Just my 2 cents. Go to a less expensive market. Also learn how to use hard money. I might have a little bit more money, but otherwise I'm in the same pkace as you are. I have been watching videos for some time though.
Thank you for making these extremely informational videos! I just joined the FB real estate group you mentioned! I’m starting with just remodeling my house, and the largest mental barrier I have is getting started with talking to contractors. I’m just so worried about getting scammed by one and I’m also not sure if I have enough information to properly convey what I want done.

This video really makes me want to get started. I have a 9-5 job that I enjoy, but I love flexibility and independence so much more. My biggest hold is the money to get started and after watching your videos the best option is private lenders but I'm really afraid of ending up with lots of debt. Do you think it's possible to start flipping straight out of college? Or should I work my 9-5 for about 10 years and then quit? I'm 22 and am starting full time work next Fall but it's always been my dream to flip houses.

Sorry to hear that it's hard to find deals. Have you talked to other investors in your area? In the Bay Area, good deals are very hard to come by, but if you have a big agent network like me, you can get pretty consistent deal flow. Many other investors also send out mailers or hire VAs to cold call home owners. I know investors in other areas can find deals on MLS sometimes.
I'm so glad to hear that! It is probably not as difficult as you think. I never thought I would be an entrepreneur until 3-4 years ago when I started pursuing a house flipping career, but it worked out and I'm happier than ever :)

Thank you for your videos. I have a house I live in that I'm doing up and maybe going to flip. Been in it 1 year and I have Heloc loans available that would get me into my next house, would need to show the bank that the new property could be rented to cover its mortgage. My thoughts go, try to find a trashed/hoarder house. But this time instead of doing the work myself I would use contractors. Pretty concerned /worried about this next step... any advice you have would be much appreciated. Cheers from NZ
Hey, I think you are in a really good position already owning your home and have HELOC available. If you haven't, why not fix up the house you live in now, and sell it, and move to a new fixer upper and remodel it? Not sure about NZ, but in the US, there's capital gain tax exemption for homes that are occupied by the owner for 2 years, so any gains from the sale would be tax free, which is sweet. Or you can also find a rental property, remodel it and rent it out - that's what I did in the beginning. Anyways, thanks for watching my videos and good luck!

Very encouraging! I am tired of my current job, and did renovations for my investment property a few years ago, which is a 100 years old interstate house. I was frustrated to deal with tradies, and lost confidence in house flip, and rented it out later. I recently found your channel, have watched some of your videos, and I am planning to finalise the renovation I left behind last time when the current lease finishes, and chase up my flipper dream! Your videos are very useful and helpful.

It's especially worth it after tax because there are many deductions you can take as a business owner VS a W2 employee. Check with your CPA to find out :)
