I did watch, that’s why I’m asking. When you listed the bond for 21K, you also listed an annual bond fee, and CDD. My question was around the annual bond. Is this what you’d pay annually towards the21K, or something else? Thx
Is this a new home? I see that there is some fencing around the property. I am trying to understand if the developer installed that on all the houses, or the homeowner did this on their own. I want fencing if I am going to install a hot tub, so I can walk to and from the hot tub naked.
Are you allowed to have a double wide shower in which you have a shower valve and shower head on each end of the shower, so that couples can shower together? Some local building authorities wont let you have that because they think you are going to waste water.
Why would you not just add the bond balance to the purchase price? One more monthly payment that you do not need to worry about. Does this bond include property taxes? Is this bond tax deductible? What is the expected annual property taxes on these homes? How is this calculated? 1 percent of the purchase price + $1000 for schools and fire and police?
Comment.....Another airbnb gone bad......someone thought they were going to make lots of $.....now they have pig in a poke. So many of these are on the market. Folks....hold tight....the prices of these home will fall even further if not become a repo/foreclosure. Still over priced by about 140 grand. New it sold for 316k in 2021 and they over paid then for it......the sellers now paid 385k in Nov of 2022 and now they want out.....they will lose their shirt on this deal unless they can find another sucker like them.

Happy birthday! 61 is a great age, and you are obviously killing it! Viewers really should compare the tone of this video to those of 'Gilbo Realty', 'David Is In Florida', and others. Given that a serious buyers market is emerging in The Villages, a more determined position on the part of the buyer of the current value of a property may be in order , irrespective of the emotional state of the seller. There is clearly a market reset underway. Inventory is nearly double what it was a year ago. Buyers will of course benefit from this, at the expense of sellers. This is how supply and demand works. This may well be the time for 'low ball offers', and sellers will be forced to accept them.
Heard that villages are cesspool do STDS, old people just cannot control themselves. WHY on earth would someone live in segregated old people communities, just gives me creeps.
