Great video Shawn. I have a condo with a fully stocked kitchen which targets snowbirders. Guests always compliment it. You name it and we have it. As you say, it all depends on which guests and kind of stay you're trying to attract. My minimum stay is also 7 days per HOA and honestly I don't want it any shorter 😊 Thanks for your content.

Is the money worth the increased management required with renting your home to snow birds vs long term ? Are the margins handsome on a per hour basis of your time ?

@Sean the returns are definitely higher and I don't want to rent it long term bc it is our vacation home too, so we use it in the low season which for us is the summer

We are a 3/2 str. 6 occupants max. 9 night average stay. Our kitchen though is 18’x18’. We have almost everything a kitchen could need. So it could just be based on space and storage as well.

Sean, while I agree with a lot of what you’re saying on offering those extras in the kitchen, how do you go about preventing it’s use when you get a booking from someone where those extra items or cooking complimentary’s aren’t needed but get touched or dirtied or used just because they are in sight and available. I’d love to provide the families with lemons and garlic and tomatoes but I also don’t want that accessible when I get the occasional bachelor party. It isn’t practical for me to have my cleaners make special trips supplying the kitchen based on each individual stay. What you’re mentioning is certainly cool and if you have the structure and manpower to do it based who will be staying then great, but is the upside worth it otherwise?

I'm not a person who cooks (I eat out almost 100% of the time) so there's surely stuff i didn't think of.

My favourite guests are the ones who order Uber eats. They don’t use electricity or gas on the stove, less water since there aren’t any pots or dishes to clean. Less wear and tear on my dishwasher. I prefer not to host guests who will be cooking 3x a day every day. Otherwise , I’d rent to long term tenants

Not very healthy guests if ordering Uber eats all the time haha! 😂 I am a host and when I do stay in an airbnb I really respect the kitchen. I do like to cook about once a day or prepare salad and something quick for lunch if I’m staying a few days. So I think guests booking your property to cook should be looked at more positively as it means they care about their health and are probably more responsible people. I doubt they would cook 3 times a day either as they are on holiday and will be out sight seeing. I know that I was, I think if you want guests to always eat out and not use a kitchen then you should run a hotel and only take 2 day bookings you shouldn’t be on Airbnb as it’s a different market. Another thing when I’ve had people that order takeout they leave the food half eaten and some left overs in the fridge and it smells the bin out.

Hi Sean, I've just started watching your channel as we have bought a 4 bed house near the beach and intend to offer it as a 'short term rental', initially on Airbnb. We are in a beach side suburb in Victoria, Australia, & have spent the 'settlement time' doing drive-bys of local airbnb's to see how frequently they turn over - which appears to be consistently on a weekly, if not 'long week-end basis - 3-4 days)...we have 'made friends' with the local laundromat who has introduced us to a local cleaning company. I am in 'buying' mode and have realised I need a lot more inventory than expected - the launderette lady said we need 3 lots of bedding per bed (OMG that's a LOT of sheets!). I have accommodated the fact that ours will be a family house - 4 bedrooms, 10 beds in total, I am somewhat overwhelmed at the quantities of everything needed! I have bought 'children friendly' cups, plates, cutlery for the 6 single beds - is this ok or do I need to buy 1.5? I intend to buy a rice cooker, as I belief we will have multi-cultural bookings that are family friendly - there's not many 4 bed houses within walking distance to the beach here (& it's a glorious beach!) Should I provide beach towels? We intend to buy a beach trolley for guests to use to take their 'stuff' to the beach but I get confused about where to draw the line...I've bought beach towels but not enough for 10 people...I suppose my rambling question is...where to draw the line?
@janetvalencia597
@janetvalencia597 2 года назад
Hi Judy, I am not Sean but if allowed would like to share my experience although I am in the US and not sure if there would be a difference on expectations by guests. If you are in a beach area, providing tge basic amenities for it will take you a long way. Beach towels, umbrella, chairs and a small cooler with a beach cart will be used by guests. It does indeed take a lot of supplies for a short term rental to keep it running and ready for turnovers. One towel per guest will be minimum and if you have laundry in your unit, you will not need more than that. Hope this helps.
@annabibikova5681
@annabibikova5681 4 месяца назад
The best way to find where to draw the line is to find out what your close competitors offer. You can rather write other Airbnb and ask or can ask your friends who stayed in such amenities what kind of service they got. Also keep in mind that everything you buy should be easy to fix, easy to clean, easy to change. Also easy to find

Hi Sean, I'm wanting to section off a part of my house for airbnb. The only thing is that guests won't have access to our kitchen. They will have access to their own bathroom, laundry and two bedrooms. I am also including a mini fridge with amenities like a microwave, kettle and tea and coffee etc. You've stressed the importance of having a fully stocked kitchen in a few of your videos and i'm now worried about how successful i will be with getting bookings. Is there anything else i can do to make up for it? Thanks

When a previous tenant leaves stuff like oil, beer, spices, waters…. Do you leave it in for the next guest ? Or throw it away ? (Obviously you would throw away perishables)

We keep and distributes of that one listing doesn’t have 18 beers. We might put a couple in each fridge, at the whole property. (if an apartment complex.) If it’s a big house, we would leave more than just a couple, but we also want to be mindful that the next guest will need their own fridge space

Hey can a U.S. host tell me more about how hard it is to find landlords to rent apartments from for doing airbnb inside the U.S. or even specific states? I am a host in Germany and the conservativeness in our country regarding renting apartments has grown so bad during the last two years. It's almost impossible. Maybe I try the US market.
