is very minimal to me. .. almost like free of cost

Depends on what you want - immediately rentable property or hold and appreciate. I bought large plot in a gated community in a small town 12 years ago. Its appreciated 14x. 😊 But i have been lucky.
Bangalore will show the same story similar to bombay in next 10 to 15 years. But definitely not Gurgaon reason abhi to delhi ke kafi areas are farr from that exclusive tag . But great content as usual

Stock that gives dividends do not get much capital appreciation. So stock can give you either rent/dividend or capital appreciation but generally not both. Real estate almost always gives both.
@@rahuls1909capital appreciation doesn't mean much when their is almost always a persistent issue of liquidity, which is generally not the case with MFs and other equity instruments, plus the liquidity for real estate further worsens when its a flat and in an old society in a distant location, because no one wants too buy that flat anymore, plus getting suitable renters is in itself a big hassel, not saying RE is bad, but baseless comparison between the two distorts perception, informed decision making is what is actually needed.

We bought a property in 2014 for 20L, and its rental yield is 18% yearly now. Property value is appreciated to around 80 Lakh. If we add the rental return plus appriciation, its total return is about 1Cr. Real estate is a way to generate generational wealth. It's a money plant for the next generation.

You are bang on. My parents wanted each of us brothers to have a flat on their name before marriage. So i was forced to buy. I bought under construction property in Pune in 2019 and got possession in 2022. Put 20% from savings and 80% bank loan. By the time I got possession, flat rates were 30% high for the new units within the project. I spent 1 lakh on modular kitchen since I wanted to rent only to family. Rental yeild on total property value is 3% but i only put 20% down plus emis. My rental yeild is 9%. Now after project is completed and all amenities are ready, brokers are calling and ready to get clients who will pay 20-30% high, bachelors will pay 50% high. I show loss from house property due to bank loan and this reduced my tax on salary income. Earlier I used to regret buying property and paying emis, but now I'm thankful to my parents who forced me to buy this.
How long can you hold a flat until it depreciates its construction value. I don't understand how it works for flats compared to having private houses in your own land.
