Have you ever wondered why your rental applications are being rejected? Ensure you read these tips from a real estate agent to secure your first rental property in Australia.

1) Introduce yourself to the person showing you through the home & confirm that you will be submitting an Application to lease the property & give them some information about yourself (if you have rental references, your name, when you are looking to move in)
2) Attach a covering letter with information about what you do for employment, some information about your situation, what you like to do in your spare time, hobbies etc. Include photos of you/your family/your pets to personalize your Application.
3) If you have a Real Estate reference, contact your Property Manager and request a copy of your ‘Rental Transaction history’ & an ‘Inspection Report’ to assist you in securing a rental property. Attach both these items to your Application. These items confirm if you are a suitable tenant without the Agent having to contact your Real Estate Agent.
4) If you have rented multiple properties contact your previous Real Estate Agents/Property Managers & ask them to supply your ‘Rental Transaction history’ & an ‘Inspection Report’ -Attach both these items to your Application. I recommend contacting their office first & ask the email address where you can send your request to. You will need to provide them your name, the property address that you rented & the dates that you lived at that address.
5) If the Real Estate Agent won't supply you an Inspection Report take some photos around your home - inside & outside & attach the photos to your Application to show to the Real Estate Agent & owner/landlord how you live & care for your current property. This can greatly assist if you don’t have any real estate references.
6) Always ensure you attach your ID, pay slips and any other documentation to support that you are a good suitable tenant & of good character. If you are self-employed & don’t have pay slips attach a copy of your recent BAS, last Tax Return, a copy of your bank statement or a letter from your Accountant to confirm your income. Most Real Estate Agents will not contact you to follow up missed attachments or information as they will likely have multiple Applications to consider & they will just move onto the next Application which has all the required items already attached.
7) If submitting an Application online understand that Real Estate Agents receive a lot of online Applications so you are always best to contact the Real Estate Agent via email and/or phone 1 day after submitting your Application to ensure they have received & are processing your Application.
8) If you do not have Real Estate references (past or present) and you only have Private rental references, always seek a written reference from your Private Landlord & attach the written reference & proof of your rental payments (bank statement showing your rent payments) to your Application. As there is no Inspection Report to obtain for a private rental it is always best to include dated photos of your property inside & outside to show how you keep your property.
9) Don’t provide miss information in your Application form, if dates don’t line up it gives reason for the person processing your Application to think there is something amiss with your Application.
