Can i just add - get rid of your matchy-matchy deco and your tchotchkes. Also I've seen some garish colored walls. If it's turn-key, get rid of the junk furniture so whoever buys your house isn't thinking of all the junk they have to get rid of before they can move in. JMO

First and foremost, price your home compellingly. Price is your best marketing tool. Have it staged, decluttered and tidy. Great photos and a comprehensive marketing plan.

Thank you Robyn for another extremely important show with a lot of great information. People need to have a reality check. Even if they could have someone they trust come in and look at the house and give them an honest opinion, sometimes that can break through the barriers. PS, I was wondering if you had a dog in the background walking on floor but I realized it must be your dryer going in the background😊😊 I’m just glad I can hear well still. 👍🏼 Thanks again for everything.

The smaller the house, the less you want on the surfaces… So much bric-a-brac in these homes for sale. Have you ever recommended someone to rent a pod storage unit for their driveway and place some of their stuff in there?

In my opinion, never drop a pod in the driveway and leave it there, Move it away or rent a truck and fill a storage locker-.

Should a seller with a fixer upper bother with the repairs, or just price it appropriately? I have no ideas what buyers may want, so I'm inclined to not bother guessing and sell pretty much as-is at a lower price.

@@rmkofmd1398I don’t have Robyn’s expertise but after selling several homes I’m convinced the answer has to be “it depends” I’ve bought an as-is house because the location was perfect and the fix-it list was expensive but doable. I’ve also made repairs and updates like new paint that really adds to curb appeal without breaking the bank…

Do most homes there have hurricane windows (not sure of the exact name) or is that something people put in as upgrades later? Love the knowledge you share!

@@curbappeal1010 no need for “hurricane windows” here as we (The Villages) are located in Central Florida. Central Florida is where residents from each coast evacuate during a hurricane. Our homes are built to withstand 140mph winds though that’s over kill as our winds max out the 60’s. Typically, our usual daily afternoon summer rainstorms dumps more rain than hurricanes. As we sat here “a tropical storm is just rain with a name”. Years ago, the Developer of The Villages created a state of the art water/flood management system that people from around the world come to learn how to do. The way the prepare the soil, arrange the homes along golf courses and retention ponds - our homes don’t flood. The retention ponds and golf courses take the overflow so we don’t flood. It’s just the BEST place to THRIVE!!
